Zero accountability and a total lack of professional care

I have had a deeply distressing experience with this firm. After raising urgent concerns about missing structural legal documents (Party Wall Awards) in April 2025, after my sale had completed, I was ignored for nine months by the Client Care Manager.

In my opinion, the service has been unprofessional and lacking in basic courtesy. Despite my surveyor flagging that checks needed to be made, the firm failed to provide the necessary due diligence. I finally submitted a formal complaint in January 2026, but after an initial response to try to shift the blame elsewhere, the Senior Partner has now completely ignored correspondence.
Absolutely disgusting behaviour to simply choose to ignore someone who paid for your services and is genuinely concerned that their home now lacks the correct paperwork. Not even the decency to reply to me to try and explain or put things right.

Being left in the dark for nearly a year while worrying about the structural safety of my home has been incredibly stressful. I feel I have been abandoned by the professionals I paid to protect me. I am now forced to escalate this to the Legal Ombudsman. I would strongly advise others to consider this experience before instructing this firm for property matters.

Lazy and Unresponsive Solicitors

I can only echo the other poor reviews on here. We had a terrible experience when purchasing our property - it made the whole buying experience very stressful and a chore.
We were constantly having to chase for updates. Jack had an excuse for everything (holidays/illness etc) and the receptionist was quite miserable. It felt like stepping back in time.
I wouldn't recommend at all.

Expectations shattered....

Ghosting, no communication, leaving us with no answers to progress, suddenly going on holiday and leaving us in the lurch. A whole year of feeling like we were not being served well as a client by Jack Engleheart a partner in this firm.
Our sale fell through in the end and we were faced with quite a large bill for a non sale. Very very disappointed in this firms attitude.
I would not reccommend.

Avoid at all costs – 2 Years of frustration, ghosting & Incompetence

Over the course of two years, I’ve had to drag this company through the ombudsman twice just to get any kind of response. They ignored my calls, emails, and even in-person visits for months. Despite all this, the deeds to my property still have the wrong name. Their mix of arrogance and incompetence is astonishing. This is by far the worst company I’ve ever had the misfortune of dealing with. If you're considering doing business with them—don’t! Utterly useless and completely unprofessional. If I could score a zero I would. Avoid at all costs.

I can’t rate Richard and team highly enough. Always super responsive with expert timely advice. Always on hand to call/email when we had questions about selling our flat recently. Went through super quick and hassle free. Thoroughly recommend without hesitation.

This firm is absolutely useless

This firm is absolutely useless. To put it in simple sentence for the sale of my shop this firm took one year for the conveyancing transaction which should have taken maximum three or four months. I almost lost the sale.
use a reputable and courteous firm. They are expensive as well on top of being useless.

Regular updates on house sale

Richard and his team kept us updated throughout our house sale and honoured the quote they originally gave which was also a fair price. They delivered on all parts of the sale timely and I wouldn't hesitate to use them again.

Richard, Izzie and team

Richard, Izzie and team were extremely helpful with our house move. Always prompt in replying, clearly very experienced and just worked smoothly through the whole process with minimum fuss. Very affable too which was a bonus.

Good experience for conveyancing with Richard Woodley

I had a very good experience dealing with Richard Woodley and Izzie Struthers at Engleharts when they helped to sell my leasehold flat in Hove. Richard was responsive, helpful, reassuring, and knowledgeable and his legal assistant, Izzie, was super-efficient. Richard worked seamlessly with my Managing Agents and Estate Agent and was always happy to talk to me when needed. Thanks Richard and Izzie!

Excellent

Excellent. It was a genuine pleasure working with Richard on the sale of my late Aunt's property, albeit in sad circumstances. I was particularly impressed by the calm and professional way in which he handled matters, including liaising effectively with my estate agent, regularly progress-chasing when necessary to ensure that everything stayed on track and keeping me regularly updated throughout. A very efficient and first-class experience.

Clueless and painful

This firm was used by my buyers, (luckily not my solicitors) If i was selling in the future and my buyers said they were using Engleharts i would refuse to deal with them. Jack Englehart sat on his hands for months, He was chased daily for months by my estate agent and my poor buyers to get on with it. If he did bother to respond it was an excuse. "I'm on Holiday" or "My wife and daughter are ill " etc
The individual in question is not competent and is living off his Fathers reputation. Totally incapable.
I have spoken with two other solicitors, who's names i won't mention ,three other estate agents in Hove and also a well known commercial bank . All of whom concur what a nightmare this company are, especially the named individual. Basically my advice is to avoid at all costs if you want to stay sane !!

Nothing but good things to say about…

Nothing but good things to say about the staff and service we recieved from Engleharts.
Richard, Jess and Danielle were efficient, helpful, personable and most off all professional. Our circumstances were a bit stressful due to timeframes and other factors but they got on with the job at hand and had us in the position where we had answered all enquiries and were ready to exchange and complete ahead of the chain even though we were at the end of the chain with our buyers already in the process of their sale.
Respectful to us and our buyers they kept up the pace and pressure in a sensible and professional manner.

Took my money . did nothing for five weeks then refused to act for me . still not heard from them . no refund

I instructed the company to act for me in the purchase of a leasehold flat in the local area. They sent me a contract to sign and asked me to go in and pay a £550 deposit. I heard nothing from them for five weeks. I tried several times to see somebody but was sent away by reception. I insisted and eventually met MR PHILIP REDMOND NARI he was clearly embarrassed by their lack of progress and proceeded to grill me on my work and movements in the last couple of years. I have worked abroad and lived in hotels. However, my tax affairs are completely up to date and my residence record is not in question. the longest I was away being ten days. I have nothing whatsoever to hide, no debts, I am on the electoral role and I have several bank accounts long term. The purchase is being funded by my mother and the funds being gifted prior to purchase and HMRC informed. Mr Nari said I need to see the funds in a bank account in your name before I can proceed with this. I agreed to return in two days [Monday 10/12/2018] with same. First thing Monday morning Mr Nari called and said we can't act for you. He gave no reason and when I asked why he said he didn't have to give a reason. My complaints are that : 1. They allowed five weeks to elapse before doing anything at all. It would have been more had I not initiated the meeting. 2. They did not give me a chance to provide what was asked for. 3. They refused to act after five weeks of inaction for no reason. 4. They jeopardised the purchase by taking so long. I have withdrawn from the purchase partly as a result of this. 5. The missing £550 is holding me up. 6. They refused to give me a receipt for the deposit. Mr Nari was so excessively suspicious of me that it made me suspicious of him. I did some research into his past and he does have a string of abandoned directorships in his wake and is involved with shell financial companies that report assets of less than £1500 for example. I find this more than a little 'untidy' to say that he is a solicitor handling millions of pounds of client funds on a weekly basis and it does go some way to explaining why he was suspicious of me with no grounds whatsoever other than that I worked abroad and stayed in hotels. I put it to him that the rock musician Mick Jagger works abroad and stays in hotels and would he refuse his business on those grounds. All in all the treatment I have received from this company has been appalling and shoddy to say the least. No communication, no sense of urgency, no apology for not establishing the viability of the case at the start. Refusing to act for me after five weeks of inaction based on no real grounds. Not even an email confirming any of this and no mention whatsoever [to me] of a refund. I have verbal confirmation that they did tell the estate agent that all my fees would be refunded and I can ask the agent for an email to that effect if required to do so. Any further information needed by yourselves please do ask.

update on this : they responded to the online money claim by denying culpability but paying the whole claim including costs
