Cannot reach them.

Cannot reach them.
My flat had many problems (broken doors, sink, etc.). We tried contacting Habyt to solve the issues but we never got responses.

Habyt is a scam

Habyt, is the wrost! Awoid them at all costs! They firstly lied to me about having a private room in the bathroom and they did it to a lot of other people aswell. Then they scammed us with the moving out date, so we have to pay more eventhough we were not living there. After all this nightmare ended, they delayed us all the deposit money, more then 4 months. The worst experience ever. I wouldn't recommend them even at my enemies. Shame on them, for scaming erasmus students, knowing they have no support. Terrible people.

A Gold Standard

Jess was not unhappy at all even when I canceled the quotation as I do not have a move in date yet, despite having spent much of her time and she didn’t manage to get the sale from me.

Because of this, I kept her in mind all the while as I was waiting for my move in date.

When I asked her to quote again, she was all ready, fast, detailed and professional. I really give their customer service a 5 star.

Thank you Habyt!! Please keep up your excellent gold standard.

Broken pipes and mold on walls.

Floor had water coming out under it. Walls everywhere were covered with mold. No blanket when I arrived, no pillow.
Refused to change my flat.
Second time I'm renting from them always some issue.

Avoid Habyt at all cost.

Update (03.03.26): Habyt has been trying to take down the negative reviews by flagging them as "inauthentic". If you see 1-star reviews with check marks it's because Habyt tried to take them down and we had to prove our experience was real.

I have luckily since moved. All in all, I lived in this specific Habyt apartment in Munich for 187 days. Out of these total days, I lived 131 days without hot water and heating (including the month of March, which was insanely cold), 8 days without wifi, 21 days without a dishwasher and washing machine (I had to fix this myself), and all days (187 days) without a key to the apartment building I lived in, and a broken living room ceiling window that leaked water inside the apartment.

My full rent was €1070 per month. They offered a one-time rent reduction of €215 on the invoice for the month of May for the broken boiler, and a one-time rent reduction of €375 for the month of June for living without a key to the building the entire time. They did not fix the issues, and they fully expected me to pay full rent the months after despite the issues still being present. The boiler was eventually fixed in August.

I eventually had to hire a lawyer to escape the terrible living conditions. Now we are in a legal battle to try to reclaim the deposit and stop them from claiming full rent for these horrible living conditions.

Please do your research before you interact with them. ZDF in Germany did a documentary about them: "Die Mietfalle: Möbliert und abkassiert?"

Original review (May, 2025):
Habyt as a rental company must be avoided. It is a company designed to scalp lower income renters (such as students, expats etc.). They charge prices way beyond the legal limit in Germany (the "Mietpreisbremse") through legal loopholes. Their model is to contractually lock you within their rental eco-system with a "member fee" and a contract with a minimum 3 month rental period and 3 month termination period. By the time you realise how aweful it is to live in a Habyt apartment, you are stuck with them through the "sunk cost fallacy" since it will take a lot of effort to terminate your contract with them. It is quicker just to switch to a different Habyt apartment since you do not have to wait for the termination period, but then you have to pay a "moving fee" and you get no discount on the new apartment if there was any.

When you move in you will quickly notice how their business model works. Scalp people for full overpriced rent while doing little to no property maintenance. Any issue you submit a ticket for will likely never be fixed, and they will happily ignore you the whole time, while charging you full rent.

When I moved in to my current apartment I was given no key to the apartment building (which is always locked). I even tracked down the previous tenant of my apartment, and it turns out that the key has been missing since 2023, and Habyt never bothered to replace it. I submitted a ticket and they simply never got back to me. My tenancy union "DMB Mieterverein München e.V." has tried to contact them, to no avail. My legal representative even tried to contact their lawyer directly, who then subsequently proceeded to simply hang up on my representative. I have not had a key to the apartment building I live in for 4 months now. 4 months. I have had to stay over at friends' places and rent a hotel room (yes, 75 euros for a night) because I literally could not get into my own apartment multiple times.

Additionally, the apartment did not have wifi for 3 weeks, and it was only fixed by our own initiative. The window in our living room is broken and we have had to improvise a repair to stop rain from coming in (there is extensive water damage in the living room). In my apartment, we currently do not have any hot water, and we have not had hot water for the majority of the time I have lived here (February to May). Any money we spend to repair something is, of course, never compensated.

Their business model is to save costs by ignoring issues and maintenance while charging you full rent. If you are entitled to a reduction in rent you can be assured that they will happily ignore this too or offer you an insultingly low one-time compensation.

Avoid this company at all cost.

NEVER EVER book an apartment/room with…

Never ever book an apartment/room with this company. When I wanted to move in, the whole apartment was incredibly dirty. There was garbage all over my room. No one wanted to help me or cared what problems I had. The keys don't really work as well as the wifi.NEVER book accommodation here!! There are only problems.

Completely Negligent – No Heating for Over a Year!

I have been living in a property managed by this company for over a year without heating, and despite repeated complaints, nothing has been fixed. It's shocking and unacceptable, especially during the winter months. No one should be left without heating in freezing temperatures.

What's even worse – they don’t even pay rent to the original owner of the property, but are still collecting rent from tenants like me. It seems clear they’re profiting from the situation by cutting all corners on basic maintenance.

They ignore messages, fail to follow up, and clearly don’t care about tenants' wellbeing. I wouldn't recommend this company to anyone. If you’re considering renting from them – don’t.

No proper maintenance

Wifi doesn't work properly. We have raised concerned many times but no luck. They have a very old router which cannot support if multiple users are connected. Telecom person suggested to upgrade your router but still Habyt doesn't do that. Washing machine doesn't work properly. Cleaning service is not available since 2 months. Each floor has different service, even if we raise they don't respond and solve the issue.

Cleaning policy and Flatmmate information

At the beginning, the cleaning strategy was every week, then the policy is changed and it becomes every two weeks, which my point of view is not good. Then the other thing which i am not agree with that is i didn’t receive any i information about the new incoming person to the apartment. But it totally make sense to have this information before some comes to rent the other room and become a flatmate with me.

SCAM, run away if you want to keep your money

I have a really disappointing experience with them. Months after my checkout they still didn't refund my security deposit which was 1.5k euro.
Simply just DO NOT TRUST them!
I gave back the room in perfect conditions. I even paid to remove the mold that grew while I'm not supposed to do that. They just don't care.
In the contract it is mentioned they refund after max 8 weeks... Such LIARS! Just run away from them, they have no respect for their clients.

Habyt paris

Arrived and collected keys on time, room was clean and as advertised. Utilities in working order. Only downside was a random payment taken, which is in process of being resolved. Hassan who looks after the apartments, lives in one and so far has been very friendly and helpful. Hassan gets 5*. If it wasn't for the random charge on my card, this would be 5*. Laetitia has also been a good point of contact so far.

Update, extra payment fully resolved to a satisfactory conclusion. Laetitia was a great help

Not trustworthy

Aside from all the issues with the building and the difficulty in reaching them, they are not trustworthy. My contract ended 9 weeks ago, and I still haven't received my deposit refund.
