Rented from fox and sons (Eastbourne) review

I rented from fox and son for 5 years and Senior letting branch manager was quick to responses and supporting when needed. Even after tendency ended there was good communication throughout. Senior Letting branch manager would explain and go into detail if needed more understanding. Team was always polite and welcoming when contacted. Never had any issues (Eastbourne fox and sons)

Dealings with his company didn’t even…

Dealings with his company didn’t even get past first contact. I saw a house I very much wanted to view and made several phone calls to their Yeovil branch over a 2 day period to arrange it. Not once was the phone answered in person and despite leaving VM messages, I was never called back. I was even considering knocking on the door of the property and asking the owners to contact Fox & Sons themselves to arrange a viewing! However, I have since found a property so no need, but if and when I ever come to sell it, it certainly won’t be through Fox & Sons. They don’t appear to work for either sellers OR buyers.

GREAT PROFESSIONAL SERVICE…

We have been in close communication with the fox & sons team, but dealt more so with Matt & Beth.
It was quite a journey with the usual stresses of house hunting etc…. But Matt is so friendly & approachable it makes the experience so much more at ease, knowing u can ask questions and get a rapid response.
Matt is a real team player & a real people person. ( which trust me there seems to very view these days!)
He & Beth were always supportive and always smiling. We will most definitely use them again in the future.

I think Fox and Sons HAILSHAM are very…

I think Fox and Sons HAILSHAM are very poor at communication!!
They never answer their emails and frequently say that they have tried to phone and leave a message yet no missed calls show on my phone despite checking the number with them several times.
Very poor service, would not use them again.

David Johnston at Fox & Sons Eastbourne…

David Johnston at Fox & Sons Eastbourne has been absolutely outstanding. He’s extremely friendly, professional, and always punctual for every viewing. He takes the time to clearly explain everything and gives accurate, honest details about each property, often providing even better insight than what you see online. His communication is excellent, he’s patient with questions, and genuinely cares about helping you find the right home. Truly a great agent and a pleasure to deal with highly recommended!

Extremely poor contact

Impossible to get a hold of them by phone or email. Couldn't get them to contact the potential landlord to sign the tenancy agreement until 7 days after the agreed move in date at which point tried to increase the rent from £1000pcm to £1300pcm. I didn't accept it and tried contacting them for over 2 months to return my deposit and they only started replying to my emails after I threatened legal action if they didn't return my deposit. Still waited until the day before I said I would take action before returning my money. I wouldn't ever look at a house managed by this company ever again and I should have called everything off once I saw how difficult it was to get replies even before signing anything

Harassment

Beware. This company does not understand NO. Go Away. Stop. Desist.
Despite being asked to remove all my details following unwanted telephone calls, letters, flyers and an incursion onto my private property ,being intimidated and hassled ,yet again (today) I am in receipt of a letter. If they think by just leaving off my name they have circumvented the request to remove all my details (Data protection Act 2018) from their records then they need to think again.!
I have already reported them to the ombudsman for unethical practice.
I am now considering legal action.
I chose another agent to sell my house and I would never choose this company as I have had unending harassment since I made the mistake (in May) to ask them to value my home.

They're falsely advertising the…

They're falsely advertising the property on the RightMove website.
I was looking for a Studio Apartment and pressed on the advert.
Going back and forth, filling out my personal data and emailing the whole day and a half, thinking that they're genuine.
As it turns out, it was only a room in the apartment with other tenants, NOT a Studio as they advertised, what a scum.
Advert says and i qoute 'if you rent before Xmas your rent will be 50% OFF FIRST MONTH'S RENT IF MOVE IN BY BEFORE CHRISTMAS, so i needed a Studio Flat asap and was adamant to rent it, asking to view it, and Karen says ok, i can send you the video tour of the flat... I replied, NO, i need to see the flat before i will rent it out, obviously...
I haven't heard from them for a couple of hours, and finally Karen replied in the evening today on the 22/12/2025, that this is only a room in the flat and vioung will only be on the 29/12/2025.
You can all imagine me being furious and let down. Do you all see how they're scumming people... TIME WASTERS, can not recommend it at all. Don't trust them now.

Filthy, Mouldy Flat

At the time of writing, it is less than a week from Christmas and I have not received my money back from Fox & Sons.

I am leaving this review to document my experience factually and accurately.
I entered into a six-month tenancy arranged through Fox & Sons Southampton and paid over £7,500 upfront, which included six months’ rent plus the required deposit. All funds were paid in full before move-in, in good faith.
When I attended the property to take possession, the flat was not in a habitable condition.

The property was extremely dirty throughout and had clearly not been cleaned following the previous tenant’s departure. Belongings from the former tenant were still present in multiple areas of the flat, including drawers and storage spaces in the living room.

The kitchen was in particularly poor condition. The refrigerator and freezer were heavily soiled, visibly mouldy and emitted a strong, unpleasant odour that spread throughout the flat when opened. Cupboards were left open on arrival and the overall condition indicated no professional cleaning had taken place.
The bathroom issues had been raised at the viewing, specifically the need for the shower area to be resealed due to visible mould. I was explicitly assured at the viewing that this along with a full clean would be completed before move-in. Neither was done.

The balcony was also in an unacceptable state. The glass was covered in heavy limescale or green growth and the balcony furniture was dirty and deteriorated with mould visible on the wood. I had requested that this furniture be removed prior to move-in; it was not.
It is important to note that I did not move in immediately after viewing. Nearly two weeks passed between the viewing and the scheduled move-in date which was ample time for cleaning and basic preparation. Despite this, no meaningful action was taken to bring the property to a reasonable standard.

The condition of the flat on arrival was shocking and completely inconsistent with the assurances given during the viewing and the level of financial commitment required upfront.

Moving to a new city, this ended up being a terrible beginning experience. I absolutely regret choosing them to work with. There's a lot more to be said. I will continue to update this review as this is still not resolved.

SOUTHAMPTON London Rd - Terrible

THIS IS IN THEIR ORIGINAL EMAIL TO ME
‘In my professional opinion I would suggest a marketing price of £650,000 to start, but with a strategic approach to the sale and regular reviews.’

THIS IS IN THEIR RESPONSE WHEN I SAID THEY HAD VALUED TOO HIGH

‘Originally, my recommendation was to market your home at £625,000’

Not only did they blame me regarding the valuation but at no point did they review the asking price and there was no strategic approach. The price was only reduced at my request.

Oh and let’s not forget the ‘cash’ buyer with nothing to sell. I was guided to accept their low offer which I did for a quick cash sale. Then I was told the ‘cash’ buyer needed a mortgage. After 3 weeks wasted waiting for this buyer to provide their paper work Fox and Sons advised me they had offered on another property. Fox and Sons knew I had offered on another property. I do wonder if they were aware this buyer were still actively looking at other properties and just didn’t tell me.

Peter Bush and his Team at Fox & Son…

Peter Bush and his Team at Fox & Son Taunton did a great job in producing an accurate and attractive brochure which got lots of interest, the actual sale took longer than expected but some lateral thinking by Peter got the job done with completion in only 5 weeks

When Fox and Sons get your email and…

When Fox and Sons get your email and phone number, the harassment begins. I’ve asked them repeatedly to delete my data but they ‘archive’ it and then the phone calls and spam starts again.
They completely ignore all data storage laws and I’ve had 4 phone calls in the last month despite me asking politely repeatedly not to and to delete my data but they just won’t.
Does anyone know how to stop this company harassing you?

Fox & Sons - Waterlooville

At Waterlooville branch , I have to say the staff are excellent. I was a client buying from a different county, the help and support from this branch was amazing. James Barton-leigh showed us the property first, polite, professional, friendly and helpful, this young guy knows his business and is really great. The manager John Leach has helped me so much. He assisted me when I was panicking about a survey, kept in touch and helped to make my move smooth. Both these gentlemen were brilliant, very helpful, went above and beyond to really help. I cannot express enough how this branch and their staff have assisted me in what was a tricky purchase due to external reasons. Want to buy, go to fox and sons Waterlooville, outstanding service from this amazing staff. Thank you all, best staff ever.

Worst estate agent I’ve ever used

Worst estate agent I’ve ever used . How are still trading and there management don’t intervene respond to 2,8 rating . It’s unbelievable. Sack the main guy from Bexhill branch, most unprofessional agent I’ve dealt with in 30 years

Terrible service, avoid!

Terrible service, would not recommend. Would give zero stars if I could! There was no feedback following viewings, zero communication or market updates, and I had to point out listing errors multiple times (including the lease length being incorrectly shown as zero years!). I only received a brief, non-committal apology. I’ve now withdrawn the property. I wish I’d gone with an independent originally, someone who actually cares.

Crawley Branch - AVOID

I would strongly advise anyone in the process of choosing an estate agent to handle their sale to avoid Fox & Sons, Crawley.

They are the epitome of the saying “never trust an estate agent”. During the valuation the senior agent overinflated the value of my house and based their commission of that value. During the same conversation, I asked that the price be reduced to a more realistic price but the commission was, sneakily, not changed to reflect this. They preyed on my inexperience and naivety.

In the end, due to the abject failure of Fox & Sons to get any interest in the house, I found my own buyer but still had to pay the inflated commission fee. This was after months of chasing for viewing feedback and false promises with almost no communication from them.

The stress they have caused me has been overwhelming. The delays and costs they caused will take months to recover from. I cannot stress enough how much I urge you not to use them.

Extremely rude staff - Sunday morning before fox and sons was even during open hours

Your female staff are rude about merely leaning against a piece of glass whilst in a public space.
Bit communist or bitchy of the estate agent. I know Eastbourne town workers think their hard-done by because the wider area has some places of deprivation, but please don’t take your neuroticism (presumably from the ‘estate agent’ role) out role on random people in the street. That’s not fair.

Also, my partner has insurance with you when he got a lease for a flat. He works regular, 12hr days. Estate agents do not. Stop with the unprofessional attitude…

wouldn’t recommend for selling

Whilst we had a good experience with Bournemouth branch initially when we brought our property 5 years ago, we didn’t for the selling aspect of Poole branch. It started off good with a viewing and offer, but when the offer fell through after a week, we basically were ghosted from late July - mid October whilst the contract was happening. Any contact that was made was by us through email/call to organise price reductions and other elements to help sell the property. There was no proactive movement from Poole’s side to help sell the property from our point of view. Whilst “the market being bad” is out of people’s control, proactive communication isn’t, and we were not proactively communicated with throughout the entire selling process, which has stuck us into a position where we are now unable to sell and have to look at other options.
