seeking to take this company via a solicitor with the evidence i have collected from the NO maintenance they are obligated to adhere to. Residents are paying a monthly fee for the up keep of a estate and Gem simply do not give any form of maintenance whats so ever. Its basically stealing and they do not answer emails or calls and should not even be allowed to operate.

If I could give no stars I would

If I could give no stars I would. Absolutely dreadful company. They do not respond to emails or phone calls. If you are unlucky enough to have this woefully inadequate outfit as your management company you have my sympathy! Avoid!

Absolutely the worst

Awful. Need to have negative star ratings for them. If you have an issue with a property they manage, they will ignore you. You can call or write, they ignore you. They take the money and run. Avoid at all costs. Useless does not describe them properly.

Awful, simply awful.

I was taken to court and slapped with a CCJ without my knowledge because I’ve never received a single letter from them in the 12 years I’ve lived here. I’m taking them to Tribunal.

A Nightmare Experience with Galliard Estate Management

If I could give Galliard Estate Management zero stars, I would. My experience with them has been a complete nightmare from start to finish. I am appalled by their utter lack of professionalism and disregard for their residents' well-being.

The communication is abysmal. It's like pulling teeth to get a response from them, and even when you do, it's filled with vague promises and empty reassurances. I've lost count of the number of times I've been left waiting for updates or resolutions, only to be met with disappointment and frustration.

Maintenance is a joke. The so-called "maintenance team" is more skilled at making excuses than actually fixing anything. Issues that should be straightforward to resolve have turned into drawn-out battles, leaving me to deal with inconveniences that should have been taken care of promptly.

But the cherry on top of this disastrous cake is their complete lack of ethics. Hidden fees, unexpected charges, and unexplained increases in service costs are all par for the course with Galliard. They seem to think it's perfectly acceptable to blindside their residents with financial surprises that strain our already stretched budgets.

Living under Galliard's management has been a lesson in patience, as dealing with them has been nothing short of a test of endurance. I can honestly say that I regret the day I ever chose to live in a property they manage. I implore anyone considering their services to run in the opposite direction and save themselves from the headache and heartache that comes with Galliard Estate Management.

What a bunch of knob goblins.

This lot couldn’t organise getting wet in a swimming pool.
Mould ridden building, missing carpet in corridor for over a year now the carpet was so damp it had a mushroom growing out of it, I have pictures to prove! Then there’s the rotten security door, been reported several times now, security door fob system faulty, been reported, called them once a week for a month now, still not fixed, I reported a flickering light in the car park only to be told that it was fixed they had sent someone out, I sent them a video of it still flickering!
Haven’t taken the service charge for months now (although they don’t deserve it)
States in our lease that the outside of the building is to be painted every ten years, it’s three years overdue, the inside every five, last time it was done was 2015 this is also three years overdue. Brookfield House is a looking like a squatters paradise with a premium service charge!
When you call them they say they’ll get back to you and do not.
This used to be a nice place.
Can’t sell the flat due to the state of the building.

Suggest you avoid like the plague

Gem do not seem capable of doing the simplest of things or responding to the simplest of queries. A key safety issue not progressed. Service Charge Demands for this calendar year not gone out yet and it is now past the middle of March. Just hopeless and totally frustrating. A senior manager set a deadline to have answers and progress. Deadline went by without a dickie bird.

Very useless management company

Very useless management company. The lift has broken down since November 2022 and till date it hasn't been fixed. We were told they are awaiting a panel that has been ordered from Poland.
Moulds on the wall in the basement due to leakage no one has been able to trace which has affected the wall. A part of the wall is caving in. When contacted, we were told they were awaiting approval of a mere £6000 from management to fix the problem.

No cleaning done at our apartments in Swindon since middle of July. Sue the manager for our property just makes excuses. No one ever returns your phone calls. I was told it was up to the Directors to make the disistion on who they would be using. I asked who the Directors were and was told the ones that were elected at the A G M. The only thing wrong with that is we don't or never had an A G M . Very very poor service

Terrible Company

It's a shame there isn't the opportunity to give zero stars in this review. Quite frankly the worst property management company I have ever coma across - a simple repair which was reported in June and was confirmed would be completed within 28 days remains outstanding in September and they still can't provide a date for this to be done. Rude staff who hang up on you, never return phone calls as promised and ignore your e-mails. Ignore at all costs.

Very poor customer service

Very poor customer service. High staff turnover, so no memory of previous decisions. Currently waiting for door entry system, communal lighting and emergency lighting to be fixed. Now 4 weeks. If there was a fire or other emergency, our block wouldn’t be safe to escape. Also an elderly resident has to get herself up out of bed to left her carer in. Totally unacceptable.

A number of the residents have complained, but their lack of actions show they don’t care.

The grounds/gardens are not cared for despite 3 different contractors being appointed. The development setting is beautiful but GEM are allowing it to deteriorate. Who will pick up the costs? The residents.

GEM need to be removed as managing agents.

Now discussing with others including ombudsman and local fire authority, due to safety concerns.
