We have been using Regus for our business for several years and recently moved to a smaller office at their Welwyn Garden City location. While I must say the local staff on-site are friendly and do their best, the overall management and maintenance standards from Regus as a company are completely unacceptable.
We were charged £845 + VAT as a "restoration fee" after moving out of our previous office — an outrageous and unjustified amount with no clear explanation or breakdown. It feels like a money grab.
The condition of the facilities has also been consistently poor. For months, the kitchen taps were broken, leaving us without hot or cold water for 6–7 months — something essential for any working environment. Toilets and communal areas were left uncleaned for long periods, with no cleaner attending regularly, leaving the WC and kitchen area in a disgraceful state.
We’ve raised issues repeatedly but the response from Regus headquarters is slow, dismissive, and lacking any real customer care. It's deeply disappointing for a company that advertises premium flexible office space.
If you're considering Regus for your business — think twice. Local staff are great, but the corporate side of Regus is unhelpful, overpriced, and fails to deliver on basic service standards.

Upon viewing the office, I had two essential requirements that I needed in order to run my business. Firstly, I need to be able to turn the lights on and off manually, in order to create my videos (as I use very specific lighting). I was very clear about this when viewing the office with the Area Sales Manager.
Secondly, I need an extremely quiet space as I am a video creator and I cannot have noise flooding in to my videos. Again, the Area Sales Manager assured me that the office space is very quiet. The day I viewed the office, it was practically empty, hence I didn't notice much noise going on.
Upon my arrival on the first day at the office, it turned out that the lights cannot be turned off, as they are automatic and that I would need to pay for an electrician to have them removed and subsequently put back in when my agreement came to an end. I have an email from the Area Sales Manager 'confirming' that the lights can be turned off and the in the same paragraph mentioning that I need to hire an electrician to 'turn them off'. This is not the definition of turning lights off, the electrician will be completely removing the lights (not the same thing).
In addition to this, the office space is not quiet at all. I have office members from all surrounding offices on the phones for majority of the day, with the noise flooding in to my office, not allowing me to work or conduct my business.
I rang the Area Sales Manager to complain about these matters and he admitted to me on the phone that he did provide me with incorrect information regarding the lights and he was unaware as he hadn't come across this request often (and that the lights in another office space he looks after has the ability to turns the lights on and off). Because he was unaware, he simply assumed they could be turned off (without actually knowing). I would hope the Area Sales Manager would be honest about this if you ask him, as he did admit this to me over the phone.
If the Area Sales Manager had listened to my business needs, he would have realised that this office space was not appropriate for me but instead chose to tell me everything he thought I wanted to hear, in the hopes that I would sign the agreement to rent the office space (which I did sign, as I thought I was going to receive the office space I was told I would be receiving).
I haven't been able to use the office for the whole months of September and October, causing me to miss out on a huge amount of business and suffer a large financial loss. I also have a collection agency from Regus ringing me daily, which is putting a huge amount of stress one me.
After investigating all of this, which took 2 MONTHS!... Regus simply offered me an apology. They still made me pay for the 2 months that I couldn't use the office and on top of that, the office then had a faulty aircon system which makes a loud noise all day. I had to be asked to move offices AGAIN.
DO NOT by any means sign a contract with Regus, they will continue to add on fees, never let you get out of it and tell you everything you want to hear in person, when behind the scenes they just want your money.
