Property is going to rack and ruin
Nobody replies to emails. Our contractors e.g. gardening and cleaning, have not been paid for 6 months. They have stopped their services. We have no property manager assigned to us since August. The list is endless.....
UPDATE:
A property Manager did contact me on 29th October and what has happened as a result? NOTHING - almost 6 weeks ago.
No contractors have been paid and no emails answered.
We have since learnt that Anthem have been using our service charge account to pay the invoices of another black of flats and have been paying invoices of contractors who have never worked at our property.
No wonder we have no funds to pay our own contractors.

I am an assistant of landlord whose property has a burst pipe leaking 24/7 on the roof, and it has been ongoing at least 2 weeks now. I am extremely disappointed how this urgent issue is being handled by Anthem Management. They hardly reply to my emails and I cannot contact them by phone.

Awful management
Still terrible. Still deliberately ignoring emails. Still slapping on the out of office reply. Still cutting down healthy trees and billing residents for the privilege. Still putting the charges up each year for poor standard of work. Still not actioning items raised by the estate directors. Still consistently one star. Anthem are great at collecting your money and taking their fees. That is their number one priority. The managing of your property with the money you have given them is substandard and frankly Anthem could not care in the slightest about service, just as long as they are paid in full. I feel for the staff at Anthem who answer phones or are in the firing line of dissatisfied customers. The absent property managers and the senior leaders should be ashamed of the pressure they put their staff under. I urge every Anthem estate to explore any way possible to rid yourselves of this leech of a company.

Safety issues with their properties - residents getting trapped in bin stores despite multiple prior reports that bin store doors do not work properly - this poses a risk to human lives.
Abby takes no responsibility for anything and replies to emails as if she does not even care about these things. Appalled by their service! So expensive and utterly useless

There is hope to get rid of parasitical companies like Anthem, who operate on the borderline of what many would call criminal activity. Leaseholders can apply to the First-tier Tribunal (Property Chamber) to challenge unreasonable service charges, and also raise complaints with TPOS (The Property Ombudsman) or the FOS (Financial Ombudsman Service) if mismanagement or insurance issues arise. Don’t give up, as there are routes to hold them to account, and we have strength in numbers.
Edit: No, you do not take these sort of comments seriously, as there are complaints sent by Leaseholders to your Resolutions email inbox that have not been answered for literally MONTHS, which is in breach of your published complaints policy.

- Haven't bothered to fix a broken fence for months despite multiple reports of car theft at the property.
- Installed fake cameras that point to the ground rather than paying for real security despite multiple reports of car theft at the property!

Was sent a reminder on two properties for service charges when NO ACCOUNT had been sent.
Also was advised that further reminders would be charged @£72.
Contacted them by phone pointing this out and requested accounts to enable me to pay and have proof of bill for our accounts.
Was sent 4 copies of 1 account none for the other.
Sent email via their own complaints procedure pointing this out…yes you’ve guessed it still waiting.
I cannot pay for an account not received.
We do not pay on reminders,not accounts acceptable..
I will be deducting £72 for my reminders.

Lift Broken for Over a Month
The lift in our building has been out of service for more than a month. Absolutely unacceptable. I have a knee injury and we also have a baby with a buggy – yet the property management company has shown zero urgency or care. No clear updates, no timeline, no accountability. Complete negligence and a disgraceful level of service.

Shocking service & over inflated fees
Good points, they get the grass cut & do a very basic clean of communal areas.
Bad points, they are supposed to visit the premises on a regular basis. If this was the case they would have picked up on fly tipping in the gardens. Noticed the communal areas in the blocks are full of bikes & pushchairs (massive issue in the event of a fire). I contacted them about an issue with a lock & they told me it hadn't been reported before, I did my own digging & found out it had been reported 3 months previous.
There is an issue with the large rubbish bins which are left in car parking spaces (usually one of my tenants spaces) & not in a designated area, lost count the number of times they have been reminded of this.
It is very difficult to speak to the property manager as they say they will get her to ring you back but never do. You generally get an email back 2 weeks later batting any issues back to yourself. They even told me that the fire risk assessment was done by a third party so it was nothing to do with Anthem, well hang on a minute I pay you £1500 per flat a year in Wakefield, you should be all over these things. I go round myself & put notices up because they can't be bothered. I would love to know how I can get rid of them, my next call is to the regulator.
This review is my opinion & people may have a different opinion of this company but I truly believe they are not fit to trade as a management company.

Anthem Management Limited give them a wide birth
Where do I start with this company:
We were so dissatisfied with the lack of service we set up our own Management Company and manage the property ourselves, and have made so many savings.
If you are unfortunate enough to have this company managing your property here is some advice:
You may find as we did that the gardeners and cleaners only spent very short time onsite, doing the absolute minimum-Then Anthem charge extortionate invoices for what should be routine gardening work, get your own company in to do the work you are entitled to do this, we did and the place looks so different now.
Check your accounts - who is your electricity supplier - we were being charged 3 sometimes 4 times what we are paying now per month. We were charged anywhere between £200 and £300 for changing light bulbs, something I do myself for the cost of the bulb and takes 2 minutes.
We found when diving deep into the accounts and asking questions we had been charged for a phone line that had not been active for over 3 years - £400+ per year. Duplicated invoice, they were going through another management company which added to the costs. Maintenance costs repeated because their contractors had bungled the job. Reserves - a healthy amount which now gives us £80.00 per month interest, Anthem showed £4.00 over three months interest, a fraction of what it should have been over the years. Something is very wrong with this company and the fact that the people who run the company have no interest in resolving issues or taking any responsibility is outstanding.
If you are considering buying a flat and you see the name of the management company as Hazelvine or Anthem give it a wide birth. They will probably change the name again as so many bad reviews have been written. Do you homework.
Anthem Property Management is a…
Anthem Property Management is a disaster. Their communication is nonexistent-despite multiple emails about urgent issues, I’ve gotten zero replies, and reaching out to the property manager, Pam, yields nothing but silence. This isn’t just poor service; it feels like they don’t care at all. Security is another major failure. The main gate has been broken and left open for weeks, inviting trouble. Unsecured building doors, not repaired for months, have led to stolen packages and left tenants feeling unsafe in their own homes. Maintenance is equally abysmal. The elevator has been out for over five weeks, forcing elderly residents and families to navigate stairs with groceries and strollers. Common areas are consistently neglected, often filthy, with no visible effort to maintain them. Anthem’s negligence makes for an unliveable situation. Tenants deserve better than a company that ignores their concerns and fails at basic property management. Look elsewhere unless you want to live in frustration.
Poor management
A month ago I wrote to to the accounts section and then to the directors requesting 3 recent years statements and a current building insurance policy as I am selling the property. I have had no response and have had to write to them again today. The company was originally called Hazelvine which was also incompetent in everything it did apart from demanding the management charge.

No access, no apology
Poor handling of a serious access issue. I moved into a high-floor flat with no working lift and wasn't informed in advance. Left unable to access my home properly for days, with no support or compensation offered. Communication from management was dismissive and unhelpful throughout. Very poor experience.

They slap you a late payment fee if you are late by 3 weeks from the date of invoice even though the invoice was for a term that has not started yet. They charge me an extortionate amount of money for the little service they provide. The buildings look rundown, many things needs repairing. Another parasitic company which gets richer by milking the public.
