I’ve been testing TurboTenant as a small landlord managing multiple properties, and overall it has been a very helpful tool for organizing operations.
What I like the most is the centralization — having applications, lease documents, set charges, payment tracking, and communication in one place makes day-to-day management much easier. For independent landlords who don’t have a full system in place, this brings a level of structure and professionalism that’s hard to achieve manually.
The platform is especially strong for:
Collecting and organizing tenant applications
Managing leases and documentation
Tracking payments and generating records
Keeping communication organized
Cash flow tracking and deeper financial insights are limited, so I still rely on my own system for that. Also, while the platform is very functional, some areas of the interface could be more intuitive and streamlined.
Overall, I would recommend TurboTenant to small and mid-size landlords who want to bring more organization and structure to their process without overcomplicating things.
It’s a solid tool — especially when used as part of a broader system rather than the only solution.

Its a great service. I am on my 3rd year. Technology platform is impressive. It takes the hassle out if managing real estate. The more tenants you have the more you need this. Recommended.

The service is on point. They market your apartment at several platforms. This helps to get leads and quickly begins to follow up with questions to vet and an application process that is simple to potential tenants. I have used them for over 10 years now. I love that I can call customer service and there is always a super helpful person ready to help. The leases are great and I love how everything is on one site.

You keep forgetting my bank account information every month so it charges me an extra 20 dollars to pay my rent. I've talked to customer service and nothing worked. I wish I could go back to the good old days where you could just pay in cash and be done with it.

Works great so far. Lots of very nice features. They have some security measure that if left uncompleted, will lock you out. The team seemed to be responsive and polite, though.

The site is easy to manage as a landlord. The best thing is the valuable information it provides. If you subscribe to the upgraded services, you can list your property on multiple sites, and they do all the work. I also like the reminders they email you once you schedule a showing. So far, I am very pleased with the site.

I disliked the amount of control you have in seeing the finished lease. I do not believe their forms match the Colorado Commission. They spent more time trying to sell all their fees and I disliked how they interacted with my tenants.

Very useful tool when managing different properties with multiple tenants.

Their Faulty program removed money from my account for an apartment I wasn't applying for I then had to pay twice so the landlord I was applying for got my application in time now they wont refund me for their program removing money for an apartment I did not apply for I've sent them multiple messages and im just being told they dont offer refunds. They would rather me give them a bad review than give me back my 45.00. They lost my business and if you do choose to work with them just watch your bank account they like to steal.

I was trying to co-sign for someone and I found out from the landlord that they do not accept co-signers I told the employee at TurboTenant that and he sent me an application to fill out and said they would take are of this issue. Then the landlord called me and told me the same thing again so I was charge $55.00 and mislead from the employee and I cannot co-sign. Of course there is no refund, good way to rip people off.

Turbo Tenant has played a pivotal role in my success as a landlord. And has educated me as a landlord to know what to look for when renting to potential tenants.

I manage a property 9 hours away from me using turbo tenant. It gives you a sense of professionalism and it draws up a lease agreement in seconds. Definitely recommend
