Awful! Firstly the agency refused to stop advertising the property on both Rightmove and their website for months after signed contracts even though I requested this multiple times. The main issue though was the misinformation they provided, the property had major structural work and huge costs for the prospective buyer once moved in, yet they hid this from me at every possible opportunity. If it hadn't been for my solicitor luckily spotting this, hidden in a huge amount of paperwork that was withheld from me for 6 months I would have been stuck with an unsellable property and 10's of thousands of pounds worth of work to be done. The agency will not respond to my emails to acknowledge I have had to pull out of the purchase or to apologise for allowing me to incur thousands of pounds worth of solicitor fees due to the intentional misinformation they provided. Avoid this agency at all costs!

The most unprofessional agency I have ever dealt with in 12 years living in the UK.
Left me over a week in the middle of a very cold winter without warm water, always taking quite long to repair damages, only replying when the landlord was getting involved... and at the end of my tenancy I had to claim my deposit back for over 3 months resulting in a ridiculous amount deducted which was taken to a dispute with the DPS service.

James and his team are excellent, full of knowledge and experience, I would highly recommend Guildford Estate Agents.

The fully managed service is highly recommended, I am only contacted in emergencies or to sign off contractor costs. Adrian and the team are great to deal with, offering great market insight which has helped me navigate the last few turbulent years.

Regrettably my experience with Guildford Lettings is consistently poor. I pay for a fully managed service, as owner of a 1 bed flat which I rent out, however their communication is dreadful and there is a complete lack of response to what I would call urgent tenant issues. I find myself being contacted directly by tenants about already reported issue's (because Guildford Lettings haven’t even acknowledged their complaints), a lack of notification to me as the owner and no action at all.

Our tenancy managed by Guildford Estate Agents was marred by communication issues and a lack of professionalism. Communication breakdowns were routine, with unanswered emails and unattended appointments. No clear way to handle emergency situations as there was an unresponsive emergency contact number. We did not feel that the landlord was being made fully aware of issues with the property.

We were subjected to rudeness and condescension by the Director and Manager, and the agency's focus on landlord interests over tenant needs and rights under contract was evident. Not least issues we faced with central heating over last winter when we had a newborn baby and were told that if no fault were found we would have to pay for the engineer call out!

This experience forced us to seek alternative accommodation due to stress, highlighting the urgent need for improved communication and tenant-focused service from Guildford Estate Agents. Our hope is that future tenants are spared such a frustrating and disheartening ordeal.

absolute nightmare, rented a property through Guildford Estate agents for 7 years, nothing but stress from start to finish, we had water leaks and damp the whole time we were living there, we had to purchase a washing machine because they wouldn't respond to any emails, it took 2 years of chasing and calling before they finally replaced a broken cheap electric stove, the replacement was even worse than the original, even then it took a further 6 months, we had to replace the broken front lock in full as they would not replace it, it cost us £500 as an emergency call out because we were locked out.I have never come across such dishonest people in all of my life, every time I reported something they took advantage of the report they would do an inspection of the whole house like a court order, almost like a punishment, one chap came there ones and was opening the cupboards asking what was in them?? then they would ignore the original issue and do it all again a few months later when I would make the same report about the ongoing issues, they always used different names and emails in corespndance to confuse you as if they had hundreds of people working there, so you always had to explain everything again and again and getting no where. 7 years In a roll the gas safety certificate man would advise them to get a carbomonxide alarm, its in his reports, but they had ignored it, I didn't realise this until the last 6 months of my tenancy, how shocking is that???? now they are holding £2400 deposit, after I left the place in immaculate condition, they even said it themselves when I handed the keys back, they refuse to answer the DPS, so now we are having to go through a whole different process of stress and disgraceful lies,in the fake inventory they did when I was not even present, they have claimed for things that was already there before I moved in. do not trust this company.

I would never trust this agency.Dont have a good experience at all. Avoid!!

Unprofessional service. Whilst staff were generally pleasant, they have mastered the art of not answering your question or committing to respond, and then not responding. Matters were not acted upon or resolved with any degree of urgency or customer focus. I never felt I could trust them. I should have listened to all the other poor reviews. Go in with your eyes open.

Very unprofessional, they wast your time changing the appointment all the time. Lake of communication. when they manage to come to the property they arrive late or don’t bring the keys.

This company will enter into contracts on your behalf and incur fees without telling you and then telling you that their contract covers it AVOID. Not reliable or trustworthy when dealing in important dealings.

Guildford estate agents recently helped us out with letting our flat using their managed service. They have been brilliant from the beginning. Highly professional service, good quality photographs and informative property add. They have been extremely helpful with all of the questions we’ve asked and have always responded to us quickly. They kept us informed throughout, they always let us know in advance of viewings and have always been at the end of the phone. I highly recommend using them.

We’d had a very bad experience with a different estate agent in the area prior so working with Guildford Estate Agents to find a property to Let was a dream in comparison! Very easy process and Maeve and Jack in particular were so helpful throughout, really doing whatever they could to help us with it all - would definitely use them again!

Recently sold our flat through Guilford Estate Agents who kept great communication throughout. Jack & Joe were both very helpful and cummunicative throughout the process. The photo's and virtual view of the flat were really well done and useful especially over this period. Happy to have sold the flat through them!

Warning.
Aggressive, unethical, dishonest. Customer service is totally missing. There are plenty other places out there - don’t buy or sell through them.
