Not a bad experience overall.
Property well presented when advertised. Lots of viewings organised. Had two failed offers, for genuine reasons, but final and successful offer pushed through relatively quickly. Thanks to staff, particularly Andrea, Abbie and Sue, keeping us well informed at all times. Finally I think RR commissions compare well to competition.

Refusing to pay back my deposit
I moved out a property managed by the Catford branch 5 months ago and they are refusing to pay back my deposit. The amount is not disputed by either party. My tenancy ended in January and I gave them the required 1 month notice that I would not be renewing the contract and gave them the new tenants details. They say they cannot release my deposit until the new contract is signed. However, they have taken half a year(!) to do the required checks (PAT, fire etc) before they will release a contract. Communication has been awful, bounced around people and branches with no taking responsibility to resolve this. Often I was gave the wrong information or told I would be called back and never was, multiple emails ignored. I have now been through three stages of the complaint procedure with still no resolution so I've raised it with the Property Ombudsman. DO NOT USE THESE LETTING AGENTS IF YOU ARE A TENANT. No one at the company cares about your rights.

Avoid using this company
Avoid using this company, especially the Sale branch. On the first day, they rented us a property in poor condition and it had not been properly cleaned. Now that we have moved out, they are withholding our full deposit, claiming there were ongoing issues, despite us reporting problems from day one and providing photos as evidence.
I have photos and videos from when we first received the property, which clearly show its condition. They have not responded to our concerns. Please also note that all maintenance was handled by their company. Very disappointing experience.

Poor communication and lack of proactive management
We have had a very disappointing experience with the property management service provided by Reeds Rains (Northwich).
A number of maintenance issues at our property date back to 2024, including works we had explicitly instructed and paid for (such as the removal of unauthorised decking and making good of the area). Unfortunately, these were not properly followed through, and we were not provided with confirmation, photos, or updates despite repeated requests.
More recently, we have had to chase extensively on compliance matters and maintenance issues, including an expired EICR and a suspected leak. These are fundamental aspects of property management that should be proactively monitored, not left for the landlord to repeatedly follow up.
When we did eventually receive responses, the information provided was often inconsistent or unclear. For example, conflicting reports regarding whether a leak was ongoing or historic, and recommendations for full replacement of carpets without sufficient supporting evidence.
We are now in a position where we are having to manage the process ourselves — requesting clarification, narrowing scopes of work, and ensuring compliance — which defeats the purpose of appointing a managing agent in the first place.
To be fair, recent communication suggests some effort to move matters forward, however this has only come after significant chasing.
Overall, the experience has been characterised by:
Poor communication
Lack of follow-through on instructed works
Limited proactive management
A need for the landlord to closely oversee and direct basic processes
We would strongly encourage improvements in communication, accountability, and proactive compliance management.
