First I tried the conventional route …

First I tried the conventional route with a realtor listing on the MLS. I have to say the agent did a really good job with the listing, it just didn't happen.

I then decided to do the non-traditional method of listing through Fizber. This worked, but still took awhile to get a serious offer. This was mostly due to the location, which is slow to recover from the recession.

I recommended Fizber to a good friend and he sold in less than a month.

I find it amazing how potential buyers don't figure out the home is for sale by the owner. I mean we were listed on the MLS by a real estate broker through Fizber, just like a traditional sale, but no one noticed the broker was many miles away from the address of my property.

My house was listed on zillow for 2 …

My house was listed on zillow for 2 weeks, then I added fizber and got an offer in 2 days.

Being on the MLS is critical - most real estate agents who cannot locate a property on the MLS tell their clients that the house is "no longer available". This is true even if the potential buyer sees a house they like on zillow and sends the link to their agent!

Redemption

I had a conversation with a person from the company that contacted me. I listened and wanted her to send me some information on my email. No email, but got a text saying my property is now currently listed on their site. Not Good. I did not knowingly authorize their listing my property. Reading some of the reviews prior to my calling the text author from Fizber I found I was liable for commissions to a Buyers agent. There was no mention of this either. This is some slimy, deceptive activity.
On the lighter side, I called the text author from Fizber and my property was taken off their system without any serious arm twisting.
I am not opposed to paying fees or commissions where disclosed, but not OK with the way these guys operate. Be Careful!

I got a follow-up call from Fizber.com the next day regarding my advance listing. Andrea from Customer Service was very informative and gave me an outline of their separate FISBO listing service and MLS based services. They are NOT lumped together. Big Difference. Problem solved. Andrea was patient and thorough.

It is rare anymore that a company would have a capable, live person call and try to resolve problems.

Regarding the commission, I believe you are confusing the free Fizber listing with the MLS listing. The listing on Fizber is 100% free...no cost, no commissions. That listing is designed to help you get more exposure for your home to increase your chances of selling.

The MLS listing, however, is a paid service which requires a buyers commission. The MLS requires this, this is not something Fizber charges and once again is only if you decide to pay to list on the MLS. The free listing which we created for you costs nothing and there is no buyers commission.

Sorry again for the inconvenience and as you noted, we immediately removed the listing when you contacted us. Best of luck selling your home.

deceptive site

Thanks for your feedback and for listing on Fizber.com. We apologize for your experience. We do include on our Flat Fee MLS page a FAQ section that specifically addresses commissions required to be on the MLS. The MLS is controlled by Realtors and it is a platform Realtors use to market their homes for sale. Because the MLS is controlled by Realtors, there are rules requiring that any MLS listing must compensate a buyers agent. Per our FAQ section:

"What commission rate do I need to offer a Buyers Agent if I list with the Flat Fee MLS Broker?
You decide the commission, from 1 percent to 3 percent. Fizber recommends offering buyers’ agents the traditional 2.5 or 3 percent buy-side commission. That means that you keep the 2.5 or 3 percent commission that usually goes to a listing agent, retaining that portion of your home equity for yourself."

Please note that Fizber receives no money from this commission amount it goes directly to the agent representing a buyer. If you find a buyer that has no agent, then you are not required to pay this amount but by nature of the MLS your home will be in front of buyers agents and the MLS requires that you offer some compensation to them.

We have also reached out to you directly regarding this, however, please know that your purchase is 100% refundable up until the point you list on the MLS. We apologize for the buyers agent compensation not being clear and will work harder to making sure this is more transparent going forward, however, we have no intent on being deceptive or to "scam" any customer...which is why we offer a 100% refund to any customer that decides not to list on the MLS after purchasing.

We have processed your refund for the time being and will be happy to call you personally when our business office opens on Monday morning (PST).

If you are so thinned-skin you shouldn't ask for feed-back.
Obviously, a web-site as great as your self-proclaimed tracks and counts hits on listings (or should).
There is a difference with "unhappy" and "unimpressed"
I understand tat my exposure is free, and I clearly understand the hurtles of raw land sales and acquisition vs. homes, dwellings, and business properties. However, not everything is always the buyers fault as you seem to defensively counter.
The review and remarks I left are truthful and factual. I think you would take this feedback and use it to improve your site instead of arguing about it's hyped success by your own PR and advertising department.
Face it, with so many sites out there some are just not ready for prime time, and are only a legend in their mind....

Typically, land takes a little longer to sell and with the property listed at $1.5MM that is also a price point that limits the buyer pool. Admittedly, the buyers that visit Fizber.com are looking for traditional homes and we do not have a strong demand of buyers looking to acquire land at this time. I would recommend adding more photos of the structures on the property and highlighting those as this will attract more buyer interest on our website.

A FRESH Approach... Honesty!

I am listing a property in Merrillville, IN. Prior to loading the photos, I was already receiving customer inquiries. FIZBER has a fresh approach to the "for sale by owner" customer listings. Other sites point these types of listings to "premier agents", to whom they charge a fee for preferential placement on the listing. These agents have no info/access to the properties... yet Zillow, Tulia, Realtor.com among others direct the customer inquiries to those agents because the realtors hope to gain a client and be paid a commission - consequently, the site owners expand their profits. How deceptive! Thank you, FIZBER for offering and delivering a pleasant experience, and a reputable service.

As you can imagine, with the excitement of selling a home, sometimes home sellers forget to come back to our website and update their listing status. The result is that some listings linger on the website longer than we would like and they are not updated. As a process, we check our listings against public information on a monthly basis to confirm if listings have sold and remove them when we find evidence that they have. If a home is sold FSBO, with seller financing, lease-to-own, etc it can be hard to verify that a transaction took place. We contact home owners regularly to confirm their listing is active, however, if we do not hear back from the home owner or if we are unable to find evidence to support a transaction took place, we err on the side of caution and leave the listing active on our website so we do not interfere with marketing of the home.

If you find any listings on the website that are not updated, you can always report them by click on the "Report Listing" icon on the listing page.

While the customer service rep was quick to respond, he/she seemed rushed to explain, slightly short or exasperated when asked questions.
Perhaps it was just that we were not talking in person, but on the phone, and I could not "read" a face with the voice..
