I used the Abbeywood branch.
They were so good at keeping me in the loop and chasing the buyer.
I was really impressed with their communication and in getting my property sold promptly!

Requested more info on a property, they replied within a reasonable time asking questions, as soon as i advised i would be getting help towards rent they completely ignored me even after chasing!
As a tenant, they will do nothing for you, ever! You have to suffer their benign inspections, which are never beneficial to the tenant, as repairs are ignored in favour of the landlord. I was even told by one of their rare but honest agents how cheap my landlord was! Agents will suffer sudden bouts of amnesia even when questioned by Environmental Health. You will likely never see your deposit again, so consider taking your money to a more reputable Estate Agent unless you want to swim with Sharks. I wish I could give them a minus score.

I had a really dreadful experience. They accepted an offer for my house without my knowledge or permission, after I had told them in writing, on the phone and in person that I did not accept it.
I told them that I would accept a certain offer if there was no other interest in two weeks. Two weeks later, I had two new viewings arranged, so I told Ian Palmer on the phone that I didn't accept the offer. The next day, Maria Porter did the viewings and I mentioned that, obviously, I hadn't accepted the previous offer. She told me that she had heard Ian on the phone that morning telling a broker that I had accepted their client's offer. I said she must have misheard as I had told him that I didn't accept the offer. She sent me a strange email a couple of days later stating that I had a buyer, so I then told her again, in writing, that I hadn't accepted the offer.
Shortly after that, they took my house off the market without informing me. I only found out because someone noticed that it was no longer on the Internet. When I asked them for an explanation Maria Porter responded in an extremely rude way. She sent back to me the email that I had sent previously saying that I would accept an offer if there was no other interest in two weeks, and said that as there had been 'no other interested parties' at that point Able Estates had told the prospective buyer that I accepted the offer. The prospective buyer then made a mortgage application and the lender requested a survey, and AE took my house off the market because of that.
Very bizarre as there were two new interested parties, i.e. the people who requested a viewing, and I told Ian that I didn't accept the offer.
She seemed to be trying to persuade me that actually I had accepted the offer and that I was confused. This is called gaslighting.
I reminded her that I had told her and Ian that I didn't accept the offer, and she suggested again that I was confused. She said that where communication was done by email things could be 'lost in translation' and that it would have been better to speak in person. This didn't make sense as my email saying that I didn't accept the offer was extremely clear, and we did speak in person.
She and Ian Palmer did not put my house back on the market although I asked them to do so several times.
Also, before it was taken off the market, I was suspicious about the fact that I had had so few viewings (although the house was near the Elizabeth line, had a garden etc.) and asked my aunt to try to arrange one. She contacted AE on 29 Jan. and received no answer. She contacted them again on 1 February and was told by Kevin Mitchell that the house was under offer and a survey booked. The offer was the one that they had accepted without my agreement and no survey was booked. She asked if she could be informed if there was a change and Sue Emmott said that she would be but when the sale later fell through noone contacted her. My aunt has forwarded me her correspondence with AE. She could have been a cash buyer and/or someone who would have made a higher offer.
I thought that I had to go along with the sale they had agreed as they refused to put my house back on the market. They seemed to have fixated on one particular offer.
No memorandum of sale was issued, and apparently the buyer was not asked to provide an agreement in principle as the sale fell through because the buyer's mortgage application was unsuccessful.
Just before they told me that the sale had fallen through, the sent me a strange, hand delivered letter asking if I wanted to go ahead with the sale. I think they were hoping that I wouldn't respond so that they wouldn't have to admit that the sale they forced on me had fallen through.
I have had to go to another estate agent and have lost about three months.
Many other things were done wrong as well.
The photos taken initially were of poor quality. There were less of them than there were for other listings on their website, so I asked if more could be added, in particular a second one of the living room.
They added a photo of the hall which had clearly been taken for another sale as it had a wardrobe in it which is not there now. And a picture of a garden bench which was pointless.
It was not possible to see from the listing which maisonette was being sold, so people looking did not know that it was a ground floor one with a garden.
I did not get a chance to approve the listing.
I had three viewings and only got feedback on one of them.
Finally, Peter Jones sent me an email that was so rude and nasty I could barely believe what I was reading. He also referred to me as 'mental' when he was at my house to take the photographs.
I've been looking for a rental property for a couple of months. The process has been long, stressful and at times the estate agency was unable to match our requirements for the property we needed. But as soon as I contacted Able Estates, they were able to find a property for us straight away, within a couple of days we had the viewing done, paperwork completed and began our reference checks without any hindrances. It was only a matter of days where we signed our rental agreement. I am so happy that we signed up with them and really appreciate their help in helping us find this home. I would always recommend Able Estates to everyone.
The agent that came to show us the viewing sugar coated the property and been a 1st time timer he misled me in bidding and we had to bid extra 30k for a property not worth it. Everything in the house were outdated e.g consumer unit, no insulation in the loft which makes the house too hot, asbestos, drainage(too bad)
My advice: always go with a builder If you are buying a property with them.
I meant to write this a while ago. Having used dozens of estate agents all around the country over past 20 years - buying selling and renting, I've found Able ( I've used them for a tenant find) to be amongst the best. I've mainly dealt with Ruth and she is very efficient and helpful. Other staff I've dealt with have also been very good - they actually answer the phone and return calls which is better than most! Would definitely recommend.
