Regards to our contract, we provide all details prior to any client moving in, and it is up to the client if he or she decides to proceed or not, we are very transparent and we have our policy and terms in place as any other agency. Hence we ask the client to read and decide if they want to proceed or not.

I’m currently staying in one of there places, they don’t answer calls, the Maintenence team forgets about you when you move in.

This company is a joke, they want you to sign your contract and pay ASAP, and then will not give a single care about what’s going on inside the house.

They will rent to anyone, mixing single occupants in cramped up houses with couples.

Handing my notice to leave as soon as possible, the good reviews your seeing are all fake typed by the staff themselves.

Stay away to save yourself.

Me and my partner been living in their property since before pandemic, before that I was residing in another property, then I relocated to the one I was currently. The standard has always been good, I’ve always been treated well by their admin staff and maintenance team. What made me stay in the property is the level of cleanliness and organisation!!
I have now left the Flatshare life so had ti sadly leave their accommodation but 10/10

‼️Cannot stress this enough to avoid…

‼️Cannot stress this enough to avoid this company at all costs‼️ They advertise usually on spareroom and run many hmo properties that don’t have licenses.
You don’t get a correct contract of occupancy and instead get a license to occupy… google the terms of a license agreement!
They will harass you consistently in a WhatsApp group chat that is share with the household you are sharing with and threaten eviction with 2 weeks notice regularly!
Their “maintenance staff” will attend the property as and when they choose and take pictures and refuse services for upkeep of property.
The company has changed directors on every financial year (check companies house).
They have many staff who are all inter linked in different buisnesses at the same office address of Wimbledon, which is somewhat questionable, especially when you ask what their role is when they come to the property, they become evasive and on occasions abusive.

The property you will occupy will not meet health and safety standards being the most basic of a working smoke alarm!!
They illegally evicted 7 occupants throwing all their belongings onto the driveway and they are currently under investigation by wandsworth council for an illegal hmo, and spot homes Ltd have mentioned that they manage over 70 properties (which may or not be true but I dread to think how many other people have been mistreated by this company).

The first hand experience of an occupancy with this company went from bad to worse and wish I had been able to have found a review of this company before I signed the license agreement as I had feeling the property was too good to be true, but the company regularly change their name and run under several different companies renting properties htc lettings is another associated with spot homes agents. Do your checks, look at this company on companies house it’s free, search the names associated and see the rabbit hole it will take you down!

Let’s hope that they are stopped and closed down for good but there’s so many involved it won’t be long before their managing properties again, unless they are all accounted for charge correctly

In response to your reply- I have searched the hmo register for the license for 3 crown road, new Malden on Royal borough of Kingston website, and you have no hmo license for there! And we were made aware by Sutton council that you were being investigated by them also.. we also viewed another property in Kingston and that also does not even have an application for a hmo in which the council are aware of and will be looking into.
I was not the tenant, I was a partner to a tenant and I saw first hand how you treated other residents as well as my partner. I did not and never resided at the property.
However Iam fully aware of the license agreement which is illegal. Iam aware that you did a mass illegal eviction of all tenants except one!
I would happily have you place an order of deformation of information if you feel confident that you could prove me wrong as we have ALOT OF evidence to support everything I have stated and will stand in court to give this information if requested.
Spot homes is a scam/sham company and anyone should NOT enter into any contact with them nor view or enter any properties they are renting rooms of. The health and safety is shocking and I will now be making a report to the LFB to do a check on the property as well as making royal borough of Kingston aware you are still operating without a license.

Firstly, I would like to correct you that we have the licenses for all of our properties that require a HMO. I am not sure where you obtained this incorrect information from, but this can be easily proved with a single call to the council.

With regards to the serious accusation of harrassement, I would like to request further details from yourself, nobody from our team has ever spoken or heard of your details before, this as a serious accusation and defamation. Our team would appreciate if you contact us to provide further details of yourself so we can locate you on the system as a resident.. Unless you have resided at our adresses without our consent, illegally with a client. In any case, we would like to investigate further.

As for our office address, as you may be aware, and can be found on Google, you can register more than one business on the same address, and previous to our move in, the space was rented by accountants which pretty much responds to your queries, this can also be found on Google.

I hope this clarifies everything, we hope to hear back from you.

DO NOT rent from this company

DO NOT rent from this company under any circumstances. They are both incompetent and tyrannical when it comes to dealing with tenants. Over my last few months renting with Spot Homes they have caused an extreme amount of stress in my life. Here are some examples of what I've encountered over my last 5 months renting:

- Personnel routinely threaten to evict all tenants and will start bullying and petty arguments in shared chats.
- Constantly threaten to evict over things being left in common room. Their own personnel installed shelves in the common room, and threaten to remove any items that are on the shelves. Likewise, there are coat hangers, and they threaten to remove any coats on the hangars. Overall they bully tenants a lot in the group chat.
- Completely ignore any maintinence requests. We have had to message for weeks to get a broken ceiling window fixed that was spilling water in to the room whenever it rained.
- Screw up rent payments and try to overcharge you. I notified Spot Homes that their invoice was incorrect and was ignored. After two more notifcations were ignored, I called them and they only admitted it was incorrect after I had a go at them over the phone.
- Multiple flatmates did not receive the keys to their room's locks for weeks.
- Despite being extremely picky about things left in the communal space, their own personnel will dump rubbish in a heap in the back yard.
- In one instance, their own cleaner left a mop in the common room. Another staff member then came and threatened to evict the tenants due to it being left in the common area.

In summary: bullying tenants while being completely incompetent with maintinence. Their license is also unenforcable and has ridiculous clauses as mentioned in other reviews here.

Firstly, as you are aware, and per policy, the T&C we have in place is very clear and it is presented to each and every client prior to their move in at the property.

In your case, you and your partner were invited to attend to our office, in which our Admin Manager has personally explained all the rules of the property verbally and also has given you the contract with all the rules to be read and signed also prior to your move in.

We are a serious company, and we have a policy in place, that we must comply with. The clients who also decide to sign the contract, meaning they are aware of the rules and accepting the terms, are to also comply with those rules. We expect those to be acknowledged with seriouness by the clients, and that is where there might have been an issue in this case.

We understand that sometimes some companies do create contracts and dont follow their own T&C. However, we are a serious company and we can proudly state that we comply with our policy. This is the reason our properties are always in a clean and well maintained condition, this is expected from our clients to keep the house clean, which is not major request.

We appreaciate your feedback, and we also appreciate the long time you have chosen to stay with us.. above all.

Spot Homes Ltd is a SHAM

Spot Homes Ltd are made up of probably the worst agents who claim to have tons of experience in letting properties such as HMOs but can’t seem to follow any procedures correctly and seem to not know of basic requirements such as firedoors and fire-alarms in rooms and the fact that you can’t rent out a room with zero natural ventilation.

When we found this place, we were asked to pay £180 and the agent we were in contact with told us we could rent a room as a couple. They sent us an incorrect contract which we asked to be rectified as it had the incorrect rent written on the agreement. We told them we had to move in on a specific date which the agent agreed to, and with that information we booked a moving van for that date. It comes to the date and we call the main agent and she was extremely rude and passive aggressive. Told us we couldn’t move in and we were left to figure things out even though they accepted the £180 and invoiced us for the first two weeks of rent and the last two weeks which would cover the notice period for when we leave the property to which we paid as well.

Then eventually the move in date comes along, my boyfriend had to go to their office to sign the contract and upon seeing the contract he saw that A) it was a licence agreement, B) The room was being let to a single occupant even though we have a paper trail implying the intent to rent as a couple which was agreed to already.

One of the tenants who are friends with the agents had a falling out with me and proceeded to make up lies and told the agents we were smoking indoors, and all sorts of other things which then led to the agents emailing us stating they warned us three times within the property not to do it even though we never got a warning once because we have never smoked indoors. On that basis, i confronted them regarding their sham agreement, how them threatening to evict us all every day was harassment as well as entering without notice, and their lack of licence for a HMO (even though they applied) as well as the lettings of rooms that are not legally habitable rooms, and live wires all over the property and the fact that they had stolen our belongings from the communal area and another tenants property from the garden even though they agreed it could be there and refuse to admit that they took it. According to the contract it would have been fine to do so and even then i would pay the fee, however they wouldn’t even admit to doing it and wouldn’t even reveal any names to the police of their maintenance to which they served us an illegal eviction notice on the grounds of smoking indoors without evidence. The problem was that unidentified people were walking in every day.

These agents claim that they have solicitors with legal knowledge who have written their policies, contracts etc but when i called their solicitors they could not inform me of basic laws regarding property and let alone that, the contract was a sham itself and a 1st year law student could formulate a better one if that.

This isn’t the worst part. We informed them that we would not be leaving on the date they have given us a notice for as the council told us to remain in the property until a court order is acquired for our removal. Regardless of the agreement and type of agreement, this was required by law which they still claim is false. They told us we were simply using google search and should go to actual solicitors even though we had done that.

Instead of getting the section 21, they rented out the room to a new tenant without doing an inventory check of the room and without taking back the keys. Of course this led to extreme confrontation where even police had to be called. They had refused to show up and handle the matter even though the police had asked and have blocked anyway of contacting and have not provided a solution to the new tenant who is having to make arrangements as he has already paid his rent but cannot take the room.

Overall, simply put, this agency cannot be trusted as they lack professionalism on all levels, relevant knowledge in this field, crappy lawyers from brazil with barely any knowledge of english law because if they were knowledgeable they would know an accommodation licence requires the landlord to share facilities within the same property. They will handle things in the most illegal and twisted of manners such as sending in a new tenant to fight over a room. At one point i was even stuck hiding in my room from them. The point is they are just a bunch of bullies who only care to take your money. If you see any of their listings, don’t even go for it because it will look like it’s too good to be true and it in fact is too good to be true. It is not worth the stress and struggle. And if you are already under one of their properties, i would advise you to look into your home and get legal advise immediately.

We would like to address each point from your review to ensure all is clarified from our end.
Our company manages over 80 properties in London. We have been in the industry for more than 10 years.
All of our properties that require an HMO are applied for the License to be granted. Each Council has its terms and procedures to grant this License, the requirement is once the property is rented the application must be submitted and paid for, after that the Council contacts the applicant to obtain the required documents accordingly to their council policy. After the submission of the documents, the council schedules an inspection at the premises to provide advice on which required works are necessary for the License to be granted, the Council then grants the Intention of HMO, with a date for the requirements to be completed for the Full License to be granted. During that entire process, the agency is legally allowed to rent the property.
Referring to the particular property you are referring to, all of the rooms of that property were advertised for Single Occupancy, none for a couple. After your partner's viewing, the room was requested, with his details only. We have never been informed by you or your partner that the room would be for two people, and not for him solely, at no point this was informed as if it was, we would have never allowed the application to go any further.
We do not have any details from you, and we have never had your details passed to us in order for you to be legally residing in our accommodation. We were not under the impression at first that you would be illegally living in the accommodation without our consent.
With Regard to your partner's move-in process, our Procedure is very clear, Once the payment to secure the room is made, the applicant must provide the required documents to our referencing team in order to verify if the application is successful or not, after that we can declare wether the Applicant is suitable or not for the accommodation, upon that process the same is required to attend the office to Scan his/her Passport as part of the 'Right to Rent' Uk Act and also sign the contract at our office and make the payment, only after that is completed the Checkin is arranged. - In your partner's case, he had provided a few documents, made the payment, and decided he would like to move in straight away, which clearly contradicted the terms we had provided initially (Terms were signed by the Applicant, and can be provided upon request).
Addressing the appointment at our office, we question ourselves that after your partner as you have mentioned seen his sole details in the contract, he has not stated once again you would be residing in the property. And also we would also like to understand the reason for him signing the latter which is not contain a clause of acceptance of a second client to be residing in the property.
We have the same terms and policies for all of our clients, and all are treated fairly and equally. Once an issue arises and is reported to us we have to action to rectify the same, we cannot comment on a fallout between yourself and a client of ours as this is beyond our company, what we must ensure is that no rules are broken from our terms. This includes smoking on the property and allowing a non-identified individual to be residing at our premises without our consent, which had never been reported to us, and is a breach of our contract.
We have looked in our system, this report was addressed to your partner over email along with the notice to leave the premises, written by a hired solicitor which can be overseen over the web that the law firm used is trading for many years, and all of their professionals are more than qualified to be representing their company, a legalized UK company.
The notice served is the correct notice according to the Legislation. We value our client's opinions, if you wish to discuss further you can do so via email.
