The management team has been unprofessional, Ive repeatedly lied too and been given incorrect information numerous times, I am owed a refund of many thousands of pounds due to errors that this company has caused and acknowledged. Yet I am still waiting for the matter to be resolved as you continue to ignore all contact.
My property manager was Kieron Pattni, I have sent more than 35 emails without receiving a response over the last 18 months, His lack of knowledge and lies have directly cost me many thousands. If you’re looking for a property agent. Do not use these clowns. I highly recommend Fearn Malone who I now use. I am now pursuing the matter through all legal channels. Trading standards, the ombudsman and I will be fully exposing this business through all social media platforms. The public need to realise what type of business this is. Do not trust them.
This business does not even follow its own complaints procedures, it does not keep to maximum times scales for complaints, then contradicts its own report.
Finally, when I reached out to the area directors, managing directors and CEO, my complaint was again ignored.

No-show agent with no communication or apology - avoid!
I drove up from London to Coventry to view a Property. I booked the viewing with Mohammed. There was no message to confirm the viewing sent on SMS or email. I arrived at the property 15 mins early and called to let the agency know I was there. I was connected to the central office where they confirmed they could see my booking and promised a call back to let me know if Mohammed was running late or if he was on his way.
I called 3 times over the course of 30 minutes, and each time I was given the same promise. I waited for 20 minutes after my viewing time and gave up and left. Nobody bothered calling me back at all at any point on that day or beyond.
Being such a well-known name, you'd think they'd have handled this better. A complete waste of a 4 hour round trip and fuel.
Completely incompetent, bad for landlords & tenants alike
We used this agent to manage our property as a landlord - they do not actually provide a working lettings management service, it is borderline false advertising, and they cost us thousands in damages. If considering this company, look up the public judgments against them in civil court - we wish we had.

I booked a viewing with H for Friday…
I booked a viewing with H from Coventry branch for Friday 15:30pm, he rescheduled it for Saturday the next day at 1pm. He called again a few hours before 1pm to let me know he’ll send a video of the property I want to rent as there’s quite a number of other viewers at the same time, it’s 16:49 now and I haven’t received anything after double calling the office to make sure they don’t forget me. Not a good service for a 1st time impression. Seems like you choose which customers to prioritise. It’s not my fault you overbooked your viewings and can’t seem to manage your potential clients! Hissss! 🐍
Easily the worst company I have EVER dealt with
Easily the worst company I have EVER dealt with regarding any line of business. The staff are rude (and that goes throughout the company), they don't carry out the duties that they say they will, they don't answer the phone if you're annoyed as they screen them (I assume this as I used someone else's phone and they answered). I have complained 5 times and the most recent one was about the Area Director as they ignore the emails. Held a deposit for a week because someone was off ill. I would implore anyone to stay as far away as possible from Haart Lettings. I have recently sold a property with another agent and the difference is night and day. This has been going on for a year
The worst experience we've ever had with an estate agent.
I wasn't going to write a review for this company as I didn't want depress myself by going over old ground, but I feel I must. I feel I must express how from the outset myself and my family were treated abysmally by this company, for one whole year.
When we were first shown around the property we rented with Haart, we experienced the first signs that this company wasn't as professional as we were used to. (We have a lot of experience when it comes to rental estate agents) We were told that another family were due any moment (obviously to put pressure on us) because they never turned up, and the rental agent didn't offer to show us around the property, just stayed on her phone in the front room, asking every five minutes if we had made a decision. This made us feel pressured, and it was unprofessional.
On applying for the property it caused a huge month of stress as we experienced a lack of communication from Haart. They have a phone line, plenty of staff, but they never answer the phone, and they rarely answer emails, unless they want money off you for the property.
We were told the property would be cleaned before our moving in date, but this wasn't done, despite six weeks to do it. The carpets were covered in stains, the fridge had food and what only could be described as bodily hair stuck in it. We had to get the oven professionally cleaned as it was shockingly bad. Again, we emailed Haart, but we had no reply about this, when actually, we should have been reimbursed.
Within a week of moving in to our rented property, things took a swift nosedive, and it never stopped until we were free of the place. We had major structural issues, leaks, infestation of pests, mould, rising damp, health and safety issues, and despite us sending probably close to 200 photos and reports/emails/phonecalls, we were largely ignored. I was told on the phone by a female member of staff at the Haart office that I should probably find somewhere else to live and what I was asking for to be done to the property was ridiculous. So, asking for a safe and clean house for myself and my husband and children is ridiculous? This company side with the Landlords, which was obvious from the beginning.
My husband paid close to £400 in repairs over the course of the year which was never reimbursed by the company despite all of those maintenance works not being his responsibility, even including a major leak in the bathroom. (Please note, we had a non flushing toilet for six months in which Charlotte told my husband to use a bucket to flush it) and a non working bathroom basin for 8 months. Again, no communication was shown by Haart.
One of the bedrooms had a slow leak through the roof which ran down the walls, causing major damp and mould. We informed the company, sending lots of photos, and despite this being a job that should be completed quite quickly, it never was. My husband even phoned to get a quote from a roofing company and was going to pay for it himself. We told Lesley at Haart about this, and she immediately sided with the Landlord. It clearly shows to tenants that despite being in a 'Fully managed property' Haart are only interested in liaising with you if you need to pay them money, or hand back the keys.
We had to resort to getting the council involved before our rental was up, and the report was shocking. They found more issues than we were aware of. We would never go with this company again, they are unprofessional, have a lack of care and empathy and they helped on giving us one of the worst years of our lives to date.
USE ANOTHER AGENCY
Called the Coventry branch to arrange for someone to look at my dads house as he was thinking of selling or letting it , advised that he was not 100% sure but wanted some figures to help make up his mind . The day of the viewing I received a confirmation call from haart I confirmed that my dad was expecting them but that he would not be signing up that day as he would be also getting another agent to value the house, the person I was speaking to said a online valuation ( similar property prices in the area ) would be easier, this isn’t something that was wanted ,as better if the agent looks at the house in person , agreed to keep to the original appointment , no body showed up . I have now arranged for Bairstow Eves to come out Monday morning to give an in person appraisal.

Atrocious Customer Service
Tried to list our house for sale with Haart in Coventry and dealt with the manager, James O'Connell. Talked a good job till he had a signed contract, then went absolutely quiet. Emails were not replied to and phone calls not taken. had to chase up trying to see what progress had been made. He failed to turn up to take photographs of the property despite having appointment booked.
After three weeks of no action and the property still unlisted I terminated the contract. Still with no contact from Haart.

Appalling service for both myself as landlord and my tenant. Lack of communication and poor response to maintenance issues. I have complained 5 times with no service improvements. Terrible customer service and poor value for money.
A warning to any prospective client
As a client, I have faced a complete lack of communication from the property management team and the branch manager. Despite my attempts to engage, there has been seven weeks and counting of ignoring all channels of communication. After sending a formal Stage 1 complaint letter to the Branch Manager as a result of the disengagement, which was signed for upon delivery, I have yet to receive any acknowledgment or response to even the complaint - in other words the branch manager is not able to align with Haart's own complaints procedure that it has agreed to with The Property Ombudsman. There is simply no client servicing at this branch and if you want to switch, good luck; you will be met with the same level of disengagement - in other words, trapping existing clients into the service by actively ignoring communication. I'm now at the point where legal action is my only avenue to get out of the relationship.
I urge potential clients to be very cautious when considering the Haart Coventry branch. I have properties with another local agency - Paynes - and they are a better option.

Updated, the worse property management;
As a landlord, it's crucial to be cautious when dealing with property management companies. These companies often charge substantial fees but may fail to deliver the services they promise. In my experience, I spent over 18 months dealing with a property management firm that consistently underperformed. I spent nearly a year raising complaints about their unskilled managers who neglected essential tasks such as following up with tenants, conducting property visits, and proactively maintaining the property. Instead of addressing issues before they escalated, they only acted after problems arose.
To make matters worse, when I decided to terminate the agreement due to their poor service, I was charged a penalty equivalent to six weeks' rent. This experience highlights the importance of thoroughly vetting property management companies before signing any agreements, as many may take your money without providing the level of service you deserve.
Unethical, unprofessional, negligence
Unfortunately, my experience with Haart Coventry has greatly deteriorated since my initial positive interaction with Ben. Although he was professional and dedicated at first, the service has since become problematic, including unauthorised relisting of my property, poor communication, abusive behaviour from staff, negligence from management, and unethical practices.
Despite numerous requests to remove my property from the market and address my complaints, these have been ignored. It's disappointing to see such a sharp decline from the initial positive experience. If I could give a lower rating than one star, I would. I cannot recommend them at this point; I would advise avoiding their services.
Avoid using hart estate agents
Avoid using hart estate agents. Their agents have no customer service skills and think it’s ok to hang up on customers without letting them get a full sentence out because they’ve had a few stressful phone calls already that day.
Haart Coventry are abysmal
Haart Coventry are abysmal. Don't answer the phone and in the rare instances they do nobody gets back to you. Have had a dreadful experience throughout with them and the final straw is they did not submit deposit claim against tenant.

I have been with Haart for a number of years and have always found that they provide an excellent management service. Would recommend the team to any would be landlords.
Appalling service
As a landlord with Haart, the service they have provided has been appalling.
I had a repair issue for the driveway and after being initially asked to find quotes myself (on a fully managed contract), they returned a quote of £10,000 for some simple maintenance. When I asked for 2 further quotes, I was told by the agent it wasn’t his job as he was covering.
I spoke with the agent who arranged the tenants who agreed the quote was laughable and told me they were understaffed and having to use another office - so unable to actually provide the service I am paying for.
In addition, he forwarded the photos for repair to his friend to quote - I haven't heard anything further from anyone at Haart sine - this was over 3 months ago!!
In the meantime, I obtained 3 quotes myself and completed the work for a tenth of their quote.
I contacted the branch manager, who told me that whilst she is the branch manager she does not handle lettings. When I enquired who does, she referred me to the person that the issue had been handed over to and never contacted me…excellent!
I asked for their complaints procedure, contacted the relevant contact and despite multiple emails, they have not contacted me in any capacity other than to acknowledge my complaint.
I have never received such a poor level of service and do not trust them at all to manage or care for my property.
