Fantastic Agents all round

Having let our property with GD Estates over a long period, we didn’t hesitate in using them when we decided to sell. We were not disappointed. Despite a slightly tricky selling situation, Kristian was fantastic as our agent. Highly professional and knowledgable, he kept us updated throughout the transaction and has always been very friendly and approachable. We wouldn’t hesitate to recommend Kristian and GD Estates for any property needs.

What a Shame!

Whe house we rented was a right state when we moved in with mold on the windows, rubbish in the garden, just to name a few. The inventory pictures did not reflect what the house looked like and what they said and so I asked them to note this. They later tried to charge us for this. Luckily we had a few pictures to argue our case but they had many more pictures that were strategically taken and so we ended up paying for part of it from our deposit. The company had an unrealistic record of the house prior to move in and move out. Initially, they tried to charge us for things, such as a burn mark in the carpet, that the original inventory stated was already there prior to us moving in. The walls were listed as recently redecorated when we moved in, but they definitely were not. They were awful. My kids could have done a better paint job. I stated this to them in an email for record, but they still asked for us to pay for it to be re-painted. The house was so poorly cleaned by the cleaner who cleaned it prior to us moving in that even DPS said it wasn't fully clean. I wouldn't be surprised if they copied and pasted everything that was wrong with the house the last time someone moved out and said we did the same. Sam, I will say is knowledgeable. As for one of the ladies that works there, omg!! I tried to ask her if they could look at the house to see if it needed anymore cleaning or work before everything was handed over, this lady couldn't grasp what I was trying to ask but instead thought we hadn't had it cleaned. Later, we were accused of not getting the carpet professionally cleaned. Luckily, we had the receipt, but this wasn't enough for GD Estates. They wanted it cleaned again. The poor carpet cleaner said he'd never had a letting agency say the carpet wasn't clean after he'd cleaned it. He was surprised, we were surprised, but kindly, the carpet cleaner cleaned it again. The carpet was perfectly fine the first time round.

First Class Service

GD Estates have managed my property for many years. I cannot speak too highly of their service. Communication, efficiency, very competitive charges - all excellent! Highly recommend landlords to use their service. Sadly I am now having to sell my property for personal reasons. I will miss dealing with GD Estates

Address we were tenants at under GD…

Address we were tenants at under GD estates: 16a hatter street, ip33 1ne - email to verify correspondence in photos in case they dismiss this review like the other one star reviews.

We have been left extremely disappointed with the level of service from GD Estates. They seem to be wanting money at every point on checkout despite our contributions and our level of professional cleaning carried out at the property.

When we viewed the property the current tenant had a lot furniture and rugs covering much of the property and we were did not know how bad the carpet was. When we received the keys to the property we were shocked with the condition. GD estates said this was sun damage, however it was in all rooms, even in rooms without windows? I paid over £150 to clean the carpets myself, each time the water was black and for the life of me I couldn't get it up. GD Estates were very unhelpful again, also trying to dismiss a wax candle stain that was burnt into the carpet with an Iron! Also saying we should use rugs instead to cover the carpet - I asked if at the time if one of them would like to walk on this carpet without shoes on and they didn't want to..... Eventually after negotiations, we managed to get the landlord to agree to them fitting the lounge carpet as long as we paid for the upstairs two rooms and bathroom - totalling £700 including underlay (landlord opted for no underlay on their part).

Prior to us leaving we arranged for professional cleaners to come round to clean the new carpets we put in along with the oven and we also performed a very thorough clean of the property.

We were then informed via email that no cleaning had been carried out at all (I have invoices to back all of this up and witnessed cleaners entering the property and even stuck around to make sure the machine they had worked for them). We were told this was because no "tread" marks could be seen on the carpets so no cleaning had taken place - this is ridiculous to say the least, they now want £170 to carry out additional cleaning even though the carpets are in excellent condition, professionally cleaned and also paid for by us!

Along with this there is a wall mount bracket and screws for photo frames in the wall that they now want a "contribution" of £100 to fix these - I left filler, matching paint and scrapers at the property to fill these if the new tenant didn't want them, I am happy to attend the property to fix this, it isn't hard to fill a few holes!

Photos of the carpets when we moved in along with the new carpets we had fitted and what they looked like before we even had them cleaned professionally!

Rant over - I would make sure if you are a tenant of GD estates to make an inventory of absolutely everything in detail as they will try their best to get what they can from you.
