I strongly advise anyone considering renting from Swayam Estate Agent to proceed with extreme caution—or better yet, stay away entirely. My experience with them has been nothing short of a nightmare, characterized by unprofessionalism, deceit, and appalling property conditions.
When I initially visited a property, I was horrified to find it in a deplorable state—grease and mold everywhere, broken windows, and appliances that were either damaged or non-existent (despite being told they would be included). I highlighted these issues during the viewing and was assured that the property would be cleaned and repaired within two days, with a move-in date set for March 17, 2025. Naively, I paid the holding deposit on March 7, believing their promises. I paid £500 with an intention to book the property by trusting Sheeba’s promise that the full money will be refunded if they cannot provide the property in a good condition as promised.
However, two days later, when I contacted them to check the status of the repairs, they informed me that the work was done but refused to show me the property. This was completely contrary to what we agreed upon before the deposit was paid. From that moment on, communication became a challenge. They would either ignore my calls or claim that the staff was in a meeting.
After relentless follow-ups, I was finally given a time to view the property, but was met with rudeness from their staff member, Sheeba. During our interaction, she aggressively implied that we should accept the property or risk losing it to other potential renters willing to pay more. I was shocked by her behavior, especially as my husband was insulted during their conversation.
Upon viewing the property, I discovered that only superficial work had been done—there were still serious issues with mold, broken fixtures, and unpainted areas. After realizing the repairs hadn't been completed, we attempted to cancel our application and retrieve our deposit. That’s when things took a turn for the worse. Sheeba was dismissive and refused to refund our holding deposit, claiming it was non-refundable, despite the incomplete work and the state of the property.
To make matters worse, they even used an electronic signature under false pretenses for documentation, which feels deceitful and fraudulent. This agency does not uphold the values of loyalty or honesty, and my experience aligns with several others I know who faced similar problems.
In conclusion, please do not trust Swayam Estate Agent. They are more focused on scamming customers for deposits than providing quality service or properties. I urge potential renters to look elsewhere—there are reputable agents out there who truly care about their clients. Save yourself the hassle and disappointment; avoid Swayam at all costs.
