Excellent services received for exchanging my house

The legal team (Toni, Karl) has just completed the exchange/completion of the property I bought and I am very satisfied with the services they have provided. The communication is clear, efficient and professional, I didn't have to wait at all for a response. They have been giving me professional and legal advice throughout the journey and it has been as smooth as it could be, and the pricing is transparent and reasonable. Thank you!

Would not recommend

I instructed PSR on a probate matter and would absolutely not recommend them.
I was shocked at the incorrect advice given to me by the Head of Probate in how to respond to a "Warning".
The service was always last minute, even though I provided the requested information in good time. The response to the Probate registry was rushed and of poor quality. Omitting the key issues of my case. I re-wrote it myself.
I was advised by PSR to send a letter in the 14 day response window allowed by the Probate Registry.
I was horrified to read on Google that a letter will be totally ignored by Probate Registry as is not one of two formal acceptable responses. I clarified this with Probate Registry. Fortunately as the other side hadn't responded I could correct the matter.
I terminated my instruction to PSR, and submitted the acceptable documents myself.
When I asked the Head of Probate who to complain to, she did not provide a complaints procedure but instead said she would not bill me for the work. Very much a self admission! I'm glad I wasn't making a claim on an estate as I could have missed my only opportunity.

ADVICE for prospective clients wishing…

ADVICE for prospective clients wishing to use PSR for BASIC conveyancing:
I instructed a solicitor to act for me. This was to add my partner's name to the title deed - no sale, no purchase involved and there was no mortgage on the property. Before the process was complete the solicitor was struck off so we contacted PSR's Wallasey branch, supplied the original completed TR1 form and asked them to quote. Their fixed price was £1,300!
CONCLUSION:
We did it ourselves for £70 by following Land Registry's detailed videos on YouTube which show you how to fill in the forms.

I would not recommend PSR Solicitors

I would not recommend PSR Solicitors. The firm failed to carry out essential checks during onboarding, only raising them at the final stages of the transaction. This completely stalled progress and created avoidable problems. Communication was consistently poor, with emails going unanswered and a lack of clear guidance at every stage. Overall, this caused significant delays and stress, and I would not use them again.

We have sold a property with the Wrexham Branch, highly recommend Bronwen and her team, The Hoowla System a previous reviewer didn’t like, we found it a positive, kept us informed every stage of the process, would definitely use them in the future, very competitive price and excellent service, thank you so much. Hassle free conveyancing. The modern way.

PSR have just completed the sale of a property for me. The conveyancing process was an efficient service and my contact Erin Hutchin provided a very professional approach. All queries and documentation were dealt with through their online dedicated website app. A new approach for me but it worked exceptionally well. I would use them again and recommend them to you.

AVOID THIS FIRM

I have engaged them for conveyancing service.
All communication is over emails.
To confirm your identity they will send you a link to download an app through which you have to send them your IDs, but also you have to take video of yourself as well as the voice. I find this procedure humiliating making you feel as a criminal.
When it comes to confirm the source of your funds, they also send you a link of the firm called Armalytix. When you look through the questions you are asked to confirm your earnings, savings you realise that their system is not comprehensive and has a lack of flexibility. Nevertheless, PSR solicitors make you to go through that. After you completed the online questionnaire on Armalytix website, the report generated and sent to solicitors. It all is time consuming process. In the end, you find out that Armalytix report is not acceptable by PSR solicitors and so the want to see your current account bank statements for 12 months. They ignore all your SA302, payslips and P60. They want to dig in your bank statements.These all goes beyond any common sense. You pay for the service and get impression they act against you.
Complete failure to communicate effectively and work with the correspondence. If your arguments do not fit their patterned response they simply ignore you.

Outstanding communication

Toni Jones in the Ellesmere Port office was my conveyancer and Kayley Edwards was her PA for my house sale and purchase. We were in a 4 person chain and I was the only one who had regular contact. I was kept informed at all times and was able to provide the rest of the chain with updates thanks to Toni and Kayley. I had replies to any queries the same day and sometimes within minutes. I couldn’t fault a thing and would highly recommend PSR solicitors.

Very professional

They were really helpful and informative at every stage of the claim process, and very friendly. They kept good communication and patient when I had personal issues to deal with. I highly recommend them for Personal Injury Claims, and Mark is very professional and friendly.🙂.
