Our initial experience was negative

Our initial experience was negative, over a period of a few months we were assigned three different people to deal with our house sale. Emails were not responded to and the whole experience was very frustrating. We were then assigned to Mark Popple and our experience changed overnight. He was responsive to our emails, efficient and clear in what we needed to do. We have now exchanged contracts and approaching completion. A big thank you to Mark

This is the worst experience i have endured trying to purchase a house through this company! I got my quote from Home Legal direct and then was put through to this firm as the conveyance team, had I have see the reviews prior to agreeing to this process I would have steered well away

You can’t get through to people I have sent emails to the directors without response you can’t never get through on the phones

Should be closed down

I have concerns about how this company is allowed to trade, I am not even their client and I am having to email them to try and get them to even acknowledge my solicitor. I am now in month 6 of selling my empty property with no chain. I am not sure if their staff are even qualified to do the role as they certainly aren’t competent and seem to have no consideration about the horrendous impact they are having on people’s life’s.

I am writing this review to formally advise people to seek alternative solicitors.

I am writing this review to formally express my dissatisfaction with the service provided by your firm during the recent sale of my property. While the process began smoothly, serious issues arose as we approached the exchange and completion stages, leading to significant distress and inconvenience.
Three days before completion, my buyers’ solicitors attempted to contact your office, but despite being on hold for over an hour, they were unable to reach anyone. I also tried to contact your team multiple times, and despite being held as "number one" in the call queue, I waited over 45 minutes without an answer. Eventually, I was connected to your administration team, and a member named Sophia helped transfer me to a representative who had taken over my case from Joanne.
Unfortunately, on the day of exchange, communication was equally challenging. I could not reach the assigned solicitor, and my buyers' solicitors had to contact me directly due to their inability to communicate with your team. This lack of responsiveness from PM Lawyers at such a critical stage in the process created considerable stress, especially as I was managing the complexities of moving house at the same time.
I am genuinely disappointed by this experience. I have never encountered such issues with a legal firm before, and I do not take leaving reviews lightly. However, I feel compelled to share my experience as a caution to others considering your services. Based on my experience, I cannot recommend PM Lawyers and would advise potential clients to seek alternative representation.
Thank you for your attention to this matter. I hope my feedback encourages improvements in your customer service processes, particularly during critical stages of property transactions.

If you want a hassle free mortgage…

If you want a hassle free mortgage transfer or anything else do not use this company. Rarely reply to emails and you have to constantly chase them up. Now I’m being told my TR1 which was sent over a week ago has not been received. Constantly said the mortgage transfer is urgent as I’m going through a divorce to receive the same questions in emails about how much is being given to my ex. Been going on for over 3 months now. A divorce is stressful enough without these amateurs dealing with your mortgage. Best one was telling me it takes up to 8 - 12 weeks once everything is signed to transfer the cash. Spoke to my mortgage advisor who said it should be 3-4 weeks. I’m fed up of chasing this company, the time it’s taking and being badgered by my ex for the money so she can move out.

Jennifer Turton was fantastic

Jennifer Turton at PM Law was fantastic! My purchase was a tricky transaction, because it was a repossession, and the sellers kept moving the goal post. Jennifer acted promptly and she had a deep understanding of the situation. We completed yesterday, exactly 1 month after viewing, and I am very pleased.

A very professional & great company…

A very professional & great company with excellent legal teams. This is the third time I've used them this year to sell properties and started engaging them last year. Excellent communications both by email & phone as well as their own portal. A pleasure to do business with them, taking away a lot of the stress associated with buying & selling a property. The phone has always been answered with a smile in their voice! I will use PMPL again next time, hopefully end of next year or early 2026. In my opinion they are highly recommended.

Do not use.

Terrible firm of solicitors.
They were acting for the person at the top of our very short chain who was selling an empty house.
Should have been so straightforward but the process took months and months, so much so that we had to apply for 2 mortgage extensions. This, coupled with long episodes of radio silence and inactivity from PMPL made our house purchase one of the worst experiences of my life. Have now finally completed thank goodness.
Avoid at all costs.

I really wished I had read Trustpilot…

I really wished I had read Trustpilot reviews before instructing these guys. A cash transaction, no debt, the trainee lawyer is either on the phone or reviewing a file. Rarely contactable. Offer for Brixham FHL property accepted in July. Last week they asked for my wife's i.d. 3 months late. Unbelievable incompetence. I asked after two weeks if there was a capacity issue and clearly there is. They cannot handle the number of clients on their books. How do they stay in business?

Avoid at all costs
I’m a First time buyer who due too the incompetence of this company I have lost my property- no updates no communication and when I did finally make contact with someone all I got was empty promises- my case was handled by no less then 4 different team members who frankly didn’t have a clue! Asked to speak to a manager and as of today’s date still no response.my offer was accepted on April and there was no apparent reason for the delay -SHOCKING EXPERIENCE

Bad experience

I was on the other side of a purchase from PM Property Lawyers and I would AVOID like the plague! very limited communication, did not take the time to fully get to know the case - kept getting details wrong - massive delays to the purchase. I didnt trust them and they caused me so much anxiety! Just a good job the guy I bought from was amazing with communication or we wouldnt be moving until 2099!!!!

AVOID AVOID AVOID

I engaged with PM Property Lawyers early in 2024. I was estimated 8-12 weeks for my case in the initial email they sent me. Fast forward 6 months and only just got my keys!!! No initiative to contact any third parties for outstanding information. No haste or urgency to progress my case. Very hard to get in contact with anyone and when you do, they are rude and unhelpful.

Kept making promises they had no intention of keeping. My emails were met with rude responses and made me feel even more frustrated with the situation and hesitant to keep trying to contact them.

Kept finding "extra costs" that i had no choice to pay to complete my case.

AVOID THESE LAWYERS AT ALL COSTS if you want to get good quality timely services.

Terrible Conveyancing Service – Avoid PM Property Lawyers (PMPL)!

I’m currently using PM Property Lawyers (PMPL) for the conveyancing of a new home purchase in Preston, Lancashire, and I have to say that my experience so far has been nothing short of disappointing. PMPL was recommended by my mortgage brokers, Embrace Financial Services, who did a fantastic job in finding me the right property and mortgage lender. (Shout out to Embrace for being professional, efficient, and courteous! If you need a great mortgage broker, definitely check them out!) Unfortunately, my experience with PMPL is the exact opposite of that.

Since day one, the level of service from PMPL has been appalling. No updates are ever provided unless I chase them myself. They drag their feet on every part of the process, leaving me completely in the dark about progress on my file, unless I ring them up myself, of course. god forbid they lift up the phone to call little me!. The lead property lawyer, Amy H, has been practically non-existent throughout this entire process. Despite being assigned to my case since August 9th, I’ve only spoken to her once. She didn’t even ring up to introduce herself when she took over my file – I had to call her. Since then, I’ve been trying to get her on the phone without success. Every time I call, I’m fobbed off with excuses by her "assistants" like, “Oh, she’s on another call,” “She’s on break,” “She just got back from leave,” or “She’s off sick today.” The excuses are endless and frustrating. It’s almost as if Amy H is a mythical figure who doesn’t exist because, despite their promises, she never returns my calls or provides any updates. How can I have a supposedly 'professional' property lawyer handling my file and never get to speak to the lawyer or get timely updates from her? Doesn't this sound weird to anyone?

Even their so-called PMPL app is not so great. It is easy to sign up and use quite alright, but it is not updated regularly, meaning I’m left guessing what, if anything, has been done on my file recently. The PMPL App is not in sync with the actual conveyancing process and that can be very frustrating. I asked about their “fast-track” service that they advertise and got no clear answer on what benefits it actually offers. Atleast, I would not have minded paying for a fast-track service if it would actually be "fast-track". PMPL also claim to complete home purchases in 10-12 weeks, but here I am, at the 10-week mark, with no clue about contract signing, exchange, or completion dates. All I hear is silence and excuses for not getting the job done, and I’m buying a home, not a flat (which they advertise takes longer, at 12-16 weeks). And I still have not spoken to Amy H yet - I wonder if she is a real person or just a made-up persona! Amy H do you really exist?

I’m now facing the prospect of moving my family – including three young children, all under 5years of age (one of whom is autistic and needs routine) – into an expensive AirBnB because my rental lease is almost up. The sellers and their agents are constantly chasing me, wondering why my solicitors (a.k.a. PMPL) hasn’t moved things forward. It’s beyond ridiculous! For the premium fees I’m paying in these difficult times, the service has been unsatisfactory and almost heartless. The only positive thing about PMPL is the automated verification of funds using the amazing Armalytix! And of course, the ever ingenious assistants who tirelessly make up excuses for the elusive Amy H not making it to the phone! Ha!

Had I known how awful PMPL would be, I would never have used them. Their lack of communication, inability to provide any updates, and constant excuses make them untrustworthy and unreliable. The psychological, emotional and financial stress they’ve caused, and are still causing my family is immeasurable. I strongly advise against using PM Property Lawyers for your conveyancing or any legal services.

Currently, I am waiting for them to breach the 10-12 weeks timeline, and I cannot wait to hear the next excuse I get when I ring up to speak to the non-existent Amy H about my property file. I do NOT recommend PMPL at all. They are an absolute disgrace to the profession, and I wouldn’t wish this experience on anyone. Avoid at all costs!

Please avoid PM property lawyers

Please avoid PM property lawyers, we were purchasing a chain free property, and it still took over 4 months for us to complete. Our solicitor had no sense of urgency, even after our seller threatened to pull out of the sale if we were not completed by the next week due to constant setbacks and lack of communication from the solicitor.
Getting in contact with the firm was extremely difficult via email and phone, then when you do get in contact they provide very poor customer service. A lady on main reception was very rude to me when I eventually got through, because I didn't ring 'my teams' number, I had been on hold to them for 45 minutes.
Our solicitor went on annual leave and did not inform us, so we were ringing and emailing with no response, he then went off sick a couple of days before we were due to complete, and no body informed us of this.
Communication was extremely poor, no updates were provided unless we chased for them, there was also no acknowledgement of receiving bank statements or other documents until we chased.
They provide constant excuses as to why things aren't done for example, consistently stating that the file was 'with the tech team for review' for weeks at a time.
Our solicitor gave us wrong information on numerous occasions, for example, a couple of days before we were due to complete, he told us our property was lease hold not free hold, this was completely wrong information, he then stated he had gotten 'cases mixed up'. He also sent us someone else's electricity safety certificate.
Our solicitor supposedly had to get in touch with our lender due to 'incorrect information', in the end I had to email the lender myself as it was taking so long to get a response, I received an automatic response that advised that they were on AL for 2 months. The solicitor stated he didn’t get this automatic reply… We had to ask our mortgage broker to get in contact with the lender instead, we have absolutely 0 confidence in this company and would never ever use them again. I would advise anyone against using this company.

Do not use this firm

I am the seller in a no chain transaction in which the buyers are using PM Law. Due to their inability to communicate or get things done I am now in month 5 of this process and have been waiting for a completion date for 2 months with no end in sight. My solicitors are being outright ignored by them and it is causing so much unnecessary stress
