Disappointing experience as first-time buyers
We were purchasing a Persimmon new-build property and were put in contact with Threshold Mortgages. From the outset, we were advised that our only viable option was the New Build Boost scheme, which we had already decided we did not want to use.
When we asked about applying for a standard mortgage, we were told this would not be possible and that the New Build Boost was our only option. The advice felt quite pushy, and we were left with little confidence in the recommendation. Despite this, we proceeded initially and provided all requested documentation, which Threshold Mortgages confirmed they had received.
Due to ongoing concerns, we sought a second opinion from another mortgage broker. We were advised there was no reason we couldn’t obtain a standard mortgage — and we ultimately secured one with the same lender that Threshold Mortgages had told us would not accept us.
Notably, we never informed Threshold Mortgages that we had gone elsewhere, yet we also never heard back from them at all after submitting our documents. To date, there has been no follow-up or update.
Based on our experience, we would not recommend Threshold Mortgages, particularly for first-time buyers who rely heavily on clear, balanced advice and good communication.

I have spoken with the advisor you dealt with and reviewed the qualification process and subsequent interactions to fully understand what took place.
Our recommendations are always based on the information available at the time and the lending criteria provided by lenders, particularly with new-build properties, where options can sometimes be more limited. Following your conversations with our advisor, an issue was identified that informed the recommendation made at that time. It appears that your circumstances may have changed since then, allowing another advisor to place your application with your preferred mainstream lender.
We are also concerned to hear about the lack of follow-up after documentation was submitted. Our process ensures that we send emails to clients at various stages following contact, and I can see these emails were delivered to the address we hold for you. It is possible they may have been missed or ended up in your junk mailbox.
Ultimately, we’re pleased that you were able to secure a mortgage solution that worked for you, and we genuinely appreciate your feedback, which helps us reflect and improve.
If you would be open to discussing your experience further, we would welcome the opportunity to do so directly.
Transferred on wrong date resulting in financial loss
I put my trust in Threshold mortgages to ensure I got the best rate and my mortgage was transferred effectively. Firstly I was given an incorrect rate as part of my illustration, and although subsequently corrected it was the rate I had started considering my options against. Then the ultimate fail was when my mortgage was transferred. It was done after the end date of my previous product, which I had to call the lender to find out. And as a result I was charged an additional £420 of interest this month which was not what I was expecting straight after Christmas. How, after 4 years and after they did my last transfer is my date wrong on their system. £420 is a lot of money to be out of pocket at the start of the year when you’ve put your trust in a company to handle.
