Well had Opoitment 2pm and they call me…

Well had Opoitment 2pm and they call me 11am just to double ask if im coming and they agenct will wait for me. So i came at right time ring bell and door opens. There is woman she saying that there is miss understanding. That she let them know that she is moving out but next year. Not this one. The application is still on rightto move. Anyways i call them. They throw phone 5 times no excuses or anything just throw phone (told me sorry the signal is bad we don't hear you) don't deal with them. 8 days no one to call to apologize. Garbage agency

Looking into your account we can see that you had a viewing to go ahead 2 days ago, on Tuesday the 29th of this week.

To give you context as to what happened, we received notice from the existing tenant that they would be vacating the property. We agreed with them that viewings could go ahead between now and their leaving date. It was only when the first viewings arrived that the tenant in situ retracted their notice to leave, instead insisting it would be next year.

We contacted all of those viewing the property as soon as we found out about this. Unfortunately, it was a situation that was out of our control but we understand your feelings as a result of this. We can assure you that, had we been given adequate warning regarding this decision we would have been able to avoid this situation.

We hope you are able to reconsider this review, and we do wish you all the best with your house search moving forward.

Professional estate agents

We have had an extremely positive experience with Ultralet. The team is very helpful and responsive. Some people who deserve an extra shoutout are Raj (who showed the property and was very welcoming and honest), Jazmine (who dealt with our application and was again very responsive, calming us when the process was taking a little longer), Jack N (who oversaw our application, was quite responsive and helpful, and resolved all our queries) & Grace (promptly responsive through the website when we report a repair)

We also had some issues with the property that required repairs, which we reported through their website, and it was promptly resolved. The contractors from the Ultralet team who came were also very friendly and helpful.

Perfect from start to finish, Jazmine couldn’t have been more helpful if she tried! Even when I visited the offices and got done (by yet another friendly, helpful person) what I needed to get done and left. Jazmine still followed this up with an e-mail (as she was busy on the telephone was I visited the offices) to ensure if I had another further questions I could reach out via telephone or email and she would be more than happy to help, she has been a pleasure to deal with throughout. Just like the first member of staff (Sophie I believe her name was) that I dealt with via e-mail, to the lady I spoke to when I called up with a question, to the digital team via your website right down to visiting the offices and meeting some of the team, it’s so great to see that brilliant customer care and great service flow consistently throughout Ultralets as a company, super refreshing for property management services too! From bad and good experiences in the past, Ultralets is by far the best I have ever dealt with. Everything has been so clear, easy, user friendly - even down to the links sent to me and info on your website with that all the important info you forget you need when moving as so busy, it’s all so easy to understand and clear and then helpful staff on hand no matter what! - really, really good! Ultralets …..never lets

Never heard of this company and was passed details through word of mouth. Back story - Man in his thirties with his wife and 1yr old son looking to move up to Hull. Arranged and viewing, got confirmation and then planned everything about week in advance, day off work, packing for the night etc. Takes about 4hrs to get there from London and I get an email stating the viewing is cancelled due to landlord considering an application Called the company and the initial person I spoke to Sophie Ombler who dealt with me and my wife and we made it clear to Sophie where we’re coming from far and we have a 1 yr old. (This was going to be my 2nd experience). 1st experience was disgusting they did the same cancelled a viewing soon as I was on the way to Hull and ended up showing me a house for the sake of showing me one which was not what i wanted.

2nd time lucky - same again. Poor service. These lot could not even flog fruit at the local market. When I called up the Sophie O is no longer available as busy so put me onto another Sophie (yes there’s 2). I can only apologise over and over again with the excuse that cleaners are in the process so we are waiting for key on another property NOT the one I wanted - Excuse me!….on the day someone from 200miles is coming to view the place and you’re telling them that! BASICALLY this is a very very poor company who’s moral are wrong. They’re all wrongens and I would stay well away from them. Jake I expect a call from you at some point to take my complaint for the 2nd time in my 2nd experience of Ultralets. If anyone reading this knows other estate agents in Hull just not this one I’d be happy to persue.

Extras. The 2nd Sophie kept repeating herself and tried gas lighting me, you cant speak to me like this (smile). They will gaslight you do not fall for it. These are shallow people working for money not caring about you or your famillies and what they make you go through.

Mr Khan, we understand that you are frustrated about your viewing being cancelled after preparing to make the journey across to Hull from London.

It is, however, unfortunate that an application has been accepted on the property you wished to view on Tuesday, following your booking being confirmed the Thursday before. Our attempts to contact you on Tuesday morning, at around 08:43 am, to advise you of the need to cancel the viewing were met with no answer, we followed up with an email, as is the procedure.

We appreciate that you consider our notifications to be a last-minute cancellation, however, we can only act upon the information we have at any given time. Upon our return to the office on Tuesday morning, seeing the confirmation from the landlord that they were accepting an application, we contacted all affected individuals to inform them as soon as we could to avoid any further inconvenience.

Legally, we are obliged to only take one application on a property at any one time. With this in mind, we take it upon ourselves to contact all who are booked in for viewing to cancel so as not to waste your time, once we know that the landlord has made their decision.

Whilst we do understand the convenience of talking to the same person throughout your journey, there may be times when that individual is unavailable but the rest of our team are equally skilled to be able to deal with your query (even if they share the same name).

We are disappointed to hear that you felt as though our colleague was gaslighting you, but we can assure you that our team are trained to handle all calls with respect and patience, even when that isn't being reciprocated.

We would like to wish you all the best in your search for a new house, wherever that may take you.

A company anyone would like

I identified a property that I was very much interested in and then I initiated an application with Ultralets. Sophia is wonderful and very straightforward. I will encourage anyone to make use of their services. It was to my surprise that Sophia was absolutely fast with updates replying my emails almost instantaneously. When I finally met all the requirements, my application was transmitted to the landlord immediately alongside others and after a short while I received a massage that my application was approved.

Highly recommend!! An excellent letting agents.

Ultralets have been brilliant from start to finish. They have been very transparent about the rental process, the application process - which was exceptionally quick! They have been supportive and helpful in understanding the move in procedure and have given information whenever we have asked and in plenty of detail. They have kept us both in the loop throughout and have worked to achieve a satisfactory end in our search for a new home. I would highly recommend completing your property search with Ultralets! The only niggle which prevented a 5* rating would be the short viewing time slot. 10 minutes for the viewing was not the best and would recommend they review this moving forward so that any potential clients have enough time to see the property they wish to rent/buy.

Top notch insurance advice

I recently asked Ultralets's Insurance Advisor, Jack Newton, to look at my buildings and home contents insurance to see if he could either match my current policy or find one that was cheaper and better value. He was able to find a new deal that was cheaper and better. The whole process was made very easy, with no stress, due to Jack's professionalism and expertise. So, thank you, Jack and I would thoroughly recommend Ultralets for sorting out and dealing with any insurance issue. I will definitely be using the services again.

Be aware of your deposits

I recently moved out of an apartment that I rented through Ultralets.

I have found the full team helpful whilst moving in and moving out of the property however.....

I am now in a dispute over deposits with their Managing Director Spencer Wood sending quite agressive responses to me claiming my deposit back

Very very luckilly I am protected by a Deposit Protection Scheme.

The things that Ultralets are trying to claim against my deposit are classes as cosmetic or general wear and team however are claiming nearly £1000 in costs

Some of the items they are claiming for are.

-tightening a screw
-applying some sealant to a shower screen

There are a couple of damages of which I have reduced from my deposit generously.

Being charged £150 for a deep clean when the apartment was left in immaculate condition besides the black mould that the apartment is riddled with due to the apartment having no insulation (Stated on the EPC rating) and being damp 6 months of the year (something i would probably have been within my rights to withhold rent for but didn't.

Just be careful and do not rent with Ultralets unless you have some form of deposit protection in place

Also stay away from the Zinc Building in Hull, High street if you see them advertise it. unless you are happy to sit in what is nothing more than a shed throughout the winter months and will cost you £000's of pounds replacing your own belongings because of the damp issues that Ultralets and the Building Management company will not address

We understand the importance of deposit protection for all tenants, and that is why we are more than happy to follow our legal obligation to protect every single deposit, that comes through Ultralets, with a registered deposit protection scheme such as the DPS. These agencies are in place to independently handle the tenancy dispute process to mediate a resolution between yourself and the landlord.

I would like to start by clarifying that any communication you have had with the DPS and dispute resolution through Ultralets has not been with our Managing Director. Our DPS account is registered in the name of the Managing Director, but he is not directly involved in any of the dispute processes.

We’re not entirely sure what ‘aggressive’ communication you may have had from us. All we have communicated with you is the sending of the itemised breakdown of the deductions from the deposit via a quote from our works team, sent through the DPS. We also received your request for the DPS’ contact number when you were unable to access your account, which we happily provided, and your request for a copy of the exit report.

As you will see in your correspondence with us, you were advised that at the point of your request for a copy of the exit report, the case had already been disputed. As such, we would send a copy directly to the DPS on your behalf as a port of the dispute process.

We understand that you may not always agree with the points on the deposit deductions, but that is exactly why services like the DPS exist, to enable you to make your case against any deductions that you are not in agreement with.

We are sure that you understand that the nature of cleanliness is subjective, what someone may consider clean and tidy may not be adequate for someone else. The responsibility then falls to the landlord/agent to prove the unsatisfactory conditions through the DPS.

We completely agree with your sentiment that people should not rent without Deposit Protection in place, that’s why we would encourage all future renters to rent through an agent who is a member of a deposit protection scheme, like Ultralets. Every single tenancy deposit is secured and protected, and we will always advocate for the rights of tenants during their tenancy and to be able to pursue deposit disputes.
