Never got to do any viewings, made a £1000 deposit to view and "secure the deal". Had to wait 2-3 days each time to confirm viewings which were then cancelled with no new date confirmed. This happened not once but twice, the exact same way. Both times the Landlord cancelled for reasons that were out of their control apparently.

Currently having to wait two weeks to get my refund which was a credit card payment btw, I'm not sure it will ever arrive in which case I'll file a case with my bank for recovery (stating this here for anyone who hasn't received their funds back from this outfit, speak to your bank).

What you will NOT be told before you make a deposit is that refunds take two weeks at least.

Also communication style is extremely volatile and unprofessional. If any of above will bother you, don't deal with this outfit, the only interest is in taking your money.

Cannot say for sure it's a scam but not customer-centered and not at all professional. I'll post a follow-up if I get a refund and if I don't it'll have to be litigation to recovery my stolen money.

Conclusion, I regret working with this outfit, second-guessed my first instinct not to. There's lots of terrible sourcers and a few good ones. Trust your instincts and if something seems off, look elsewhere. Not worth the aggravation.

Edit 1: Be informed, you will also get emails threatening legal action if you leave a negative review for this outfit. I’ve just got a ‘formal’ notice from them for a pending legal suit to take down my review. Lends further support to the supposition that the overwhelmingly large percentage of positive reviews here are skewed. Buyer beware!

Edit 2: Finally got refund after weeks and going through all above and more. Unnecessary headache.

Edit 3: Bogus response trying to skirt responsibility. As soon as I complained I was called ‘tedious’ and immediately blocked, only unblocked after I put up this public review. Then tired to intimidate me by threatening a lawsuit, ofcourse I blocked his juvenile tantrums after that.

I reiterate to anyone read this: you will only be told it takes 14days to get a refund AFTER you’ve paid. It’s a BLATANT lie, refunds can be done immediately (I was told this would be the case if I did a
viewing and didn’t want to proceed so what’s the difference if there’s no viewing? They are simply keeping clients’ monies for two weeks for their own undisclosed reasons). Also if the refund was processed the same day they would have been able to send me a payment reference that I could have checked with my bank, which they refused to do. Bold faced lies!

This guys is a nefarious, bad faith and dangerous actor and anyone who chooses to do business with him does so at their own risk.

I have ‘undoctored’ copies of our correspondence for anyone who wants to see them. This guy may not be running a 100% SCAM for the moment but it’s certainly SCAM ADJACENT and he has a scammers attitude and mentality.

Why am I making all this effort? Well if I’d read a review like this before I decided to do business with this outfit I’d have saved myself a month of aggravation. Not worth it, avoid! Lots of other non-scammy options.

Edit 4: Keep away from this business, the only reason there aren’t more negative reviews is that he constantly emails Trustpilot for all sorts of reasons that requires reviewers to respond after a set time. If you aren’t monitoring your mailbox regularly review period elapses and your post gets taken down. I’ve reinstated this post three times now because he has challenged it, asked for it to be amended and lately claimed it was meant for a different business despite responding directly to me below. Beware! Keep away! These are actions of a con artist!

I have been scammed by a deal sourcer when I first started and it kinda broke my trust with DS. I was very skeptical and scared of working with Tijay at the beginning. However he did everything he could’ve to reassure me that my money was in safe place and if it doesn’t go through, I could get it back.

I have first put a deposit for the finder fee for a property in Cambridge; unfortunately something changed and it wasn’t available anymore. Millie sent me some other properties that have been sourced for me, after my criteria, and 2 weeks later we she have found the perfect property. I could’ve not dreamt better of a first property.

Tijay has always answered any question as well as Millie. Both were very proactive. It was a pleasure working with them and I will definitely work with them again !

Big shoutout to Tijay Singh and TS Housing Management, I was in the process of going through with a potential deal, however due to unforeseen circumstances with the LL the deal was no longer viable.

Tijay kept me informed every step of the way, ensuring I was kept in the loop, then offered me plenty of options as an investor and ultimately when there was not a deal that met my current needs, I had no issues with getting a refund. Highly recommend his services, no doubt I’ll be reaching out to him again in the very near future!

Had a great experience with TS Housing management using their bespoke service to source a service accommodation property for me. We then added management on top for a hands free service and everything went smoothly. We had agreed on 5 weeks for finding a property and they found us one in under a week which matched our requirements. All the negotiating and contracts were sorted by them. All in all had a very smooth experience with them from start to finish and would recommend to anyone!

TJ is very professional, reliable and trustworthy. Paid a deposit for a deal which fell through (due to the LL withdrawing), then changed to bespoke service. Couple more deals presented also fell through for various reasons (LL changed their mind no mistake of TSM), however Tijay kept me in constant loop and offered a refund if they cannot find me a deal in agreed period.

Finally found me a cracking R2SA deal in London (within promised period) which is all live and turning over nicely.

I found their communication and presentation of deals is excellent and very professional unlike some other sourcing companies who provide half baked/incomplete info to enable investor decision making. They don’t unnecessarily inflate numbers or provide inaccurate info like some other sourcing companies. As an investor you need to do your own due deligence and they are very receptive to feedback and will help you every step of the way of your due deligence checks.

I found them very good with bespoke service as they would listen to your requirements and will try their best to incorporate all of that feedback.

They now are my go to sourcer and am looking to working with them in the future to build my portfolio and add another 5 units next year.

I had a deeply disappointing experience with a bespoke deal sourcing agreement service recently, and I feel it's crucial to share the specifics. After paying a hefty £500 deposit, I expected a service tailored to my needs. However, the service provided was nothing short of a disaster. The deal they sourced for me was terrible; the figures they provided were wildly inaccurate, and the property they presented looked nothing like the high-end apartment I had requested.

To make matters worse, the property was situated in a dreadful area, which significantly lowered its potential profitability. It was clear that they had sent me a low-quality flat that would likely not generate the profit they had previously promised. What struck me most was the stark contrast in their behavior. Initially, the representative was respectful and kind, but as soon as they had my money, their responses became delayed and, eventually, non-existent. It was a stark betrayal of trust and a stark example of a company prioritizing their own interests over customer satisfaction and honesty.

Not only did they fail to deliver on their promises, but they also held onto my £500 deposit despite their failure to provide the service they had agreed upon. This experience has left me deeply disappointed and frustrated, and I urge others to steer clear of this service to avoid falling victim to their deceitful practices.

Edit: I feel I owe it to potential clients of Tijay Singh to state my further experience with Tijay. I lost so much money from the 2 deals above that he sourced for me, he was supposed to manage both but suddenly passed me onto another management company without reason. He ended up managing one of them and I got lots of negative feedback about him from people involved with the property,but I decided to overlook and trust. I eventually had to quit those deals as I lost so much money. Please guys do every possible due diligence on the state of the property and the numbers on deals presented by this company.

Again I contacted Tijay to get me a deal on 03/10/24 and he made me pay a deposit of £1k which I reluctantly paid. He promised different times to get me a viewing but it did not happen. Instead of coming clean to tell me that the property was not available anymore, he just kept giving me other deals that I was not happy with. Even when I eventually chose 1 deal, he still could not get me a viewing. I then had to ask for a refund and he has still not done so till date, after holding my money for over 2weeks now. My greatest regret was ever contacting him again for another deal. I have learnt a very bitter lesson. Nothing is ever going to make me go to him again.

If all the positive reviews are truly genuine, good for them but I would advise anyone planning to do business with Tijay to be very cautious and really think twice about making an upfront deposit. I feel like I have a duty to write about my sincere experience with this company.

I didn’t even know that they had a trust pulled otherwise I would’ve left my review a few months ago! I’ll keep it short and sweet - I’ve bought 3 SA’s and a BRRR deal from TS Housing Management and I don’t plan to stop buying their deals any time soon, if anyone wants to make serious money in property these are the people to get you there!

I opted for their bespoke service a few weeks ago and I'm so glad I went for it. Tijay maintained fantastic communication from day one and went above and beyond to deliver a personalised service.
