Caution! DO NOT BUY HOME FROM VICTORY HOMES OR HOMES BY SAGA

Caution — read other reviews carefully and consider them before making a decision.**

My personal experience with Victory Homes has been disappointing. During the purchase process, my extended island feature was removed from the contract without a replacement option. I was told that if I didn’t sign the amended agreement, the purchase could be cancelled. And that there are other people waiting to buy. Red flag 🚩

When I moved in on February 28, 2025, I noticed the floor appeared smudged and scratched. I reported this right away, but as of August 11, 2025, the issue is still unresolved. Baseboard and painting work also remain incomplete, and I was unable to proceed with my 3-month warranty service because of ongoing delays.

Jitin, the new warranty representative, has been professional and responsive, but in my opinion, the overall post-purchase follow-up has not met my expectations.

Based on my own experience, I would encourage potential buyers to do thorough research and be fully informed before committing. If you know of any homeowner resources for situations like this, please email me.

Updated Review – Victory Homes (Nearly 1 Year Later)

My experience with Victory Homes has significantly worsened over time, and I regret choosing this builder.

I took possession of my home on February 28, 2025.

More alarming are the plumbing failures that began shortly after moving in, (2.5 months to be precise). We experienced multiple toilet and bathtub backups, gurgling sounds, and drainage problems affecting more than one bathroom. These are not minor inconveniences—they raise serious concerns about poor workmanship or possible construction. Rather than investigating, Victory Homes dismissed the issues leaving us to deal with repeated disruptions in a brand-new home. The most recent incident was Jan 20th, now waste water leaked all the way from upstairs bathroom, to main floor ceiling all the way to the basement ceiling. Please explain to me how this is possible for a brand new built home?!

Victory Home Warranty support has been extremely poor. While the warranty representative initially appeared professional, communication eventually became inconsistent and ultimately non-responsive. Follow-ups went unanswered, and accountability was nonexistent. I have spoken with a few Victory home owners in the neighbourhood and it’s fair to assume that they feel the same about this company.

Victory Homes may deliver a house, but they do not stand behind it. Their post-purchase care is disorganized, dismissive, and unreliable. If something goes wrong after you move in, be prepared to fight for basic support—or be ignored entirely.

I strongly advise potential buyers to think twice, research extensively, and understand that once Victory Homes has your money, you are largely on your own.
Do yourself a favour and give your business to a builder who treats homeowners with respect, responsibility, and integrity.

Our experience with Victory Homes has…

Our experience with Victory Homes has been extremely disappointing. The overall quality of construction is poor, and it’s evident that the build was rushed with little attention to detail. Our driveway has deteriorated completely because the concrete wasn’t set properly, leaving it cracked and unstable. The windows were also installed incorrectly, resulting in water damage — yet the company refuses to take responsibility, claiming the “1-year warranty” has expired.

Their customer service has been unhelpful and dismissive throughout the process. I strongly advise anyone considering Victory Homes to think twice — the lack of quality, accountability, and care will only lead to regret.

I would give Victory Homes/ Homes by…

I would give Victory Homes/ Homes by Saga anything less than 1 star right now. I have had the worst experience during the building process and post-possession with victory homes and all the reviews I am now seeing online clearly depicts my experience. The most annoying one I am currently going through is that when the weather is very cold outside, the heating system will not heat past 20.5degrees, leaving the entire house extremely cold for my 1yr old that hates being covered when she goes to bed. I have emailed severally to get this looked at but no one seems to be paying attention to of these. I am tired of trying to reach out to them.

Do Not Buy from Victory Homes or Homes By Saga

After investing close to a million dollars in what we believed would be our dream home, my wife and I have been faced with a series of disappointing construction and design flaws that have significantly impacted our living experience.

The craftsmanship of our home has been underwhelming. The laminate flooring was improperly installed, leaving noticeable gaps and dents that were present even before we moved in. The cabinetry, which one would expect to be of high quality in a higher-end home, is anything but. It’s not only cheaply made but also poorly installed, resulting in doors that interfere with each other when opened.

The framing of the house is not square, which is a fundamental issue in construction. Moreover, the cut-out dimensions for our high-end appliances were inaccurately sized, rendering them unusable. This has led to our fridge, freezer, double oven, and dishwasher being temporarily housed in our living room, as they do not fit the intended spaces. The additional cost and inconvenience of modifying the cabinetry to accommodate these appliances are both unexpected and substantial.

When we approached the builder with these issues, only the minor concerns were addressed. The lack of transparency regarding the specifications of the appliances has been very shady as they have been trying to avoid fixing the issue.

The instability of the dining area floor due to the I-joist installation and the placement of the heavy island is particularly disconcerting, as it causes noticeable shaking throughout the kitchen area. This will need to be addressed later with a load bearing wall in the basement. This is again a huge additional cost due to poor structural engineering.

I urge potential buyers to consider these experiences when making their decision. It may be prudent to opt for a builder with a proven track record of quality and reliability. The peace of mind that comes with good construction practices is invaluable.

NO FOLLOW UP AT ALL

I did not buy the home new (7 years old) and called to ask a question about the drain in the upstairs laundry. I left 4 messages on their voicemail and one with a lady in person.............absolutely no response to me what so ever.......extremely poor customer service....
What if i was calling to book an appointment to buy another home......SALE LOST........

Avoid at all costs

TL:DR Victory Homes was the worst sales experience I’ve ever dealt with and should be ashamed of their actions and antics. Buyer beware, do not buy from Victory Homes. Ken and/or Victory Homes will say one thing, but the contract will say something else. Do not trust these guys. I originally typed out the entire saga, but even my condensed highlight version has stuff missing as I'm over the character limit

Lowlights
• Delayed during negotiations, assuming waiting for a better offer. This included getting told to drive back out to the Fort to initial a counteroffer before they would even look at it (over a day after we countered).
• Contradicting stories regarding something we wanted included in the deal. First saying it would cost way more, crossing it off the offer without informing us why, and then coming back with a secondary story explaining they didn’t want to be held liable for it (The request was to get a remote for a blind)
• Ken (Sales person) verbally promised us $300 to $400 on possession to do the remote ourselves, but we never received it.
• Not wanting to remove a 48-hour clause that would force us to remove conditions or lose the house. Our only condition we weren’t comfortable removing was “subject to sale of house.” Even when we sold our house twice, yes twice as it had a backup offer, within 8 days on the market Victory Homes would not remove this clause or modify it to “subject to completion of sale of house” which is fairly standard. After some days of back and forth they removed it as this condition essentially would allow them to backdoor us for a better offer.
• During our scheduled well in advance home inspection time our salesperson, Ken, failed to show. He had his car in the shop but failed to let us know leading to us standing in the cold (with a 3 month old) until someone could be called to let us in. We had to call him when he no-showed, which is unacceptable.
• After the conditions were removed, we were approached for nearly $50K due immediately. They wrote the contract to show the down payment was due the second conditions were removed, despite us being crystal clear the down payment was equity on multiple occasions. Ken ignored this when it came to the contract. We agreed to pay an additional $5K right away with the rest coming from equity on possession day. On arrival to deposit the bank draft they pushed for the remainder coming BEFORE possession date once again, clearly ignoring our equity conversation yet again. This took 20 minutes of arguing to be resolved.
• Asked to sign documents, after the contract had been signed, that had literally no relevance to us (they were for people building with them). Included in these documents were the right for Victory Homes to move the possession date for no reason (despite being less than a week away) and the ability for them to charge us for materials (as material prices were increasing for 300% for builders).
• Failed to remove the listing in an appropriate time, still showing it for sale despite being in violation of RECA. On top of this they finally removed the listing three days prior to possession, but they removed it in a way so they didn’t need to “report” what it sold for.
• Failure to send purchase contract and documents to our lawyers in an appropriate time, almost causing delays if we weren’t on top of things. Three days before possession we finally had to notify them as they still had yet to send anything.
• Failure to pay our Realtor for 4 weeks after possession, in which her office needed to get involved to finally get a cheque cut.
• Issues noted after moving in are still not fixed after a month of possession. One specific trade that Victory hired decided to no-show on us after scheduling a time.
