Vine Estate extended a professional service
Vine Estate followed a professional approach from day one we got connected . They understood our requirement well & kept us informed on the progress from time to time . From day of going out to the market , tenant was located with in 2.5 week. Handover to Tenant was smooth & they have settled in well . All in all a great experience .

Didn’t trust the tenant even after seeing the new statement. I wish I could give less
He just played until the very end. Never again!
To reply to your comment, we did not know about the CCJs, and you also said that it would not be a problem if paid the same day which it was. Our income was including the tax and would have been fine anyway since as you know my current house is more expensive than that one and we would be sharing everything anyway.
The payments were bouncing back, but also they were paid the very same day. Even as you saw, the income on the card was higher than six thousand also because I had an online shop that I shared and so I shared that card too. So you should have asked why those direct debits were bouncing back, and I would have explained to you everything, and since my bank never had an issue with this, I don't see why should you.
Your alternatives were not the best at all none would pay upfront the whole year and also for the guarantor the requirements were a bit too much.
I'm sorry, but you did not do your best to help us since you did not trust us even after the references from 3 landlords all probably saying that I have never missed a rent payment or bills payment.

It is quite disappointing that you have felt the need to leave a negative review, given that we were misled from the point of taking down your offer where we were informed that there were no CCJs and your income was higher than what it really was.
Should this have been made clear prior to you paying a holding deposit and us commencing the referencing checks, we would not have proceeded with your application and would have told you that this is unlikely to pass and would not be something we can move forward with.
As I have explained to you both individually, based on your financial circumstances (payments regularly being returned due to lack of funds in your account, in addition to the points listed above), our referencing company have deemed you to be too high risk to take on as tenants.
Having discussed this with the landlord, we have provided you with alternative options, such as offering you the option of using a guarantor or even paying for the full term of the agreement up front, however, you declined both of these proposals.
We kept you informed and updated as to how the checks were going regularly and even before the checks had been completed, I personally ensured that you were aware of the situation, how things seemed to be panning out and the likelihood of the referencing checks being passed.
I have tried my best to help you with moving into a new home but unfortunately, I do feel that should you have been clear from the outset, you would not have wasted your time with going through our referencing process only to be told that the checks have not passed.
As an agency, we do have criteria that all applicants must be able to fulfil in order to pass the referencing process. Again, as I have already explained to you, this is in order to safeguard the interest of the landlord and ensure to that the risk of a tenant missing payments or having problems with their financial obligations going forward issues are minimised.
I do hope you have taken my advice on board which I offered to you both over the phone and do find yourself a suitable new home in the future.
