I am selling my property on Chorlton…

I am selling my property on Chorlton Road in Hulme, and this experience has now reached a level I never imagined. When I wrote my first review months ago, the owner personally approached me and said he would sort everything out. Out of respect, I removed that review from one of the channels. Six months later, things have only become worse.

The real estate agency has completely failed to do their due diligence. They found me a buyer who, for reasons that still make no sense, has delayed and rejected every step of the process. This is the same buyer who tried to buy a house last year and failed as well, yet the agency still decided to bring him to me again. They never checked his documents properly. They never verified anything that should have been verified. There was never any real chance that this sale would go through.

This has now dragged on for almost half a year. Six months of emails, chasing updates, and dealing with a buyer who clearly was never ready. Six months of the agency failing to take responsibility for the situation they created. Six months of stress that could have been avoided if they had simply done their job.

What makes this even more disappointing is that the owner originally gave me a very good impression. He came himself, he explained everything in detail, he took great photos, and he genuinely seemed to care. But after the offer was accepted, the same problems began again. Slow replies. Ignored questions. No transparency about the buyer or his solicitor. I kept having to chase him for the most basic information. The same cycle repeated all over again.

At this point, I can say with confidence that this agency has caused nothing but unnecessary delays, stress, and wasted time. They have not protected my interests. They have not communicated properly. They have not been honest about the buyer’s position from the start.

I would strongly advise anyone reading this to be careful. If you already have a trusted estate agent, go with them. If you have no choice but to deal with this company, only deal with the owner directly, and even then, do so with caution. This experience has been nothing short of a headache from day one. I wish I had never agreed to move forward with them, and I hope no one else goes through the same situation.

Avoid C & R Properties at All Costs

Our experience with C & R Properties was appalling, and I strongly advise anyone searching for a home to avoid them. Here’s why:

When we moved in, the property was far from acceptable. The garden was completely overgrown and full of litter left by the previous tenants—it took almost a month to be cleared. Inside, things were just as bad: the bathroom was moldy, the sink was loose and nearly falling off, and we had to replace the shower curtain ourselves. The property didn’t even come with a bin, and the provided kettle was unsafe due to heavy mould and build-up inside and out. The toaster broke within weeks, and when we raised these issues, we were simply told we could buy our own replacements if we wanted them.

Despite repeatedly reporting these problems, little action was taken. Shockingly, we were later charged for the loose sink when our tenancy ended, even though it was a pre-existing issue we had raised multiple times. Mould problems were dismissed entirely, with instructions to “deal with them ourselves.”

As winter arrived, things got worse. In November, the radiators stopped working, leaving the house freezing—we could literally see our breath indoors. We reported this issue several times, only to be told it wasn’t urgent. It wasn’t fixed until February/March, after the coldest months had passed, and even then it took several visits.

When it came to getting our deposit back, the process was equally frustrating. It took over a month, and we were unfairly charged for pre-existing problems as well as a £90 “cleaning fee” for items like unused, packaged toilet rolls, hangers, and even cobwebs. After requesting evidence and disputing the charges, we were made to wait three weeks for a reply—only to be told that pursuing the matter legally would take more than six weeks.

Overall, the service was unprofessional, unresponsive, and at times felt exploitative. We were left to cover costs for issues that should have been resolved before we moved in. I would strongly recommend avoiding this company to save yourself the stress and frustration we endured.

Avoided renting from them

I am utterly disappointed and disheartened by the complete lack of compassion and predatory practices of
C&R Properties. I was a model tenant for a full year: I paid my rent early every single month, never bothered them with trivial issues, and even handled minor maintenance myself. My treatment in return was shockingly cold and corporate.
When I found out I was unexpectedly pregnant, I was trapped in a one-bedroom house with 10 months left on a tenancy agreement that they did not even include a break clause in. As a newcomer to the country, I wasn't fully aware of this, and when I explained my difficult situation, I was hoping for some understanding or help. Instead, they exploited the inflexible contract they created.
Their only solution was to demand a £500 fee just to *list* the property, and then I would be liable for all rent, bills, and expenses until a new tenant was found. They didn't lift a finger to help or offer any guidance. They were content to let a pregnant woman stress about potentially paying double rent for months, all while preparing for a new baby, thanks to an agreement they designed to be this rigid.
C&R Properties only care about the landlord's income stream and create contracts that trap tenants. They do not see tenants as people, especially vulnerable ones in difficult circumstances. I would strongly advise anyone, especially families or those from their letting agent , to avoid them at all costs. A truly terrible and exploitative experience.

Please avoid

They took a big chunk out of our deposit because 'the property wasn't returned to them in the same professional standard' while we did quite literally professionally clean every corner of the flat. Some bits were absolutely filthy and disgusting when we moved in and we didn't make a deal out of it, but my point is just that we returned it way cleaner than it was given to us yet still they didn't give us all the deposit back. Please avoid at all cost, they won't give you all the deposit back unless you show them a receipt of getting the flat professionally cleaned (mind you it was anything but professionally clean when we moved in).

Nightmarish experience

Nightmarish experience - incompetent, dishonest people. Faulty appliances, made fraudulent claim on our deposit (after withholding deposit 3+ months without explanation), frequent viewings, refused access to power meter, refused to pay previous tenant's power bill - would recommend staying away.

Boiler, microwave, oven, dishwasher were not working when we moved in - took several months to resolve.

Tried to schedule about 15 viewings during the last week.

Refuse to respond to Deposit Protection Scheme for 3+ months after the end of the tenancy to return my deposit. Then tried to make a claim on some random stuff - rejected by DPS since they had no evidence. Still - my deposit of 1000+ £s was held up for 3+ months.

Refused access to power meter - building management would not give it to me, only to the letting agency (C&R). Letting agency refused to ask the building management on my behalf.

Refused to pay the power bill for the month before we moved in — which the power company charged us for.

Paid upfront before tenancy but then extended for a week -- no communication from them for a whole month on how to pay the extra rent until I reminded them -- had to beg them to take my money! That should tell you how seriously they take their work.

ABSOLUTE SCAMMERS DONT LET WITH THIS AGENCY

I have used this company to rent a house last year and for a different house this year. They have charged a ridiculous amount of money for things that were already issues with the house when we already arrived off of our deposit, and in our house this time round they have emailed saying we have an overdue charge of 2.2k when we have all sent the money for this months rent. Shocking service and will never fix a thing when you ask them to, completely useless. Never deal with these people!

Awful, unprofessional, rude and incompetent - AVOID at all costs

I would give zero stars if possible, and would recommend you avoid renting with C&R at all costs. Our terrible experience began before we had even moved in, when we emailed asking for confirmation that the property would be professionally cleaned before we moved in, given the previous tenant’s inability to maintain the home. One of the staff at C&R accidentally forwarded my message to me rather than to his colleagues, making a sarcastic remark about how they should find new tenants because we were already asking too much. The staff lack professionalism, and we barely received an apology for this. Upon moving into our property, we found that very minimal cleaning had been conducted and extensive rubbish was left throughout the house and garden. Furniture was broken and covered in thick black mould, which we had to battle to get removed. Throughout our tenancy we found it continually challenging to get any maintenance done, even with critical issues like our only toilet not working. When we moved out we left the house in a much better condition than we had found it in, and yet C&R disputed the return of our full deposit due to laughable “evidence” such as specs of dust on a coffee table… finally after 4 months of dispute through DPS, we received our full deposit. I would strongly recommend you avoid C&R, they are incompetent, rude, unprofessional and a nightmare to deal with. They care only about money and have no regard for their tenants.

Never ever use this company

Never ever use this company, I can’t even comprehend how awful and unprofessional the employees are. They are the complete definition of useless especially in Hulme. It’s as if they have hired all the thickest people they can find and bought them a cheap suit. Shocking behaviour throughout tenancy. Did not reply for 5 months after moving out and still had the audacity to take money for cleaning. Shocking company, useless staff, wouldn’t trust them to clean the bottom of my shoe, let alone deal with my money.

These people were unprofessional and give estate agents a terrible rep.

These people were unprofessional and totally awful to deal with. I wouldn't recommend them at all. They mess with your mental health and cause a lot of unnecessary stress. They deserve no stars. Can't believe the unfair and aggressive way they treat the tenants. STAY AWAY at all costs. Would write more but do not want to relive the trauma they caused.

Two months to get deposit back

When we moved in, the flat was dirty, the washing machine and dishwasher were broken and we ended up sleeping on the sofa because both bedrooms were infested with bed bugs.

When we moved out they tried to charge us £99 for a 'light clean' as they claimed the property wasn't cleaned to the same standard as when we moved in.

Two of us took a day off work to clean the flat thoroughly and when we argued against the charge, they decided to give us our deposit back because starting the process with DPS was going to cost them £120.

It took us two months to get our deposit back in the end. I imagine they do this assuming that people need the majority of their deposit back as soon as possible.

I can't recommend these guys enough

I can't recommend these guys enough. Been their tenant for two years and every single maintenance issue (and it's an old house: there are many) was sorted within 24 hours.

Their new online portal is terrible but I just ring and they never had any issues with that.

Edit: I just had to renew in a quite complex situation and these guys were effective mediators, allowing us and the landlord to reach an agreement that did not disadvantage either of us. I still can't recommend them enough, they are amazing.

Awful Agents

Do not rent a property managed by this company! They are impossible to get hold of when anything needs fixing, took 6 weeks to return our deposit and charged us £90 each to clean a property that was not clean when we moved in. They are awful agents who do not care about the people living in the properties just like the landlords they act for.

cheap=cheap

BUT CHEAP! SO, if you are a landlord and want someone cheap to collect rent on your investment, then go for it, if you want your investment to slowly deteriorate through a poor pool of tenants and a business without the capability to look after your investment/tenants, then use C&R.

CHEAP GETS YOU CHEAP- It might seem attractive to save £50 a month on fees, but, long term this will screw you over

Worst letting agency I've ever dealt…

Worst letting agency I've ever dealt with.
Viewing was rushed, I barely had time to properly view the place. Once I'd lived there for a bit, I realised why I was rushed around.
The freezer wouldn't close properly so it froze over every week. The oven wouldn't work, the door handle for the back door came off in my hand the moment i touched it.
The property very clearly hadn't been cleaned before we moved in and there was exposed wiring on one wall.
They claimed to have properly tested the wiring in the property but very clearly hadn't as the fuse box was from the 1970s and had to be replaced while we were there.
There was a huge problem with mould, that we tried to get resolved but they kept blaming us for it, despite us following all their instructions.

Upon moving out, they took a massive chunk of our deposit, despite the property being cleaner than it was when we moved in. We disputed this and they dragged their feet the entire way, staff were dismissive or downright rude whenever we tried to resolve any issues. Please do not rent from this agency.
The only good thing I can say about them is that I'm glad I never have to deal with them again.
