We moved last 2 months ago to our new house. Just thinking of the whole process on when to start and how to find a right place is already a stress. Professional and accommodating

Have been renting with Prestige for almost 2 months now. They have been professional and helpful so far, making it easy for us move in on a very short timescale.

Honest and good company

I feel like all landlords and agencies show you their true colours when you decide to move out and want your deposit back. I’ve had dishonest landlords try all sort of tricks just to keep the deposit and be nasty about the most minute details that were wear and tear. Prestige has been wonderful for my entire tenancy and they were completely unproblematic when I moved out, a huge opposite to all my other experiences in the past with other landlords.
I cleaned the flat the best I could for the new tenant to not have to worry about when they’d move in. Prestige actually sounded pleasantly surprised that I left the place clean, because they said most people don’t bother and leave a mess which is horrible. I told Prestige I left behind two bin bags as I ran out of time (and space in the car) to take them to the skip, and that I understood they’d have to take it out of my deposit to get them removed as per my tenant agreement. They wrote back saying they took those bins bags to the skip at their office to avoid charging me, as I left the flat clean so taking the bin bags was a ‘thank you’ gesture which I was shocked at! Prestige was extremely kind, not only when we parted ways but throughout my entire tenancy. Anytime I had any issues or needed repairs, they got it sorted within a day. I wish all agencies and landlords could follow Prestige’s example. My family has lived in the UK for close to 20 years and all the landlords we’ve had were your typical leeches and the worst of people. I would certainly rent from Prestige again as I know they’ll look after you and be honest. Thank you to the entire team at Prestige, including their helpful engineers!

Extremely rude and slimy behaviour from the people that work here, when trying to enquire about properties and gather more information replies back are rude and snarky. Do not use this company if you want a peaceful transition

We are very sorry to hear you feel this way. Whilst we are not sure of the specifics of which property you enquired about we can however say that for all properties we let & manage all applicants must meet the required credit criteria before we can proceed.

In some cases where we hit a stumbling block such as lower than required income, poor credit / CCJ’s or other issue this prohibits the applicant from continuing with the process and we would not be able to proceed with renting a property to them.

WORST LETTING AGENT IN THE UK

I have been a tenant in the UK and a landlord too but I have never had such bad experiences with any letting agent before than prestige agent.

This is the worst letting agency that I had to deal with for many years. I couldn't wait to give my one months notice to them and never had to call them again. My experience with them was that I found them not accommodating, not considerate at all, they lack both empathy and sympathy, they are too much into black and white instructions even where its unnecessary, always inserted words that the owner of the house will have never said if we dealt with him directly, they hiked prices of repairs for example a tree that fell in our garden despite explaining to them what transpired they had quoted £320 and refused to clear the tree and claimed we made the tree to fall, the garden had several trees but only that one fell because of its weak roots, they made us feel silly every time we spoke to them, they also wanted to deduct a deposit of £600 plus to cover the costs of wear and tear in the house despite leaving the house in a very good condition and they know that. They are BIG thieves and want to take advantage of vulnerable hardworking tenants, I wish I could insert the pictures and messages to prove this on here, the are very rude and its clearly evidenced especially by the person who replied to their emails before 2024,??? their administrator, reading through their emails for 2024 they seem to have changed the administrator because you can tell the difference in them. They have humuor in them.

I felt extra worried and full of anxiety if anything had gone wrong in the property by the fact that I had to call them or write to them to report it, it was never the best call and response you expected despite paying all that money to them. The reply was rudely replied with no empathy.

I vividly remember when I once visited their office to request for a spare key for our back door explaining to them that the lady who I had left the key with was involved in a car accident and ended up in ICU so I couldn't get the spare keys. How I wish I never went there I still regret up to today. they rudely told me that they don't keep any back doors keys of any properties and only keep the front door keys and instructed me to wait for my friend to come out of ICU or go and replace the lock and if I do, I give them a copy of the new key. I requested them to enquire from the landlord if he could provide the spare keys until we get our keys form our friend who at that time was fighting for her life in ICU and didn't have any signs of getting discharged from the hospital sooner. am sure all property owners have spare keys to the houses they rent out but they guy I spoke to shook his shoulders and told me am sorry its not his responsibility to chase the landlord and told me to either go change the locks and give them the spare new key and if I claim its very expensive as I previously stated I should wait till my friend came out from the ICU so I could get my keys back. I felt so bad because I would never be that inhuman to someone else. after that ill treatment that I received on that day, I was prompted to give them notice and never want to rent from them ever furthermore it was heavily raining I was carrying my small baby and they didn't even allow me to come in the office but rather send me back to the car as they went inside to check for the keys.

They tend to always think they are right but they forget they could be yes letting the house to tenants but don't physically live there so they shouldn't argue with how the faults happen in the house or the garden.

When we moved out from the property they quoted us way above the standard quotes and when I demanded for the receipts they never provided them. I was very ready to go to the court to fight them if needed because they are greedier than the owners of the property. But luckily the landlord accepted what we offered him of which i think the letting agent paid way less than what they quoted.

Saying all this there is one of their brother who is very good I just cant remember his name at all but the rest of the team are horrible and I pray I don't ever meet up with them and if I do I hope they will be begging for a favour from us. Because I believe Karma is a bi***.

Whilst we do not have a record of a tenant named Kabosh, we can reply in general for all properties we let & manage. We are grateful to not have many disputes with tenants, it is usually at the end of a tenancy that a dispute can arise. This is often caused by a difference in opinion between what a tenant feels is acceptable when vacating a property and how it should be returned in line with tenancy law & deposit regulations on what is and what is not considered fair wear and tear. Cleaning is also often a disputed item as it can be subjective.

When checking out of a property our procedure has to be very factual. We take a large number of time and date stamped photographs at check in, along with a written inventory that tenants sign. At check out we have to compare the check in condition against that at check out. Any changes or damages are again photographed with time and date stamps. Cleaning should be completed to a ‘professionally clean’ condition as it is presented to all tenants when they move in.

We have to record any material changes that are over and above fair wear and tear. For example, fair wear may be considered ‘scuffs to walls’ or ‘wear on carpets’ but ‘Holes in Walls’ or ‘Iron burns to carpets’ would never be considered fair wear and tear.
Additions that have been carried out without the landlords written consent such as painting walls different colours, fitting items to a walls such a TV brackets, mirrors, hooks or shelves are also not considered fair wear and tear.

To aid tenants when moving out we send all tenants the property inventory and detailed ‘vacating instructions’ letter shortly before check out to allow all tenants the opportunity to return the property correctly to receive a full refund of their deposit.
Where tenants fail to do this we have a contractual obligation to our landlord to report all changes. This is a factual report of check in vs check out discrepancies.

It is then completely the landlords decision which items they wish to make charges for and which items they may waive. For example a landlord may require that holes in a wall from a TV bracket that was fitted without permission are rectified and charged for. They may also wish to charge for a clean to any areas that were found not cleaned to a good standard. However the landlord may choose to allow a shelf to remain in place if it is well fitted and can be used by a new tenant – but this is the landlords decision to waive charge for an item.

We would also point out that we do not enjoy stopping money from a tenants deposit as it creates extra work and cost for us as a business. This is because we are not permitted to charge a fee to tenants for arranging any work they leave for us to arrange and any works we have priced up are passed onto the tenants deposit at cost (WE DO NOT MARK UP THE COST OF ANY OF THE WORK!).

When a tenant returns a property clean and within wear and tear guidelines our work is complete and we can release the full deposit without any additional work or cost to us as a business – this is the most preferable option for all parties.
However when a tenant fails to do this we have to arrange the work to get the property to the correct standard ready to re-let under the terms of our management agreement with the landlord.

We are aware of course that end of tenancy disputes often cause upset and while we understand it can be stressful we have a contractual obligation to our landlords to ensure that we protect their investment and ensure it is looked after correctly and returned in line with wear and tear guidelines.

Excellent Prestige Estate

Recently, I moved in with my family to rent a house with Prestige Estate. So far, I'm very happy with service from the agents. They provided professional and friendly service, always answering all the questions. First we saw house it was looked used and untidy. We were promised before we move in house will be look spotless and clean. And it was! In the day when we picked up the keys, the house looked amazing, clean, and fresh. Even grass in the garden and outside was cut. Definitely, I will recommend Prestige Estate to my friends and family.

I've only started renting with Prestige Estates MK Ltd and (thankfully) I didn't have the occasion yet to raise any issue - but from my first email inquiry to checking in and moving in, everyone I had contact with was friendly, professional and extremely efficient. I hope I won't ever have to contact them for any issue - but should it happen, I'm confident they will continue delivering a perfect service!

So far, so very satisfied...

I am relatively new to Prestige Estates and so far I am very satisfied with the service.

Some background: Basically, I wanted a local outfit to manage my house while I’m away. I am a non-resident (UK) landlord with a house in MK. I left the UK in July ’23. As part of my research into rental management companies, I ‘interviewed’ three agencies. This is not the first time I have rented out my house. I was away travelling a few years back and rented my house out with an agency in MK. It was a very poor experience which left me both cautious and cynical about what agencies say they will do, and what they actually do (or don’t do as the case tuned out last time).

Having interviewed the three (and done my research with due diligence) I went with Prestige and so far I am glad I did. Adam came around and I liked what he had to say. Yes, he gave a very good sales pitch but there was also a human element: for example, how Prestige responds to any emerging difficulties and the way tenants are selected. The fact that Prestige don’t take a percentage of outsourcing maintenance requirements was also a plus. The arrangement is working well for several reasons:

1) Selection of my tenant: it took a little longer than expected (this was acknowledged by Prestige) to find a ‘suitable’ tenant. My tenant is not just suitable, she is a very good fit for the house and house for her. I am in fact very pleased with her. She is professional, mature, and intelligent (I know this as I met her before she moved in and we have communicated since). To my knowledge she is looking after my house nicely, thank you very much.

2) Communication with Prestige: On the occasions I have communicated with Prestige (with any member of the team) they have been responsive, explained things clearly and they also do what they say they are going to do, when they say they are going to do it (a big deal in my playbook as the previous agency did not). Likewise, on the rare occasions they have had queries they have contacted me quickly. Again, good work.

3) Prestige are not the cheapest but money was not the only driver in my decision making. The quality and reliability of service is critical, especially when one lives several time zones away. My house is extremely important to me and when I return to the UK I will move back in. I wanted it managed professionally and competently. Prestige Estates is doing just that.

4) Prestige’s response to serious problems arising with tenant or my house is currently untested. I hope it remains so. However, in the event of such problems – and given Prestige’s form thus far - I am confident Prestige has the skills, resources, and experience to resolve such problems early and to the benefit of all parties.

5) Would I recommend Prestige Estates? Yes, I would. My house was and on my return to the UK will be my home. In my absence I want the rent paid on time and it looking after and treated with respect. Prestige and tenant are doing just that.
