We have visited various show homes and got the usual treatment of not that interested.we ended up at Whitford Heights where we met Rick,what can I say what an amazing credit to your company very knowledgeable and had the time to explain everything.

When purchasing a new build every site is different however If you are looking for a builder
Think twice when looking at Ashberry or Bellway in Ryton Tyne and Wear… there are a number of other builders in the area and I am sure you will get better service, a better experience and a better house!
The experience on our site began with Gemma , Allie and Sam who were a credit to the company - exceptional!!
However once we purchased the house, unfortunately they were all moved to another site the experience has since been disgraceful
9 months on we are still fighting for tasks to be completed and have paid for some ourselves to ensure done correctly
We still have no paths no road and no street lights whilst the phase built after ours have this …
If the site manager who dealt with you is moved, it’s not the new site manager’s responsibility to see to your phase!
The site is unsightly in areas and maintenance is carried out more by the residents than the maintenance company…. Which you have the pleasure of paying, even though they can’t maintain it as it’s not finished!
You will need to make regular phone calls to follow up on snags and dangerous issues … don’t expect to be called back quickly!
Thank goodness for Ellie!
And if you have a leak and no one is around you may even be told to send an email and someone will get back the next day!!
A tip is to get the number of the person doing the job and ring them directly.
Moving house is always difficult but buying a new build should alleviate some of this.
All in all one of the most awful, stressful experiences we have ever had

My initial experience at the Ashberry homes Whitford Heights site in Bromsgrove was not positive. However since Rick has been there my experience is completely different. Rick has always been very responsive to emails and calls and he's always really helpful with any questions. To say he hasn't been there long he is very knowledgeable too. Rick has made reserving a plot and buying the house an enjoyable experience. Would highly recommend!

Having been in our home for 3.5 years I want to give an update to my original post . We did purchase an Ashberry Home Calderwood site in 2023 through Scotland west division but since purchase have been dealing with Bellway customer care department Scotland west division.
Snagging list from January 2023 outstanding. Works have been booked in for three days from the 27th - 29th May2026 to complete a master list Bellway have compiled. There is another list of items they had agreed to do but are now disputing and refusing to do so these are being dealt with through a third party.
We have so far had a faulty window pane replaced with a faulty window pane (by Scotia).
A further pane replaced that has now caused issues with the windows opening and closing that was not there prior to the repair. The window company are now not offering to attend for a further 6 days leaving our living room windows out of use, a fire exit at that.
The flooring contractor (designer Contracts ) that was booked for three days has attended for 5 minutes on Wednesday then not bothered to turn up Thursday to carry out any works.
The plastic surgeon (CCR)that was due to attend today hasn’t bothered to turn up either and now wants to schedule another date despite this being booked in for months.
Cleaners have not fulfilled the cleaning aspect of the house but to be fair how was this possible when they were expected to work around contractors still carrying out jobs.
Despite ironmongery being on the job list to be cleaned this was attempted but not completed and the cleaning solution has now marked the wood work.
This all took place with the inspection manager not present that was supposed to oversee the works and check the finish prior to contractors leaving. Instead he sat in his car, spoke to contractors outside and didn’t bother to check that they had completed what they were supposed to do.
We have had the unfortunate experience of dealing with a customer care department that are incompetent, (customer care co-ordinator) there is no such thing as “care” for the customers. Having went directly to the managing director Scotland west division who advised he was overseeing our issues he now does not respond to us and instead passes the complaints to the head of customer care Scotland west division who is incompetent and rude. Bellway take no accountability for anything.
The dream house we were sold did not materialise, and still does not exist. The strain this has put on my family cannot be put into words.
Our house was handed over in the most shocking condition. A snagging report was carried out and issued to them within three days of handover. On top of that we have had a building surveyor report carried out to back up the snagging list. And still to date there are issues outstanding 3.5 years later. Bellway find this acceptable, and expect you to provide unlimited access for their incompetent customer care team to attempt to organise works that never go to plan or deliver.
I would advise potential customers to not purchase a house through Bellway / Ashberry homes. Don’t look at the 5 star rating it is not accurate. Look at Facebook pages and trust pilot reviews from real people that are living the nightmare. They are not known as Hellway Homes for no reason.

In response to the windows I have now been advised my warranty is with the window company and that I can deal with them directly to arrange remedial works. This is despite buying from Bellway, being advised anything reported within first two years will be dealt with Bellway, Bellway advising me previously that I cannot deal with contractors directly and the fact I’ve never been given the warranty for the windows? If the is was the case why have they not suggested this in 2023 when the window issues were first flagged up? This has stemmed from not being competent enough to programme works by one of their own approved contractors and now that it has not went through they want to pass the buck directly onto the paying customer and contractor to deal with.
Flooring that has been relaid on 29th May also has raised area and not been fully resealed. I mean how can a simple task go so wrong!
We are also expected to take unlimited days off until they get it right. They have specified works have to be done Monday -Friday during working hours , which doesn’t assist the average normal working people. I have already provided plenty access over numerous dates but unfortunately can’t keep justifying more days of due to Bellway and contractor’s incompetence.
Thanks for your reply, I have exhausted your complaints procedure and followed it right through during the past 3.5 years. As I am not satisfied with their response of mainly “take it to a third party “ I have updated my original post to protect and warn others to think twice before buying.

This has been an incredibly frustrating and unacceptable experience for around six months since we moved in.
One of the key reasons we chose to buy a home from Ashberry was the promise of home automation. Unfortunately, that has turned out to be completely misleading, as the system has not worked from day one.
The heating system in particular has been a complete mess. The thermostat automation has never functioned, and the boiler runs non-stop 24/7 even after reaching the set temperature. This isn’t just uncomfortable—it’s forcing us to spend extra money on completely unnecessary heating costs. Watching energy bills go up because a basic system doesn’t function properly is beyond frustrating.
To be fair, the site manager has been responsive and made efforts to address the issue, including arranging visits from an electrician and a plumber. We also appreciate the support provided by the sales team during the purchase process. However, despite these efforts, the problem remains unresolved. When we raised that the thermostat itself might be faulty, the Ashberry customer service team informed us that the manufacturer no longer supports this product in the UK, and the only option offered was to control it manually—which is simply not acceptable for a modern home, especially one marketed with “home automation.”
On top of that, the broadband situation has been equally disappointing. There was no network available for over a month after moving in, causing major disruption—especially when working from home and managing daily life.
Overall, this experience has been stressful, costly, and exhausting. Essential systems like heating and internet should be fully functional from day one, and features that influence buying decisions—like home automation—should work as promised. Unfortunately, that has not been the case here.
