This Lettings agency is a disgrace

This Lettings agency is a disgrace. The ironically named manager is a bully who relies on the lack of knowledge of rights of student tenants as an excuse to ignore issues and complaints. No check out performed, no evidence shared to support spurious landlord claims to withhold deposits. If you use this agency you will need the mydeposits dispute team when you leave. Good luck!

If you are a tenant avoid this agency.

I wish we'd read these reviews before renting through Francis Louis. We rented through them but were not allowed to physically view the flat. On arrival, flat was filthy, the roof leaked, smelt of damp, fitted with inadequate broken furniture. The loo in the shared bathroom was out of action for over 6 weeks and was left in a disgusting state by the plumbers. Francis Louis were totally unresponsive, aggressive, almost bullying in their correspondence with the tenants. The landlord attempted to keep almost two thirds of the deposit, threatening to keep more if we didn't settle with him. We went through the deposit mediators and got almost all of it back as the landlord's claims were unsubstantiated and without evidence. Francis Louis must have been aware of this but they still pushed the landlord's claims. Avoid.

Everything wrong

Everything wrong. Horrible experience. Expensive student rents, dirty houses, no client service, they will do as much as possible to keep your deposits and charge you for their mistakes.

Avoid at all costs!!!

horrible company, we had so many issues and franics louis never took accountability or seemed to care about the many many issues caused by the house and the company and we were met with nothing but uniterest and unprofessionalism by both adam and gemme friend. I stayed in a house of theirs in my final year of university but would not recommend to anyone. At first there was lots of issues with the contracts and I had to email both adam and gemma multiple times in order for them to actually respond and do their job and when they did I was met with nothing but bad attitude and blatant unprofesional disregard of their tennants. When we first moved in 2 out of 5 of the keys weren't working at it took 2 days for them to come and fix the issue in which time 2 of my housemates could not unlock the door to the property. Not to mention the house had deffinatly not been professionally cleaned before we moved in as we found hair and old recipts in the bedrooms and bathrooms. They gave us an 'emergency' contact number to be able to contact them outside of working hours however this number clearly didn't work. On two occasions we had issues on a Friday night that were not resolved until the next week including our heating breaking in November when it was -5° at night, and another issue with the keys meaning one of our housemates was locked out of his room from Friday till Monday! Every time there was a fault in the flat we got told to log it on property file, and they rarley respond quickly or even acknowledged that the issues were with the propery and not with us. There was also a lot of pre-existing mould in the house and when we complained gemma only sent us an email recommending mold spray (that we would have to pay for ourselves) and saying they couldn't do anything about it. On top of this there was multiple occasions where workmen would just show up at the house with no prior warning, no apologies and no one at francis Louis ever accepted blame! Overall the company was horrible and deffinatly doesn't care about their tenants at all, deffinatly avoid francis louis especially if you are a student.

Steer Clear

If you're a student looking for accommodation, steer clear of Francis Louis Lettings Agency. This company is the epitome of everything wrong with the rental market, preying on vulnerable students with their unethical practices and blatant disregard for tenants' rights.
From the moment you step into their office, you're greeted by staff who seem to have made it their life's mission to be as unhelpful and rude as possible. Their customer service is non-existent, replaced instead by a toxic mix of apathy and contempt for the very people they're supposed to serve.
But the real horror show begins when you're unfortunate enough to rent through them. Francis Louis works with landlords who apparently believe that legal and moral obligations are mere suggestions. These property owners will stop at nothing to rob you of your hard-earned deposit, using every trick in the book – legal or not – to line their pockets.
When issues inevitably arise, don't expect any support from Francis Louis. Their idea of conflict resolution is to send a curt, dismissive email washing their hands of any responsibility. They'll shamelessly direct you to the Deposit Protection Scheme (DPS), hoping you'll be too intimidated to pursue the matter further.
The sheer audacity of this agency and their landlords is staggering. As if the exorbitant student rents weren't enough, they have the gall to try and squeeze every last penny from you through dubious deposit deductions. It's a disgusting display of greed that shows just how little they care about the financial pressures facing students today.
While we eventually reclaimed our deposit through the DPS, the stress and frustration caused by Francis Louis's unprofessional conduct were entirely unnecessary. Their actions reveal a company that prioritizes profit over people, ethics be damned.
In conclusion, Francis Louis Lettings Agency is a disgrace to the industry. They exploit students, enable unscrupulous landlords, and contribute to the housing crisis facing young people today. Save yourself the headache, stress, and potential financial loss – avoid this agency like the plague. You'll thank yourself later.

I don't even want to leave one star

I don't even want to leave one star , Adam is unprofessional and at best a con artist. Trying to keep students deposits, not engaging in any communication to reconcile grievances. No evidence supplied for trying to retain deposits. Downright rude and self entitled. Avoid this company at all costs.

Leave them when you can

Unprofessional and entitled, they never solve any problems, yet housing conditions are far worse than advertised. They don't seem to care about their reputation or image. It's an absolute nightmare. I'd recommend saving yourself the hassle and skipping this company.

We wasted our time driving for 5 hrs to view a flat that had already been let 2 days earlier prior to Francis Louis agreeing to view.

The biggest mistake I made was to not…

The biggest mistake I made was to not listen to advice from friends to never ever use Francis Louis or I would regret it .

They are one of the most unprofessional companies I have ever come across . I had an offer accepted on a property and managed to secure an excellent mortgage rate . I missed this rate because the property did not have a current EPC and I had to wait 2 weeks before they provided the mortgage company with one . They let out and advertise properties without an EPC which is illegal .
This was the first of many things that went wrong In my purchase and I ultimately had to pull out because of their incompetence consequently losing a lot of money .

Adam is the person who drives this incompetence and unprofessionalism. He is rude and morally inept . Unfortunately I found out the hard way and should have listened to the word around town that this company should be avoided at all costs .

Terrible experience from start to finish

I would not recommend this business in any shape or form. Sales advisors gave very misleading information on a property and this behaviour continued through the transaction. Details were passed to a 3rd party without our permission.

We should have listened to the many warnings about this agent.
