Waliur is an incredibly knowledgable and hardworking Sourcer. He rightly has a great reputation and I'd be happy to recommend him for anyone looking for a trusted sourcing professional in South Wales!

Spoke to Waliur this morning after him being recommended through chat gpt.
He was very helpful, gave good advice and was very honest. He recommended trying a strategy that played to my strengths but was of no benefit him, which is something I found very refreshing.
No sales pitch, no BS, just honest advice that will hopefully benefit me on my next step in property.
Wished me well and told me to keep in touch for updates and advice.

Although not proceeding with a property through Property Sourcing, the experience was good. The communication of Walliur was good and proactive. When I decided not to proceed my refund was processed quickly. As a new investor in the UK, it can be daunting, I learned how important it is to have clear agreements in place and understand your numbers and clearly communicate expectations and work with people one can trust. Only reason I give a 4 and not a 5 is that I did not proceed with a property and thus cannot provide feedback on the full experience. I’m open to using them in future. I engaged with Waliur Rahman Director at Property Solutions Ltd and Wealthy Solutions Ltd trading as Property Sourcing Solutions to help me with my property journey. We went through what I wanted to achieve, what I was looking for and my criteria. He made the process look professional with video calls and screen shares, he came across professional being ex corporate and told me how he was heavily involved in Bristol mosque to connect with me on a faith level as well as other aspects. He found me a property that didn’t really meet my criteria as it was a semi commercial and I was looking at residential but he sold it to me on the basis it had better prospects, better returns, long term tenants and overall a great deal. I asked him if he had any semi commercial himself and he said he had a couple. He provided a PowerPoint deck with figures and prospects and asked for all the money upfront to secure the property as he had to pay people to get it going. I really trusted this guy as we appeared to match on many levels especially my faith and I hired him for his expertise where he said he had completed hundreds of successful transactions. I thought this was a guy who could be trusted. As we went through the process it was clear all his figures in his deck were wrong, as in ALL not a couple. Legal fees triple for semi commercial where he quoted residential, build quote, broker fees you name it. I expressed my concerns but he said legal fees may be triple (things he should of known) but the returns are still great. One by one each figure failed, the builder decided no longer to work with him and he started using my money to find another builder, hired a young project manager to run round for him while he did nothing but quotes were coming higher. The dishonesty and deceit was becoming very evident. He started passing me off to his newly hired staff and didn’t have time to take my calls and left me without responses for days, even they contradicted what he said. His valuations were wrong and he kept passing me to inflated services where he can make further commission off me. This was a horrendous experience and it seems I was teaching him more than he was teaching me. I am literally thousands out of pocket over £6k still owed and being refused the money back. I was then informed by other parties involved that I was the 3rd person he tried to sell this deal to and they all pulled out, maybe even keeping thousands off the other 2 too. This explained why his figure for buildings insurance was wrong as it was taken over a year ago maybe when he was trying to sell it to the first guy and premiums almost doubled. This seems a good money maker he knows what he’s doing, I could never recommend this guy and hope you take the necessary measures too. I’ve never met anyone so cold and heartless, I spoke to him on personal level as well in our chats thinking we got on well and had plenty in common not realising I was being duped- how I have young kids and have just lost my job and he still behaved this way. Money my family could have benefited from after losing work during the process, but all he cared about was keeping as much of my money as possible. I should have looked further like why has this guy only got a handful of reviews when he claims to have hundreds of happy customers, or why he has multiple businesses on companies house with many shut down. Furthermore not all trustpilot reviews are customers but people in the same business giving each other good reviews to aid business like the review from Ryan Eastley another property sourcer or a couple saying they hope to work with him, take time to read them closely. So how many are real customers ? Anyway I hope this helps someone else from losing their hard earned cash. I was going through a bereavement of a child during this and he was forcing me to complete adding pressure while I’m in grief, then offering me other properties when I said no to complete on which were worse and again didn’t meet my criteria. This really hit me hard at a very low point for me in my life and impacted us as a family immensely and continues to do so. Questioning our faith and trust in people. We were successful in our first referral and the property shown was almost exactly what we were after. Now making an income from it and keen to go back for the next one. I feel it's important to share my experience so others can make an informed decision. While I acknowledge the company tried to accommodate me and that I may have been a challenging client at times, the overall outcome left me deeply dissatisfied. They acted and spoke like they were experts in Sharia mortgages and after spending money told me they couldn't do a deal and wouldn't admit their liability.
From my perspective, the only real beneficiary in this process was the business itself. Changing requirements during the sourcing process significantly undermined the value of the sourcing fee even though they encrouged it, something I wasn’t clearly informed about until it was too late.
Eventually, I was told my fee had been used up, and I was cut off as a client. They offered to do one more search "as a favour," but what they presented didn’t align with the brief, and I don’t believe that constitutes a genuine effort. It felt more like a box-ticking exercise to claim they had tried, when I confronted them about this. They did not reply to my email.
Additionally, I felt the company controlled the budget in a way that wasn't transparent. Instead of clearly stating how much of the fee remained at various stages, they suggested changing the requirements to justify spending more. By the time I understood what was happening, the fee had been depleted.
In the end, I believe communication and transparency were lacking, and I wouldn’t recommend this service based on my experience
From my point of view, I don’t believe I’m in the wrong. At no point was I told that the £2,000 would be used to fund a new property search locally when I asked to move the search from Wales. I understood that amount to be for refurbishment management only—not a sourcing fee. If I had known otherwise, I would’ve kept the search in Wales rather than risk losing the fee. It doesn’t feel right to call it a “gesture of goodwill” under those circumstances.
I feel like I was given an ultimatum: either accept terms that suited you or be dropped as a client. Whether that was your intention or not, that’s how it came across. On top of that, asking for another £2,000 to continue showing properties that didn’t meet the brief felt unreasonable. When I pushed back, you responded by saying the issue was "subjective," and then offered to refund the money but said the search couldn’t continue without it. Being dropped as a client because my requirements were “subjective” without ever being told exactly what I was being subjective about doesn’t seem fair. Wouldn't you agree?
Although I was hesitant, you convinced me restarting the search was the best move—but I wasn’t made aware how much money or time might be wasted. Then B was assigned to the search. He made an effort, but deals didn’t progress. One example: he found a house and the viewing was cancelled 30 minutes before due to the house being sold—after waiting a full week to view it. Other listings he shared often didn’t meet key requirements like budget or layout. It felt like a dead end.
Now the market’s moved on and I’m worse off for it—both financially and in terms of time.

To start off with I haven’t actually been through the process. I met with Wali on two occasions for advice, however both times I had opportunities I couldn’t miss.
