Disgraceful behaviour
Sent out demands for huge additional service charges at 7pm on Christmas Eve. Disgraceful. No regard for the leaseholders. No explanation sent with the email demand. Unreal.
They gave my keys out to strangers! Assault Survivors Stay clear!
They gave my keys out to a stranger -I lived here for years and suddenly Ballymore gave out my keys to a random man that broke into my home. What is worse is their management are aggressive like thugs and defend their actions. If you are a woman STAY AWAY. Imagine being a survivor of sexual assault and then having the property owners of your home, handing out your keys, for men to break in as they please while you are at home undressed!!!
I have tried to engage with Ballymore…
I have tried to engage with Ballymore in Edgware, via their their drop in shop which is nearly always locked, to understand their development proposal for Edgware Town Centre. I'm sorry to say that after writing to them as well to try and understand their development plans I have little or no idea of how they are going to improve the lives of local residents. In fact, after the initial excitement at seeing their proposal I am now dismayed by what they not telling the local residents and the more information I get from different sources the more I see them as an outfit that is doing everything it can to give as little detailed information as possible. They now come across as an immoral organisation only after profits at any cost.
DONT FALL FOR IT
Horribly built flats/houses, my window hinge has completely come off, for 2 years now I've been trying to get it fixed, no one can work on it as the room has been built in a unworkable way, the corners of each room aren’t even a 90 degree angle. Thin walls that feel like paper, my neighbour tried to put up a flatscreen and it fell along with the wall. They have some audacity charging high rent for how cheaply they construct their homes. Disgraceful. They distract you with the outside of the buildings, but you will regret it once you move in.

I would like to thank the Riverscape Aftercare team, Ionel Coval & Catalin Victoria for their assistance and good service. My hob got replaced within one and a half hour. I am very impressed with the high efficiency!

Their management charges are unbelievable, so unreasonable. They treat leaseholders very badly, no respect. They rip us off basically for a very poor service.
They break into your home and give your keys out!!!
They break the law by entering your home without consent. Stay clear! This development is run by unprofessional people that are ignorant to the laws within the UK. They broke into my home without consent by giving the keys left at concierge for an emergency, to a random contractor without my consent. When I raised this with them, they were aggressive in their response and refused to apologise. Stay away if you value right to privacy.

I have been living in Hayes high point village which is managed by Ballymore. Service is excellent, especially Sandeep is very helpful who is working as security in concierge. Thanks to the concierge team who is always attentive and kind.
Morally corrupt company
The way this company has used underhand tactics and false Trust pilot reviews (see inside housing website "Developer sent ‘cease and desist’ letter by Trustpilot over five-star reviews" to gain approval of their Broadwalk Edgware HA8 massive development is beyond crazy and morally corrupt.
If you are going to buy these flats when this development is done you should know
1. The plan hinges on an underground electric bus garage that the London Fire Brigade has already flagged as a serious safety risk, citing a lack of existing regulations or precedents. Over 70% of parking spaces would be lost. New Blue Badge bays are proposed to be placed up to 400 metres from key services – well outside accessibility norms. The scheme reduces A1 retail space by 48%, which will severely weaken Edgware’s economy and jeopardise the viability of our local high street.
2. see "Fire safety issues raised over EV bus depot plan for Edgware" - see BBC website as trustpilot does not allow weblinks to be posted.
3. What London Fire Brigade said about the plans for Edgware?
'The LFB raised issues over the potential "structural collapse to the blocks of flats" above the garage if there was a fire and said the current application should be considered as a whole.
'It said: "The structural integrity of many of the blocks above the bus garage are intrinsically dependent on the structural integrity of the bus garage below.
"The potential for so many EV buses poses risks that are not fully understood by the industry at this point in time."

Swift action exactly when needed most.
We were waiting for a confirmation form Ballymore in order to complete on a sale. The documents were sent to Ballymore a day prior to completion and the day of completion was set just before the long weekend. Desperate to do complete on time, we contacted Ballymore asking them to for help instead of waiting for the normal turnaround time. Nora responded and within one hour we had everything we needed to complete on the sale. I never had such a swift response from any other company.

After you buy a property from them they refuse to respond to requests for information to support a remortgage!! it has been several weeks now since the request was sent to them and they NEVER RESPOND or provide the information needed. They NEVER pick up the phone on number provided to reach them on!!!
