Property Sale

Communication throughout the sale process was excellent. Having sold another property recently with another solicitor, the service provided by AC was far superior. Contracts were handled in a timely manner and financial figures were communicated clearly. Chris Comfort and Alannah Russell were professional and a pleasure to work with.

Selling Uncles Property

I was selling my Uncles property and used Aberdein Considine. This was my first time I have used them and I was pleased with the service I received from Caitlin and the staff in the Ellon office and latterly Julie in the Aberdeen Bon Accord Crescent branch. The staff were very helpful and dealt with any queries I had quickly and efficiently. Overall a very good service.

We had the displeasure of having to use…

We had the displeasure of having to use this company when remortgaging our house, every single document they sent us we had to wait a week (sometimes longer) for return correspondence. On the final document- standard security which required a witness to sign as well myself and my partner, we filled out and signed as we had done with everything else, only to hear absolutely nothing for another week and then receive an email with said “secure document” returned to us stating that a signature was “illegible” not only did they send a secure document with all our details over it by email (not secure), they then didn’t tell us which signature wasn’t illegible so we had a 1 in 3 chance of guessing the correct signature. We explained at the start that everything was being done on a timeframe to avoid any potential double payments which would leave us in an extremely difficult financial situation. We knew it would potentially take time to complete, however we started the process in time to ensure a double payment wouldn’t happen. We then downloaded the form, filled it out again (with a new witness this time) and sent it back via email as there was nothing stating we had to post it. We then received a reply via email 1 week later stating that unfortunately we couldn’t send the document they sent us via email as this wasn’t “secure” and that it had to be posted. We then had to spend yet more money printing, scanning and posting (1st class recorded) said form so it was guaranteed to be received. We were then given a completion date of the 30/09/24 - all funds etc to be transferred, low and behold this was not the case and as of yet funds have not been transferred and yet again we are having to phone/chase up as we’ve had absolutely no communication detailing any delay. This service (if you could call it that) has been nothing but incredibly stressful, if I am paying you for a service I then shouldn’t have to chase you to do said service, I DO NOT recommend this company.

STILL Apalling!!

STILL Apalling!!! My remortgage was in 2022...yet 8th May I receive an email from AC saying because they did not check my mortgage deed properly it needed to be re-signed. The Land registry informed them on 27th March saying in 20 days the deed woudl be cancelled if no response. I received an email from AC on 8th May, 6 weeks later. They are lazy, incompetent, arrogant and useless. DO NOT TOUCH THEM!!!

Professional, friendly and reliable service with transparent costings.

I contacted Aberdein Considine for support on two legal matters to do with property ownership and was referred to Alannah Russell. I had no real understanding of the legislation applicable to either of my areas of concern. From the outset Alannah had a friendly and very professional approach; taking time to explain the processes and standards involved and promptly providing quotes for both jobs. These quotes proved to be reliably accurate and were a great help to me in planning the necessary expenditures.
Throughout the whole exercise Alannah was readily contactable and prompt to respond via email and telephone. Nothing to her was too much trouble, which all added to the high quality of customer care that I experienced. I fully recommend her and mainly because of her, Aberdein Considine for friendly, professional service with transparent and reliable costings.

Buying a property

Claire and her colleagues helped make buying my first property, as smooth as possible and were always available for any queries or issues.
Claire was efficient, helpful and nothing was ever a bother.
I could not recommend Aberdein Considine more highly.

Father Legal support during divorce and child welfare hearing

I can't fault the support and guidance received from Tom Main at Aberdein and Considine during my recent divorce and child welfare hearings.
Throughout the entire process I was kept up to date and aware of what to expect during a difficult period. As a father I wasn't sure of the chances of success but with Tom's help I was able to win my case and secure my son's future.

Unprofessional and all over the place

We payed our bill of 300 using the matter number and link they told us to use. They now emailed to say they cant find it. They asked how much we paid. How would they not know how much when its their bill? Awful communication and completely unprofessional. We have proof where and when we sent this money so pretty sure its a them problem if their cashier cant find it using the link and matter number THEY provided. Never dealt with such an unprofessional solicitor. This has completely ruined my weekend and stressed me out no end. We will not be paying twice so they can find it!Not our problem.

14 months for a Cohabitation Agreement which still hasn't been finalised

After 14 months I am still waiting for a basic Cohabitation Agreement to be written up and completed. I've gone through months and months of chasing the solicitor for this to be fobbed off with emails claiming they are busy with other aspects of their workload. It is disappointing as I had no problems having my Will drafted by them. I won't use Aberdein Considine for any legal services in future.

Tom Main and Charles Fraulo

Tom Main has helped me through a very tough time getting me shared custody of my 6yr old son. His professional and friendly advice carried me through nearly 2 years of the legal process. Very disappointing

Very disappointing. The company confirms viewing at Monday 4.30 PM. We drive up all the way from Dundee. No one has turned up. We phone the company. They tell us the confirmation is subject to us sending deed and other details. The company had asked for the details but there was no indication in the email or conversation that the confirmation of appointment was subject to us sending all this information. Was it unreasonable to think they needed the information before sign off? A wasted day, now on our way back to Dundee. Thank you Aberdein Consedine.

Absolutely the worst conveyancing…

Absolutely the worst conveyancing service I’ve ever dealt with. Ever. I’d give negative stars if possible.
They are the solicitor on the other side of a transfer of title and my onward purchase is now going to be 2 weeks delayed because they’ve lied about not receiving paperwork, not requested redemption statement despite knowing well in advance the planned date for settlement, not planned suitable alternative cover for a solicitors annual leave which has taken 4 days to resolve. Completely disorganised and they’ve made a really stressful separation significantly more stressful and much more costly as I had to arrange alternative accommodation for 2 weeks.
I cannot stress how completely awful this company is.
As a previous mortgage broker, my clients ALWAYS had issues when AC were their conveyancers for remortgages, and I can’t believe that now, despite not choosing them myself, they are still managing to screw me over.

14 months & still not completed my…

14 months & still not completed my re-mortgage, slightly more complicated than most, being an Inheritance, but every party is in agreement? This company was provided by my Mortgage Provider (BOS, i.e. Lloyds), I do hope they take them off their list, going by mine & 31% Total & 100% of the other 1 star reviews. Only 1 reply to all those disappointed customers. That speaks volumes of how they disregard their clients. Exceptionally poor communication, to the point it only happens when I chase them up. Forms like the Standard Security for the mortgage Lender were signed (2nd time) after my Sister received the funds, is that even Legal? Errors in the Title deeds form sent to Land Registry (Does no-one check these before filing) That extends the delay by x? amount of months. Land Registry contact them about the error, they wait till you contact them about what's taking so long, they then send documents out to be signed correctly, that goes to Land Registry again... That was in September 2022 & still not heard anything? I honestly don't know how they are in business. I have been too complacent with them.

Highly recommend the Aberdeen team

Highly recommend the Aberdeen team. They recently managed the complicated sale of 3 properties for us. Samantha's calm and professional approach made a stressful situation so much easier. We were hugely grateful for her expertise and support. We also benefited from Fiona's knowledge and experience completing our sales and new house purchase all on time. Nothing was too much trouble. Right now we are settling into our new home and couldn't be more grateful to everyone at Aberdein Considine for their considerable help.

Poor service level

The company was introduced as the solicitors for the lenders I got a remortgage from. Apart from a series of documents they sent early in the process (which was returned to them) the company was absolutely disappointing in communicating the process. I had to write to the mortgage brokers and through them to the lenders and after several weeks they started to answer too briefly, incomplete and intermittently. It took weeks to complete the deal from the initially agreed date and after completion there are things to clear with the account they seem to have forgotten about.

Complete Shyshters

I used Aberdein Considine on two occasions earlier this year, both for remortgages with NatWest as part of their package.

I found them to be absolutely appalling. The staff who answer the ‘phone are pleasant and helpful but the overall service was dreadful.

The first remortgage was completed during February this year and they managed to miss the requested completion date despite having been given plenty of notice. I explained that I was out of pocket because of their carelessness and they refunded me the difference in interest within a few days.

The second remortgage should have completed on the 3rd May this year but was delayed until the 13th May. I had asked for the 3rd May during the previous January. Aberdein Considine ignored their error in the dates, were almost impossible to reach by telephone, did not respond to emails and did not respond to my letters that I started sending on the 18th May. On one occasion I was told that my email had not been opened because it was in a ‘completed’ box.

On the 2nd August I made complaint via the Legal Ombudsman and on the 3rd October I was told that Aberdein Considine had not received any of my three letters explaining my grievance.

Interesting, on the 1st November I received an offer of the amount of interest I had lost. This letter included an extremely cursory apology and a very clear statement telling me to abide by the Legal Ombudsman’s guidelines, completely ignoring the fact that the only way they reacted was under pressure from the Legal Ombudsman. They did pay into my account immediately.

The Legal Ombudsman’s procedures are not onerous and I would encourage dissatisfied clients to use it.

I consider this firm are complete shyshters and should be avoided at all costs.
