Regus Bracknell: Rising Costs, Falling Standards, Ongoing Disputes
Our experience at Regus Arlington Square, Bracknell has become a warning sign for any business considering taking space here.
After significant cost increases (over 35% in our case), ongoing billing disputes, unexplained charges and repeated account issues, the latest update from the centre is that offices will now only be cleaned on an ad hoc basis and there is no longer a daytime cleaner on site.
So prepare for your staff to empty office bins and for staff and visitors to deal with kitchens and toilets that are no longer cleaned during the day. Think about it - this is not a frugal property investor providing serviced offices, this is a listed global serviced offices operator.
Businesses choose serviced offices for convenience, reliability and support — not to pay substantially more while basic services are reduced. Businesses also choose global service operators because they expect a certain standard of service and care - not to spend over 25% of their working week dealing with billing issues from their office provider.
Our experience has involved more than 12 months of chasing, disputing, escalating and trying to obtain clear answers regarding billing, charges, account balances and contractual matters. This has been a massive distraction for our central office function and the cost to the business has been more than just the incorrect billing charges. We also discovered over the last few days that we are not alone and have spoken with other businesses at the centre experiencing similar concerns regarding billing and disputed charges, all of whom are now voting with their feet.
What has been most disappointing is not that mistakes were made. Every organisation makes mistakes. It is that despite numerous escalations through centre management, area management, customer services and ultimately the CEO's office, obtaining clear answers and meaningful resolution has remained incredibly difficult, and NO-ONE has taken accountability for the errors or recognised the impact of their lack of care and attention on our SME.
Prospective tenants should ask very careful questions about service levels, billing processes, renewal terms, deposit arrangements and what happens when things go wrong.
The sales process is easy. Resolving problems afterwards - well good luck with it. 12 months on we are still trying.
