I'm a small business owner who rented first a co working space at Edinburgh George Street, then a small 2 person office at Edinburgh Princess Street. The company expects a lot of money up front as per their terms, including 'retainers', which are in essence a months rent in advance.
The facilities are basic and what to expect for an office space. The offices are generally very small and compact. I left George Street to upgrade a 2 person office (mainly just for myself), at princess Street, and my contract at George Street ended on 30/04/2025. In their terms, it states that retainers would be returned back within 30 days of the contract finish. To this date, still no retainer from George Street.
The front of desk teams at George Street and Princess Street tried to escalate this for me, but communication with the accounts team is nil and void. I explained I was struggling and needed the money to pay for workers, but still nothing time and time again.
The mention of Legal proceedings to the team at princess Street let to a very defensive stance via email communication, and a blame being put on myself as I fell behind with one payment. I still payed this, and am still entitled to my retainer deposits.
Furthermore, the company charged £262 'restoration fee' for the office, which was only used by myself and left in perfect condition.
This company is not worth it. Since then, I have done some research and found far better office spaces (and much cheaper). Do your research before coming to regus.

Thanks Regus, but what organisation offers no cooling off period? I hadn’t even gone through the checks when I decided this contract wasn’t for me. But it’s a contract with no escape clause whatsoever for customers, so remember that if your circumstances change unexpectedly. Let my experience be a lesson to those considering Regus - don’t sign until you’ve checked other suppliers who can be cheaper - and they will talk to you directly. As a small business, I’m stuck paying now for a service I am not using and don’t want - but Regus will still take the money.

Was a client for years with no issue. Opened a second account for a different business, then found I was being charged four times as much for a similar service elsewhere. Within days of signing up, tried to end contract. Passed from pillar to post with no one apparently able to end the contract or prepared to help. So I’m stuck paying for something I’m not using - they ask me in surveys if I am happy and I say no - hear nothing from them!
