No deposit back

They are non responsive and not responsible. They will for no reason deduct your 30 percentage of your deposit for no reason and will continue increasing your deduction if you try to negotiate. Even if you do the professional cleaning,they will unnecessarily charge you.AVOID THEM AT ANY COST. DO NOT TRUST THEM. THEY WILL DEDUCT YOUR 30 PERCENTAGE OF THE DEPOSIT.

Abusive, discriminatory and lack humanity.

Abusive, discriminatory and lack humanity. I had the serious misfortune of dealing with this company and it has a toxic and corrupt workplace. The following people all fall in line to cover up for each other and act above all laws and morality: Leroy Bailey (Assistant Lettings Manager), Bobby Perfect (Head of Lettings), Jordan Axten (Head of Operations), Mersadies Alexander-Reynolds (Head of Property Management). This is a corrupt and toxic business and you should avoid at all costs! You've been warned!

Horror to work with

Horror to work with. I have been informed 2 days before my move in date that my tenancy agreement has been cancelled due to the current tenant refusing to leave. Regent Property team has forgotten to inform me due to a miscommunication internally even though I paid the deposit and first rent fully. Since then I have had major frustration with the communication and almost sure that I am being played around. DO NOT WORK WITH THIS COMPANY

Incredibly unhelpful

Incredibly unhelpful. Did not understand what I was asking for which was completely reasonable. Refused to provide directors' details for unexplained reasons. Refused to answer emails. Shocking service. Quite simply answer emails in a timely & constructive fashion. Also refused to speak!

Terrible service and unprofessional.

Terrible service and unprofessional.
During tenancy completely absent.
Now 3 months on I still can’t get the deposit back.
I see from others that then saying that they can’t get the last bill is quite normal in order to keep the deposit !

Furthermore when escalated to a manager she ended up after many back and forth to assure me we would receive the form to start the deposit return process.

Two weeks on nothing still. Today I called the agency that hold the deposit and they have confirmed that the agency has not even started the process!

Obviously I have been lied to.
Called again today and emailed.
They refuse to let me speak to a manager and will obviously prolong this as much as they can.

Totally unprofessional and terrible to deal
With. Avoid like the pest!

Lina Svegzdaite was quick, efficient and very timely, our check out process was handled very well and surprisingly quickly, the online aspect very easy.
Regent have been a very fair rental agency for my 3 and half year period and I’ve never experienced any problems.

A terrible experience

Comfortably the worst property management/estate agent I have ever used.

Throughout the tenancy they provided terrible service, failing to reply to emails and phonecalls which meant any issues with the flat were very slow to be resolved (one of our toilets was broken for six weeks) and on occasion required us to speak directly to the landlord.

After the tenancy, it took them over six weeks to pay the deposit back, as they failed to speak to a utility provider to get a final bill, despite saying that they would do once our tenancy had ended. They took excessive amounts of money out of our deposit too, which seems a common theme (sort the google reviews by 'lowest')

I would avoid using this company if you are a tenant or a landlord.

AVOID Agata Lemos

AVOID Agata Lemos! Agata Lemos the Head of Regent Property is extremely rude and arrogant and has zero understanding of her role. Agata and her Team are slow to respond, rude over the phone and unpleasant to communicate with.

I had 5 month remaining on my contract, when I found a new tenant through Estate Developer (professional agents, highly recommended). This tenant offered to pay the landlord of Garrett Mansions Apt 70 a +38% increase on my brothers lease. Instead of Agata Lemos sending this offer to the landlord, she only attempted to stall and delay the deal from going through.

Agata Lemos was only interested in extorting me with a 700 pound 'early surrender fee'. Writing me in an email: "Economically it still makes much more sense for you to pay the early surrender fess than the rent until the end of Feb 2022". There was no interest to support me as a customer of Regent property! Agata Lemos seemed to fail to understand this. Despite finding Agata Lemos a tenant that would be paying 800 pounds more a month for 5 month earlier to the end of the contract. Agata Lemos is greedy and not interested in her tenants interest instead she only focused on her bonus or what she would get out of this.

In sum, Agata Lemos and her team did an awful, unprofessional job for both the tenant and the landlord. Agata Lemos has no interest in supporting customers.

Extremely dishonest and tries to scam your deposit money

Such a dishonest company that tries to deduct your deposit and keep it themselves. They wanted to charge me £220 for marks on the wall (studio flat) that existed before I moved in (thankfully, I had photo proof). I bet they charged the previous tenant that same amount but didn't do anything to actually clean or rectify the markings and just kept it themselves. They also tried to charge me £30 for the tiniest enamel chip on a door (size of an ant), and £120 for professional cleaning when I already professionally cleaned the studio flat but they said there were "dust" and pieces of hair (photo showed ONE piece of hair in the sink).

There were also SO many issues with the studio, such as malfunctioning washing machine, malfunctioning extractor fan which caused mildew, leaking toilets which took a year to completely sort out, AC / heating not working even though they were taking standing charges from me... etc. So many hidden charges and they will only ever come to you to ask you for money.

Super dishonest - please make sure you check if it is Regent managing your property before renting.

Dishonest, unprofessional and tried to push us into an unsafe cladded fire hazard building without disclosing the risk to prospective tenants

I didn't intend on reviewing this dishonest letting agent. However, I feel morally obligated to write this on the chance another person dealing with them might look them up before signing a tenancy agreement. Therefore, if you are looking to deal with them, I urge you to take five minutes to read this review.

Where do I begin? We found what appeared to be a great property in Hackney Wick (Omega Works), a top floor flat that met our requirements. Unfortunately, from the offset, the lettings negotiator (Scott) was very unprofessional in both his communication (tone, grammar, constant U-turns) and handling of our interest in the property.

My housemate viewed the property, and we agreed that it would be a good fit for us following the video she had sent. However, when she reached out to the negotiator (Scott) to express interest, he advised that the flat had been taken. Nevertheless, he advised another flat was available and sent her a link to the same flat she had viewed which was still available.

We found this odd but continued to proceed. Following this, we made an offer, and Scott confirmed we could make an offer at this price. Then ten minutes later, after suggesting this price, he claimed that someone else had made this offer and that we should go in at a higher price (I question if this was true).

Before considering upping the price, I researched the property and uncovered that it was potentially covered in extremely flammable cladding, presenting a huge fire risk (e.g., just like Grenfell). I followed up with Scott on some core fire safety questions, asking him to share the building material certificate, info on the fire risk mitigation and if there were sprinklers, what the timeline was for cladding removal and who would be responsible for picking up these costs. My concern was that if there was cladding, 1) it was a massive risk, and 2) we could potentially be charged a fee for its removal depending on the contractual agreement.

Scott became very defensive and abrupt at this point, confirming that there was cladding and there were plans for its removal however refused to answer any of my other questions until we made an offer higher than our existing one. This obviously baffled us all, as you would not make an offer without this essential information, especially when there was a potential fire risk.

I advised we wouldn't be making a higher offer given the impact of cladding on the properties' value (you will not get a mortgage on cladded buildings as it will be valued at £0 due to fire risk). Moreover, I also advised that I needed these essential questions to be answered before making a formal offer, and I asked for the flammability rating of the material, which covered the whole building.

In a bizarre attempt at gaslighting us, Scott advised that cladding has no impact on a properties' value (a complete and dishonest lie, a simple Google of the situation reveals how people are trapped and unable to sell properties because of cladding or are having to incur costs in agent fees for its removal). However, he confirmed that the cladding was identified as one of the 'more flammable' types of materials and advised it would be pointless for him to answer my questions until we made a higher offer. At this stage, following his demeanour, bad attitude and dishonesty, I decided to stop engaging. If this is how they treat tenants when trying to acquire them, imagine what they are like once you have signed a tenancy agreement...

I've rented in London for years and have never dealt with such unprofessional and dishonest estate agents. If we had paid the non-refundable deposit to secure the property and then discovered the cladding situation and potential risks and/or costs and disruption we might have to incur to resolve it, we would have been in a deplorable position. In addition, the lack of transparency on the property's fire safety and associated impacts on potential tenants was incredibly concerning, as was Scott's demeanour in trying to rush us to make an offer despite the building being covered in extremely flammable material(s).

If viewing properties with them, please ask about cladding before renting or purchasing a property. If they respond in the same manner I have outlined above, you know it is a questionable service.

Avoid

Avoid. I have moved into a new building at the start of January, it hasn’t even been a month. I’ve had problems with the guarantor agreement. My father was chased up to sign this but when we asked them to correct the tenant names on the guarantor agreement, they took ages to sort this out and insisted that what was sent out to sign in the initial contract was correct; without properly looking in to it. - It took a lot of back and forth for them to finally correct and re-send. They were being very difficult. - we have some issues with the fan extractor and some fixtures. The whole process is very tedious. We have been told to check the extractors ourselves, twice so far... - on moving in, the en-suite bathroom door hook was missing, I was told it doesn’t come with a hook and was damaged by a previous tenant. I was told to use a hook that hangs at the door. Considering that this is a new building and we are the first tenants in this property, it is a disgrace. There is also a door hook on the main bathroom door. Having lived in royal wharf previously, I am aware that all en-suites and bathrooms do actually come with a door hook... - I’ve emailed the property manager and did not get a response with the link to report the issues until I called in to chase this up. (It took 2 weeks) She was quite rude, hence I am not looking forward to renting for the next year, considering that this is my point of contact for any issues. I already know that I will never rent with them again. My experience with Folio was so much better, the building manager there had to manage 4000 properties and was always friendly and quick to answer queries regardless.

Poor service

Poor service, was not informed if my offer for a flat was accepted phoned numerous times without any call backs and gave up in the end, not even sure if the landlord had seen our offer for the flat. Shockingly bad customer service.

Do not use their service, it's disgusting.

They never replied my email since my tenant moved out, I called a few times, they always asked me to email them and then just NEVER REPLY, NEVER.

They didn't tell the tenant to set up heating bill account, didn't check if the tenant have paid all bills before they moved out, now I have a huge amount of heating bill to pay.

Shame on you
