No way out.
Where to start.
If you plan on buying an appartment that has this company as housing, dont. They will take you to the cleaners and then invoice you again even thought you have paid. They will triple your service charge when the building itself isn't safe and the fire and rescue services head office have to get involved. It will leave your appartment unsellable. No moretage will offer and no invester will invest. You will become trapped and miserable with no out as you slowly get more and more into debt trying to stay afloat. Do not subject yourself to this life we are living.

Avoid Buildings where Anthem Manage
We're living under Anthem Property Management, previously Hazelvine, and they do absolutely nothing, except take our money. It took 4 years and over 100 emails plus numerous phone calls for them to repair a leak in my bedroom ceiling, and during that time, I had to sleep on a sofa as I have lung problems, (COPD & ILD), and the black mould was dangerous for me. They ignore emails, except for the Accounts Dept., who email you immediately if you say you're withholding your payment, however, the Maintenance Team just ignore the maintenance requests. Our flats have gone down a lot in value due to the state of the block. (by approximately £20,000), due to no maintenance being carried out on the outside whatsoever. I have lived here 8 years and whether they were Hazelvine or Anthem, the service is still non-existent. Currently speaking with professionals to see what the next steps are to removing them from their position, as the amount we pay for the service charge, we deserve a Management Company who cares about both the property and its residents.
Update 20/02/26 - After being told in Anthems Trust Pilot response that someone would contact me in 2 working days, we're now 6-7 working days in. I emailed Anthem again on Thursday 19th February to say that no-one's contacted me & should I update my Trust Pilot review. Exactly 2 minutes later the person mentioned in Anthems response emailed me back to say they would respond by the end of the day, however, no response received. I've emailed them again today, however, again no response. This is standard practice for them.
In my first review I wasn't clear about the present problems we're experiencing. We have a long list of necessary repairs required and I have sent 12 emails over the course of the last month, to which I have received NOT EVEN ONE response. This again, is standard practice for them.
I have also given them some financial queries as there are some suspicious activity within their charges and end of year statements. They have claimed for things they haven't done, including the stairs hand rails inside the building. This was never done, however, was on their financial statement. They also claimed for interior decorating that hadn't been done, and they only done this last year following concerned residents bringing it up to them.
I believe it's time for a forensic financial analyst/investigator to look through their Accounts.
Sending my 13th email, (numbering communications as advised by professional body), to them today, which I'm sure they have no intention of responding to. At least by them acting like this, it only strengthens our case for when it will be needed.

Terrible management company
Terrible management company - had contractors washing the windows with paper towels, urgent maintenance issues are treated poorly with no urgency at all - requiring follow up phone calls to get anything done. Unbelievable how much they charge for getting someone to cut the grass

Extremely poor service, way worse than when GEM Managemnt used to run the service
My experience when Anthem took over the magement of our block of flats from GEM has been distressing. I have been reporting a leak through the roof since October last year and still there has been no resolution. The leak has been getting worse, we have damp in our flat, mould and a damaged ceiling not to mention health concerns as a result. Most of my emails are not responded to and I am not told of next steps. Our building is in Slough and will be happy to share the details to get this looked into. The service is extremely poor.

Anthem Management Bristol - Easily one of the worst management companies out there. Rat infested, doors/gates/lifts broken for months without fix and constant delays on getting contractors and terrible at communicating. Would avoid any dealings with these people.

I am a new home owner on a leasehold…
I am a new home owner on a leasehold agreement with Anthem Management. They are slow at responding to correspondence. They have addressed my service charge to the previous owner and have left the lift broken for months after moving into the building. Truly terrible customer service, whilst increasing rates above inflation with little justification. I wouldn't mind paying increased rates if the service was close to good.

Using homeowners as a licence to print money!
This company does not deserve even 1 star. They have raised their management fee on my estate by £4000, in two years with no consultation or justification. This company is a cartel. I strongly advise anyone who sees this company contracted to manage when purchasing a home to walk away to save your mental health. Private estates are not regulated and companies like Anthem are using homeowners like me to print money! Its disgusting.

I'd give half a star if that was an…
I'd give half a star if that was an option. Totally useless managing agent. Takes ages to get through and when you do the person you're speaking to hasn't get a clue. They promise the 'manager' will call you back. So far I'm on my 4th promise and no phone call. Today I was on hold for 43 mins (& no 1 in the queue) then told to leave a message only for the system to tell me I can't leave a message because the mailbox is full. They sent an email at 2pm on 2/12/25 with loads of information about a potential new insurance policy for the block and in the letter it said "if we don't hear from you by 2/12/25 - the same day - they will assume we are happy for them to proceed!!!!!!!!!!!! The cheeky buggers. I have so many other issues with the agent. One hand doesn't speak to the other. They are afraid to speak on the phone always hiding behind emails. Our communal services are shoddy put they have the temerity to refer my account to their collection solicitors despite the fact that I make regular monthly payments which are reducing the arrears. Arrears which accrued because they we unable to provide me with a service charge account when I first bought the property.
I could write so much more but I am too frustrated and a bit angry with these idiots. We'll be moving our services elsewhere.
Avoid them if you can.

SALES PROCESS IS SHOCKINGLY AWFUL
Having read reviews about the selling process and speed of Anthem Management and losing buyers due to delays in replies I was very nervous when I began the sale of my flat.
I hoped I didn’t have the same experience. Sadly, here I am feeling I have no choice but to leave a review. We have already lost one purchase. Thankfully the buyer is hanging on in there but not for much longer.
It’s really disappointing that it takes not just weeks but months to go through this process. You pay the management fee for the pack, get the pack then silence for weeks on end.
I have raised a formal complaint in the hope that this will finally conclude things but such a disappointing service.
EDIT: This has now gone to their complaints team. If responded to and resolved within a reasonable time frame I shall remove this review and hope processes are changed going forward.

AVOID at all costs
AVOID at all costs. Whether you are a contractor/supplier or a home owner AVOID.
If you are a contractor you will either be paid late, or won't be paid at all.
If you are a home owner, the property won't be managed well, things will break due to their poor management & maintenance and you will be the one that has to pay for their poor management.
They ignore emails and questions, and then have the cheek to ask for thousands of pounds with 1 months notice and threat legal action & additional fees if not paid within that period.

Correction to incorrect review
Yesterday I wrote a criticising review about a person who I was convinced works at Anthem in Folkestone. However, having spoken to a senior person in that company, it appears I was talking to the Leeds office and not Folkestone. I have now had my issue addressed and am happy with what has been suggested. I am therefore withdrawing my negative review.

Bully people with disabilities
Bully people with disabilities. Do not understand how they pressure mental health. Cannot understand how to account manage. Refuse to make reasonable adjustments. They should be investigated by watch dog for the lack of communication as they intentionally try to avoid questions and pressure payments with short turn around of time.
They don’t send receipts for payments you make.

Horrible company
We recently canceled our contract with Anthem management limited who used to look after our block of flats.
The service is particularly poor and they are unresponsive. Their staff , at least the ones we dealt with at Head office , are incompetent to the point of wilfully misleading
For the past month they have held on to a substantial amount of our money , by which I mean tens of thousands of pounds.
The two staff within their off-boarding and finance department (who Anthem complained to Trustpilot that we named in the original post and have now been removed ) have constantly made ridiculous excuses for why they can't send us our money.
If you're reading this review I suggest you never have them as your management company .
Edit. I find it completely amazing that after the first submission of this review Anthem clearly read the review and found time to complain to Trustpilot that we had named two of their underperforming staff, but didn't think it was important enough to apologise for their rubbish service 🤣🤣🤣 ... It just goes to show where their priorities lie
Useless incompetent bunch of fools who actively will steal your money..... We would never use them if they were the last management company on earth!

Dissapointing
I’ve had a very disappointing experience with Anthem Property Management. A parcel went missing from my building, and when I asked them to check the CCTV footage, I was repeatedly told that the cameras were “not working.” This is unacceptable for a managed property where tenants trust the company to maintain security and safety.
Despite several attempts to get help, there was little to no support or accountability. For a property management company, basic security systems like CCTV should always be functional — especially when residents rely on them in cases like theft.
Very poor communication and maintenance. I expected much better professionalism and care from a company responsible for managing people’s homes.
