Sophie is a star

We rented a 2 bed apartment in Mold . Sophie was the agent who found us the property and nothing was to much trouble.
She has been so helpful over the past year and a half .
She was always there to answer any questions we had and always found out the answer to our questions and believe me we had quite a few to ask her 🤣🤣.
Eventually we moved out of Mold and was very sorry to say goodbye to her in her official role.
We will pop in the office and say hi whenever we are in Mold visiting family.
So once again Thank you for everything Sophie.

Review from home buyer

We bought a house through Cavendish. They were very helpful and proactive throughout the moving process. Quick response times from Emily and her team. Whilst also great at communicating with us and the rest of the chain so that the move could run as smoothly as possible.

If you’re thinking of renting through Cavendish, don’t!

If you’re thinking of renting through Cavendish Rentals — don’t. Unless you enjoy being lied to, ignored, and ripped off.

We lived in one of their managed flats for 15 months. Throughout that time, they constantly praised us as “model tenants” who kept the flat in excellent condition. During inspections, they even admitted the hallway outside our flat was in awful shape — cracked walls, mold, and flaking paint — and promised to send someone to fix it. No one ever came.

When we moved in, the flat was okay but far from spotless: marked carpets, a broken toilet, cobwebs, and plenty of dust. We cleaned, repaired, and looked after that place better than its previous tenants ever did. When we moved out, we professionally cleaned the carpets (with receipts) and scrubbed every inch of the flat until it looked better than when we arrived. The landlord confirmed there was no damage and said he was happy with the condition.

Then came the sting: Cavendish Rentals hit us with a £215 “cleaning” charge — for a spotless flat they’d just praised. No justification, no evidence, nothing. Just another shameless attempt to squeeze tenants for money they don’t owe.

To make things worse, the landlord, Ian Hart, ignored our emails for two weeks when it came to returning our deposit, dragging his feet the entire way. Only after constant chasing did anything move forward and after battles, the charge was reduced to £155, which we reluctantly accepted as we needed the deposit for our new house.

Cavendish Rentals and Ian Hart are the perfect pairing of incompetence and greed. They’ll smile, make promises, and then quietly find new ways to take your money.

If you value honesty, communication, or even the slightest bit of professionalism, avoid Cavendish Rentals like black mold — which, fittingly, is something they also ignore.

The recognised be aware club

The recognised be aware club. Car salesmen, insurance, double glazing and estate agents.
I wrongly assumed smaller in this case may be better..sadly not so. If you want to hear truths I suggest using ear plugs, take a pad n pencil, get it in writing. I also wrongly assumed they may be less disingenuous than the big guy's in this sector..another false assumption. They may answer emails but likely not. They most often don't confirm emails received. My advice go to the registry, pay 7 quid and get the vendors details and speak direct...Dont be shocked at the lies and miss-truths told by this lot.
Stay clear of this company. And don't forget under
under Article 17 of the UK GDPR you have the right to erasure [forgotten] send an official request and demand confirmation...Remember..data is worth more than gold.

Very polite and professional over phone and email, im sure very experienced staff however I dont think they would think twice about stealing a blind man's dog while he was tieing his shoe laces if it was worth £5.

Absolutely appalling business practices and non existent management of change, the words: crooks, bullies, thieves come to mind.

Avoid like an attractive step sister !

Cavendish the art the Swindle!

GENUINE REVIEW - Be aware Cavendish employs predatory business practices such as ensuring they take a sizeable chunk from your deposit at the end of tenancy, even if you professionally clean the property. They purposely do this on the hope the tenant will be so desperate for the deposit money back they will accept such a scam. Luckily enough for me it’s not about the money it’s the principle and pointing out such predatory practices to protect the vulnerable from rogue letting agencies.

Cavendish took over from our previous letting agency who were a joy to deal with Cavendish on the other hand shouldn’t be involved in delivering such services, especially with anything which requires competency or a ounce of effort. I don’t believe for a minute the majority of the reviews provided for them on this site are genuine and it’s just another example of dishonest behaviour.

Avoid Cavendish Estates if you are a…

Avoid Cavendish Estates if you are a tenant — especially if you are not originally from the UK.
I have never encountered such a disorganised and disrespectful letting agency.

My partner and I rented a lovely bungalow for two years. The first year was managed by a different agency, and everything went smoothly. Unfortunately, the contract was later transferred to Cavendish — and that’s when the problems began.

They repeatedly got dates wrong for mid-term inspections, sometimes didn’t show up, and on several occasions entered the property without notice or consent, despite the fact that my partner worked from home and had confidential work materials in the house. They also took photos without permission.

The worst experience was after we moved out. We heard nothing about our deposit until we chased them. Two weeks later, we finally received the checkout report. Despite returning the property in significantly cleaner and better condition than we received it — supported by time-stamped photos and videos — Cavendish attempted to deduct £250 for “additional cleaning.”

The checkout report itself confirms we returned the property in the same condition, and in their own email they admitted the landlady had no concerns. Yet they still tried to charge us. This feels like outright exploitation — and, frankly, discriminatory. It’s hard not to see this as an attempt to take advantage of us simply because I’m not from the UK, assuming I wouldn’t know my rights.

We paid rent and bills on time for two years, received nothing but compliments during inspections, and this is the treatment we received at the end.

Cavendish Estates is an unfair, greedy company that does not respect its tenants. If you are a hardworking, fair tenant — especially if you’re an immigrant — stay far away.

Tried to book viewings on a property

Tried to book viewings on a property, lady on the phone wasn’t very helpful and by the sounds of it they don’t have a lot of time to show people properties, she wasn’t bothered when we said we’d leave it, she just said ok and bye, if I was the owner of that property I’d be very angry that they haven’t gone out their way to schedule a viewing, disappointing service.

Awful!!

Not been great at all! Been renting a property that’s just awful, so many issues from Dec 2023 that still have not been sorted and it’s now June! Asked to leave early and they have told me I need to pay the monthly rental and CT as well as £535+ VAT to leave. Kitchen cupboards not put on properly, curtain poles hanging off, mould in the en suite, not even given a new toilet seat, not cleaned for when we moved in, told not to use the gas fire😳 front door opens when it’s not locked, lounge door bangs when closed, most of the windows in the property have blown and you can’t see out of them. I could go on! Some issues have been sorted however the most concerning one is still outstanding! Have sent numerous emails and was told by a lady in the Mold office that ‘the landlord won’t do anything now as it’s the summer’ absolutely ridiculous!! Sort yourselves out Cavendish I’m paying £900 per month!!!

I cannot recommend Cavendish highly enough

I cannot recommend Cavendish highly enough. Our house attracted three offers within a week of being put on the market, two of them very near the asking price, the best of which we quickly accepted.

Hugh Evans took some outstanding photos, which clearly made a big difference to people's interest in the property. He knows very well how to present to greatest advantage. And it was a great pleasure to meet him and hear a selection from his "confessions of an estate agent", which were of course entirely innocent! I'm waiting for the book.

Caroline Crawley handled everything from that point, so pleasantly and efficiently - and with genuine care and concern for our interests.

This was an entirely positive experience, which was enough to restore one's faith that we are not all going to the dogs! Thank you to all at Cavendish and congratulations on an exceptional service.
