Beware of Seba İnşaat
I am one of the buyers of an apartment in the Seba Casa project, and I am starting to feel like I’ve been scammed. For months now, the company has been playing games, stalling, and wasting my time.
At first, they told me that their management was having meetings to resolve the issue, but I have seen no real effort to actually fix the problem. When I purchased the property, I was assured that there would be no issues with the appraisal (ekspertiz) process. However, when I attempted to move forward with the title deed (tapu) and citizenship application, they suddenly told me:
"We have bad news: we don’t think your property will meet the minimum required value for Turkish citizenship."
This makes absolutely no sense because:
My unit is a two-bedroom apartment, well above the $400,000 threshold required for citizenship.
Other apartments in the same project with identical layouts have successfully received their appraisal and title deeds.
Despite this, they insist that my unit cannot be processed, without giving me any valid reason—while also claiming there is no issue with my unit.
If Seba İnşaat is really a serious and well-established company, how can they be unable to solve such a simple issue? Or maybe the truth is—they don’t want to solve it.
Now they claim that they requested an appraisal, but the expert told them that my unit does not meet the required value. They then canceled the application themselves. However, they refuse to show me any official documents to back up this claim.
Instead, they made an outrageous offer: they suggested I pay even more money to switch to another unit—either in the same project or in their Ferko project. This is completely unacceptable and makes no sense.
It has already been three months since the handover, and they keep delaying. They also told me that four other buyers are experiencing the same issue. I am currently trying to find and connect with these buyers.
⚠️ If you are considering investing in real estate in Istanbul or applying for Turkish citizenship through property investment, I strongly advise you to stay away from Seba İnşaat until further notice.
Has anyone else faced similar issues with this company? Any advice on how to proceed legally?
