Similar setup as the other reviewer

Similar setup as the other reviewer. We were shown an apartment, then asked to pay money in two days even before we saw the contract.

Contract was a sublease with conditions that would’ve let tenants completely without any protection (and money) in case the original rental contract would be cut. Subleasing was not mentioned before we actually received the contract.

You can Google this company. They are listed, but based on publicly available financial information does not seem like a healthy business.

your review is completely false.

Our Real Estate Dept. had very long email exchanges and several calls to discuss the conditions of the apartment rental.
It all lasted more than two weeks.
No one asked for any amount of money within two days.

Our company deals with prestigious universities and large companies for more than 10 years. It also deals with real estate management and leasing/subletting in accordance with the Italian law. It couldn't be otherwise since we are listed on the stock exchange.

We can proudly say that we manage hundreds of international customers every year, satisfied and living peacefully in Italy.
We understand your anger at not having been able to rent a wonderful house in the center of Milan.

On the other hand, we are happy to give that house to someone different, someone who just does not have any racist prejudices against Italian companies and Italians.
You do not know anything about the Italian law and even if every single detail has been explained to you many times, you just don’t trust.

It was just that. Just racism.

They tried to scam us, avoid

Do not trust this 'estate agent'.

We viewed an apartment they advertised as transitorio contract. After viewing, we applied and were accepted. Sent all our personal details, but we wouldn't pay the agency fee until we seen the preliminary contract.

We asked several times, and when we finally were sent the contract, the contract was a sublease. They never mentioned this once in all the conversations we had with them over 3-4 weeks.

Not sure if it is even legal, but very dodgy company. No physical location and no online reviews (now you have this one!)

We were very close to losing 4k for the agency fee as they put a lot of pressure on us to pay. So relieved we pushed to see the contract first and didn't lose our money.

We verified all the information you provided with the real estate agency that handled the lease  and obtained a detailed report based on the email exchange with you, outlining the details of the incident. 
According to the report, here are all the requests you made to the real estate agency, some of them quite unusual, and that were all accommodated. Therefore, we are quite surprised about your dissatisfaction.

• Request for APE (energy certification for the
property)
• Lease for two years (even though we were only
offering one-year contracts at the time).
• Request for cadastral category (A3).
• Permission to keep a dog
• Estimation of the previous tenant's electricity bills.
• List of condominium rules on noise based on time
bands.
• Request to view the English version of the
contract. At the time, it wasn't ready, and we
replied that we would send it as soon as possible.
However, the lease process did not proceed, and it
became impossible to send the English version.
• Information on rent variations based on inflation,
as per Italian regulations.
• We’d like to address, about the 4k fee that you
mentioned, that it is a standard 15% of the annual
rent, excluding condominium charges: a
percentage in line with the customary practice in
the Milanese real estate market.

We'd  also like to clarify that Dotstay is not a real estate agency at all. Dotstay is a company that manages an extensive portfolio of properties. These properties are entrusted to reputable real estate agencies for leasing. We acknowledge that there may have been a miscommunication regarding the nature of the contract.
We understand the importance of transparency and will make every effort to communicate more effectively about the type of lease contracts we manage. Dotstay has perfectly legal lease contracts with property owners, who authorize us in writing for subleasing. As evidence, our sublease contracts officially define us as sublessors. Before publicly accusing anyone of a scam, we kindly ask you to inform yourself about the current Italian laws and regulations.
Please be aware that Dotstay is a publicly traded company and our commitment to legal compliance is unwavering. Dotstay has also prestigious partnerships with both universities and corporations.
