By far the best mortgage broker on the market, especially if you have a more specialized circumstance. I went through 3 brokers, including one who got my two large mortgage loan offers before but couldn't with this purchase and Laura and Eden made everything as simple as possible. They found me the correct product and got me an offer within 4 weeks, which is exactly how long I had to find an offer or the sale would have fallen through. Equally importantly, they responded to my emails and phonecalls promptly, at any time of the day. Clearly have a lot of experience and actual access to the whole maket.

Well that was one heck of a roller coaster ride!!
I first went with a mortgage advisor from another company whom had been recommended to me by a family member which resulted in no due diligence being carried out by myself as a result.
That was my first mistake…
The mortgage advisor looked at everything I sent him, and assured me that he would have no problem securing me a mortgage, fast forward 14 days and 2 with firm rejections I was quite taken aback.
Unfortunately, one of the companies carried out a hard search on me which wiped -35 points from my credit score when I was assured that only a soft search would be carried out.
I had resigned myself that I would need to wait a further year before applying again, but once I told the house builder that I had been rejected they came back with an offer to pay 5% deposit for me, so I would actually have 20% in total.
This offer reignited my desire to secure this dream home for my family, and I set off on a laborious google search to find someone who maybe be able to help me.
I am self employed and have 3 years books but 4 years by the time I bought our family home.
I found Option Finance and in particular ‘Tom Woodall’ whom I can confirm is every bit as good and true to the feedback I read about him online, if not better.
Tom was on hand day, night and weekends to answer all queries or to address any concerns. 🙏🏻
Tom is a dream maker, a dedicated, enthusiastic mortgage advisor, a total professional who clearly loves his job, knows the market inside out and once he has assessed each individual, means he knows the correct broker and products specifically for you in order to help secure the mortgage.
Tom never made any promises, but was always honest, positive that I would get there in the end and he delivered a rather complex case.
There were some late twists and turns (I was offered -5% less than I needed and had to put another 5% down which transpired as 20% me and 5% house builder) but we got there and I will always be eternally grateful to Tom for helping me secure a wonderful family home that appeared to have been dead in the water.
Tom had me an ‘DIP’ within seven days at the start of April however, I had to submit my year end account at the end of the month which slowed down the process but, Tom got this over the line and all concluded within 9-10 weeks.
I have no hesitations in highly recommending Option Finance and the awesome Tom Woodall (I’m sure other brokers within Option Finance are great). I will most definitely return to Tom when my fixed term mortgage is up for renewal, that’s a given.

We have been in communication with Tom since 2020. Our mortgage application was submitted in March 2021. Although complex, Tim was frequently on the other line or via emails to explain the process and what needs to be done. Excellent communication and services from both Tim and his colleague Adam. Great and efficient service indeed! I will definitely recommend to friends and family!

Got in touch with Option Finance to purchase a second property. From the start, Tim was knowledgeable and confident in assessing my circumstances (Director with mainly dividend income).

The above, together with a more stringent lending criteria (compliments of the pandemic) and a complicated lease structure for the property, meant that the first two applications were rejected. The third (with the third lender) was eventually approved (over three months after the original application), and the purchase was finally completed.

Throughout the process, Tim never faltered and relentlessly kept pushing my case. He kept reassuring me "this Will be sorted", and he also communicated with the estate agent to say he had no doubt I would be approved.

I have little doubt, the purchase would have fallen through if it wasn't for Tim's expertise and actions. He will be getting my call for any future mortgage needs. Thanks again Tim!!

The Option Finance team (Laura Floyd and Megan Woolley) were absolute superstars during the mortgage application process.
They simplified the process and were very diligent. They also communicated extremely well throughout the process and always gave a straight answer.

We read some mixed reviews about Accord Mortgages and the application process, but they were the only lender who would offer a 5x Income multiple loan and at a 90%LTV, and Option Finance lined up the application so well.
When we had our first offer fall through, Option Finance went the extra mile to put us back on track for the second offer, and we received the mortgage offer in good time.
