There is a sales manager in Sobha his name is Mounssif El Hajji, he is a scammer and he pretends to be an investor, not trust worthy, shouldn’t hire such employees in your company, he is manipulator. This Sales manger should be terminated in such a big company as Sobha.

I was told that the booking fee for an apartment would be refunded within 3 days at most if i cancelled the booking. Now it has been more than 3 weeks and i still didn’t get the refund nor an email confirming it. Don’t trust anything that is said at this company

As a former Sales Manager at Sobha, I strongly advise potential buyers and job seekers to exercise caution with this company. Based on my experience, Sobha has exhibited questionable business practices that impact both clients and employees. Clients have faced significant challenges with their pre-purchased units, even after making deposits into escrow accounts. Additionally, the company has a troubling track record of not honoring commission payments to its employees. The work environment is marked by a highly toxic culture, which further exacerbates these issues.

For these reasons, I urge clients and employees to consider other options before engaging with Sobha. Me and my girlfirned used to work in that company. She resigned from her position after successfully selling a unit, for which she was contractually entitled to a commission. The buyer had already deposited 30% of the unit's price, meeting the conditions necessary for her to receive the commission. However, despite this, both the payroll team and her former manager have been unresponsive, seemingly avoiding their obligation to compensate her as agreed. I suspect that the payroll team and managers are diverting funds for personal gain, deliberately ignoring those who are rightfully entitled to their commissions. We are not alone in facing issues with unpaid commissions; there are hundreds of former employees who are still waiting for their payments. Additionally, they have removed Google reviews due to an overwhelming number of negative reviews from clients and employees. This significantly impacted their sales targets. It's clear they are trying to hide their true reputation.

Sobha is a place of insane people and a place of hell. Defo not recommended

I visited them in Dubai about the purchase of a studio, own usage and lease out. I put the money down to get the money off the market (30,000 Dirham) which went to Escrow. The deal didn't go on. Again and again I'm asked to provide documents. I went along with that. Corrected a small error, not caused by me. Still no news. Money not back. I'm going back to Dubai to buy some studios. Also to consider what is best. Write the money off, see which action is possible?

I really enjoyed the project. I do like Dubai. But this experience, or the company. No way.

Had a chance to attend their trade show in Austin, TX on July 23md 2024 at Four seasons hotel. My appointment to meet a sales person was at 7:30 PM and no one met me till 8:30 PM. The appointment was scheduled by Nayla Kadir days ago. On the way out after spending 1:30 hours, the sales director (Niu?) asked me come after 10:00 PM. Haha Good joke !
If a company cannot hold a trade show properly, how can we expect them to deliver the project on time. Sorry company.

...Your response time of four months clearly demonstrates the exceptionally poor level of service you provide.

A year ago, I signed the booking form, I paid 30 % of the price along with DLD registration fees and they are still not able to register the unit in DLD for unknown reason.

Avoid at all costs , will ignore you and scam you,
Once they sign you up the poor service will start and you will have numerous issues please at least take time and read the other reviews and make your decision

Last year I reached out to SobhaRealty almost the same time I started with 971 Pro perties and my experience with these two Dubai companies have not been the same. While I cannot speak for Sobha's level of unprofessionalism with my other clients, I must emphasize the premium level of customer service I have consistently received from 971.

From personalised investment advice to prompt assistance with any of my queries or concerns, they have demonstrated professionalism.

I encourage Sobha to strive for the same level of excellence in their dealing with clients. Even though the other company is a real estate passive investment company unlike Sobha, their approach to better clients services is something to emulate

Sobha tried to impress you with the building and the finishing… so far i made my booking and paid the dubai land in Sep 2023 and as per the booking they must register my unit within 30 days maximum and SPA must be received within 60 days.. however till now i didn’t receive any of the above. The worst part the sales managed and VP left the company.. when you fo to the ahowroom you will see lots of people,, where they pretend that they are customer where infact they are Sales people scamer compress like a movie set. My mistake was not checking with dubal land on the project as it must be approved first before they start promoting the project.. and the Escro account was not registered with RERA.
I have escalated the matter to RERA ( dubai land) and will be hiring a lawyer to represent me. My recommendation is to stick with the government developers such as Emmar.
Its sad but i learn my lesson the hard way

Worst company in the history of real estate. They scam, dumb and dope people... they steal money professionally by advising you to invest with them pay booking fees and do installments. After 3 installments. There's a Chinese lady who works in the collection team soo disrespectful and inompetent. Calling people over and over again after investing their hard earned money. And then eventually company would the your money without refunding it. Agents, sales managers, finance of this company... all are fraudsters. Stay away!!!

Poor service by Jerusha and Vagdevi. Resale property issue and they do not respond for documentation. I had to write in an email to Mr. Suresh to get my work done and now I have been following up continuously just to get a response over the call or email. Requesting the leadership to fire such employees as this is sub par service by Sobha

We are both investors and partners of SOBHA and were originally seduced by the quality and finishing SOBHA displayed in their projects.
Our partners took over 20 units in 2 batches and the nightmare started!
For the first 5 units, everything from our end was done and still after several months we are waiting for our SPAs. Until this process is done, we are unable to register our ownership in DLD system.
They sent a first draft of the digital SPA, we signed, and they realized 1 month later that 2 pages were missing… What a joke!
They then cancelled the SPAs, reissued and asked us to sign once more… They contacted us later and mentioned that they forgot to place the trade license on the SPAs and had to reedit it. We had to sign again. All the 5 SPAs came back declined today by SOBHA stating that we are missing a company stamp in the online SPA signing process. The person in charge of our account says that their new digital SPA system has several flaws, and no one is really sure how it works. In brief they asked for a stamp which the new system had no field for...
This whole delay starts to seem like it is planned from their end and has a very serious impact on our financials. They refuse to be transparent and share senior executive members details as it seems they want to hide their incompetence or maybe the higher management does not care to know what their partners and investors are going through…
So far, I was stopped by the Head of CRM as he does not want to escalate further and keeps on telling us everything will be solved… We have lost faith!
Investors, stay away if you value professionalism, speed and precision as we have lost valuable time and money in this investment. We cannot see the end of it…
I hope we will be able to reach out to someone senior and higher than the Head of CRM who cares and is perhaps committed to the SOBHA company’s vision!
As an investor, I feel cheated. As a person promoting them, I have lost credibility with my partners

I bought 4 properties from Sobha and my experience was and remains different from these reviews.My properties are ready and quality is one of the best I've seen so far in Dubai, and I have invested in other known developers.You cannot fault Sobha in quality and on time construction.

Purchased an apartment from Sobha paid a deposit then found out the apartment wasn't available and despite being told the deposit would be automatically refunded after 3 weeks, 3 months has passed and despite assurances it is being processed it is still outstanding. Avoid this company!

This company are just a fraud. Their agents make promises on their own without receiving consent of the company. The company then try to avoid fulfilling promises made by their own agents and avoid communication.
Till now we are still disputing a balance transfer that was promised and it's a lot of money to lose!!
Do not Invest with this company !!

DO NOT INVEST IN THIS COMPANY Absolutely terrible company to deal with. I made 3 instalments and throughout all they have done is make mistake after mistake. They refuse to offer a refund and are now saying they have the right to keep my money even though it’s due to their incompetence that I have lost confidence. They don’t even have the decency to give me my money back after making numerous clerical errors. Communication is also horrendous sometimes left over a week before getting a reply. STEER CLEAR.

Please be wary of this so called company. It is a scam. You will be introduced to a sales advisor (most likely by a “friend” or someone you know) and they will show you around the area where the alleged apartments will be etc. Then they will take a deposit from you with no guarantee and despite not signing any agreements, if you want to pull out of the investment they will not return your money. Communication will be great for a little while as they convince you to make a deposit and invest but once things start going wrong it will be radio silence. No one will respond to you, they’ll put you through the ringer then suddenly you’ll realise you’ve been scammed. It’s sickening.

I’m speaking from personal experience and I’ve lost thousands. Please don’t fall for it.
