WARNING ALL BUYERS!- UNTRUSTWORTHY!

Would you trust a company where the own Director's moral compass doesn't point due north? Wastes time and money of first time buyers??

Well this is what happened to us....

We discovered a property which we loved. Like all first time buyers we had a budget and negotiated until we finally reached an agreed price for the property (£5k under the asking price as it needed some minor work). The house was taken off the market and proceedings started. We discovered at this point that the Seller was infact the Director of Sanderson James. We thought on hearing this it would make for a swift and easy transaction.....far from it!.

We managed to get our mortgage application accepted and searches (nearly completed) all within 4 weeks (so that we could meet the deadline for review of Stamp Duty). We were asked to provide proof of our mortgage application, which we did. Whilst everything was moving well on our side we found ourselves constantly chasing as the Director's Solicitors had not been forthcoming with any documentation.

With only around 4 weeks to go until completion we received a call from Dougie advising that the Director now believes he can get more money for the property after speaking to "Neighbours" so the house was to be put back on the market for £10k more than we agreed on. This was a mere 6-8 weeks from when it was first put on the market....so why all of a sudden was the property worth £10k more??

We asked for 24 hours grace before putting it back on the market to see if we could get another viewing of the property with Parents for a second opinion. We were granted this. We were then told that there was another buyer interested who the Director knows and they had offered £235k so we'd have to beat that offer. Dougie had confirmed at this time that they had not had direct contact with this supposed other buyer - the Director was dealing with them directly. Though devastated and needing to raise more money out of a tight budget, we agreed to match the offer of £235k as we were already so close to completion.

This was put back to the Vendor and in the meantime ,whilst he was reviewing these two generous offers, the property was put back on the market.

You do have to question at this point why would you put a property back on the market when you have two potential buyers? Seems a little suspicious does it not?

To put a long story short we are fully aware that what he has done is technically not illegal however it is highly immoral and rarely done. We have no idea whether this other buyer exists or not but either way we were disgusted in how we were treated and how this company conducts their business. We bent over backwards to try to get a swift sale pushed through and even offered the new asking price (£10k more than we agreed!) which STILL wasn't good enough.

Now, I will say that we have nothing bad to say about Dougie who kept us informed the whole way through however this is a company who we'd be reluctant to ever deal with again.

I Purchase a house with Sanderson…

I Purchase a house with Sanderson James. I was deling with Dougie at the Gorton branch he was efficient, professional and a pleasure to work with.
He kept me abreast of all that was happening all the way through the process, Laid my fears to rest when needed. I now have the keys and could not be happier. I would recommend Sanderson James to anyone buying or selling. I also got a move in pack that got me smiling.

DO NOT USE Sanderson James as Letting Agent

We (JSD and BD) landlords from Stockport, would like to strongly advise NOT TO USE
Sanderson James Estate Agents as Letting Agent.

Unfortunately for us, we have used them as our Letting Agent in May2019 and had to deal
with constant delays with rent payments up until now: July2020

Dealing with main manager (JS) was/is very difficult as we find her extremely rude and unprofessional.

We strongly believe that Sanderson James have completely failed in duty of care, they have failed to explain their weird and ambiguous procedure of how they pay rent, and they need to take full responsibility for their action.

We have raised an official complaint and stated that we are NOT HAPPY with Sanderson James Estate Agents response to our complaint and yet to our disbelieve they have charged us!! exit fee/penalty for leaving them as Letting Agent even though we were not happy with their service and their operational procedures in regards to paying rent to landlords. They have charged us £486 inc VAT + management fee £81 inc VAT, which is completely unfair, unreasonable and disproportionate to what current Letting Agents are charging, hence their action it is considered to be unenforceable.

We find Sanderson James action truly disgraceful and unforgivable and they need to take full responsibility for what they have done.

It is not only about financial loss we have suffered because of them, but also about massive distress, and inconvenience they have caused us over the last 14x months.

We have dealt with many Letting Agents before but have not come across such a misuse of power
and unfair treatment.

We will fight for justice not only for us but for all other landlords who were treated in similar ways.

Louis Cave is a Star!

I just can’t find the words to express my immense gratitude to Louis Cave for his support and assistance in buying my house. I found Louis to be very professional and a man of his words who always kept me in the loop of things. After more than 15 viewings, I was really getting frustrated and almost giving up house buying until I received that email (Property Details) from Louis on Saturday 16th March 2019 notifying of a new property that has just come into the market.
After going through the property details, I knew this was what I really wanted even without viewing but also feared that I may end up being disappointed again. Louis was very helpful throughout and gave me the initial chance to prove myself with my proof of deposit. Louis always contacted me which was very encouraging and responded to all my queries in a prompt manner. I still remember the day Louis gave me the great news over the phone that my offer has been finally accepted by the Vendor and he kept in touch throughout the process until Completion on 6th June 2019. Even after completion, Louis has been there to give support and advise on my planned property upgrade and also introduced local contractors to me. The service I received from Louis and the Sanderson James team (Zara Babar et al) was a total package and I just cannot find any single fault at all.
Note that I had registered with other popular Estate Agents in Manchester but to be honest Sanderson James was the one that exceeded every expectation in terms of flexible approach, communication, understanding customer needs and customer focus, and problem solving capability.
I strongly recommend Louis and the Sanderson James team anytime.
