Horrible quality for property managers - avoid!

As a property manager, I consider Simply Factors Ltd to be the most incompetent factoring company I have encountered.

Their operations are highly disorganised and lack any standard of professionalism. Communication is extremely poor — responses are often delayed or not provided at all — and when they do respond, the information is frequently inconsistent or misleading. I have repeatedly been given conflicting explanations for the same issues.

Maintenance obligations are routinely neglected or subject to excessive delays. Their invoicing is unreliable, with frequent errors, including duplicate charges, requiring constant intervention to correct.

The written statements of service are inadequate, containing numerous mistakes and inconsistencies. I also have serious concerns regarding their compliance with title deed obligations.

Dealing with this company has resulted in a significant and ongoing waste of time, as I am regularly forced to rectify their errors and chase basic standards of service.

I would strongly advise others to avoid Simply Factors Ltd.

Avoid Simply Factors

I strongly advise against working with Simply Favours Ltd.

Communication is extremely poor — getting a response is difficult, and when you do, the information is often inconsistent or misleading. There have been repeated issues with inaccurate invoices, which take far too long to correct (if they are corrected at all).

They also seem unable to properly manage communal electricity charges, creating unnecessary confusion and frustration. Maintenance is practically non-existent, with issues either ignored or left unresolved for extended periods.

More concerning is their failure to follow the title deeds, along with a written statement of services that contains multiple errors. This raises serious concerns about their professionalism and attention to detail.

In addition, contractors have not been paid on time on multiple occasions, with delays of up to six months — despite owners paying their fees monthly. This is unacceptable and raises serious concerns about financial management.

Overall, the service has been unreliable and frustrating. I would strongly recommend staying away and not engaging with this company.

If I could give these guys zero - I would

If I could give these guys zero I would, they are particularly useless. Communications are terrible, their business model seems to be do as little as possible and keep taking the money. Avoid like the plague. The property I'm in at the moment has multiple issues that are just not dealt with despite multiple complaints - leaving the property (only 10 years or so old) looking particularly tired.
