Horrible experience, not recommended

Horrible experience, the photos in the advert have nothing to do with how the apartment is in reality, they don't answer emails, they don't fix any maintenance problems in the apartment, the price is too high for the offer, the rooms don't have the things that were listed in the advert.

Absolute scam, PLEASE do not book with them or through Spotahome

Absolute scam. we did not have heating for 30 days. and no wifi. There is no physical number to talk to them and they just make you open tickets and fix no issues and just merge your new tickets into the pending one. There is no other way to get in touch with the landlord. The whole house was below 10 degrees throughout winter, Habyt did not care at all.
In Stuttgart, the photos of the house are deceiving. The actual house is dirtier and in a very old building without any lift.

Don't rent with them ...

When you arrive to the apartment it's convenient as it is furnished as described so you can really come here and live directly...
BUT
- it is impossible to join them by phone
- you can create tickets but they usually do not reply unless you create tons of them
- If you have a problem, it takes MONTHS to be solved. We spent 1 month without heating + hot water, 2 weeks without Wi-Fi, and the company doesn't reply to your emails.

Never rent a flat with Habyt if you want to avoid problems.

Haybt Disapointed me big time

The move in process is broken, no communication please be careful when booking with Haybt, have alternative accommodation reserved eg in a hotel otherwise you will be stranded. the support team will not help you and they will not communicate.

Class Action Against Habyt: Calling All Affected Tenants

Warning to all tenants about issues with Habyt.
My experience with this company has revealed the following serious violations:

1. The company’s lawyer sent me a threatening letter demanding rent payments for periods starting in August 2022, despite my lease being signed only in September 2024. This is a blatant violation.
2. The lease was signed in September 2024 with an incorrect legal address for the company. At the time of signing, the address listed in the contract was already outdated. According to official records, the company’s legal address was located in a neighboring building until August 2024, after which it was moved to WE Work . Despite this, the company used an outdated address in the contract, making it impossible to send notifications to the correct location.
3. The living conditions did not meet the agreed standards. The company took no action to resolve issues or improve the conditions, ignoring my complaints.
4. After the lease ended and keys were returned, the security deposit was not refunded despite repeated requests.
5. All my notifications and complaints were ignored, and customer support is completely unresponsive.

I am preparing an individual lawsuit and planning to organize a class action against Habyt. If you have experienced similar issues, I invite you to join so that we can protect our rights together.

I'd score a -0 if I could.

It's ironic that Habyt would send an email for a review. Knowing how terrible their customer service is, or their responsiveness to issues, or even updating their system to stop passing unauthorized debits, one would think they would keep such links far from tenants.

My stories of how terrible they are could go on for days. And I would still have more to say for months. Literally. They literally go months without responding to emails. You actually start to feel gaslit, almost as if you're bothering this person with your flimsy requests, even when those requests are to stop debiting your account when it's them actually owing you money when they proceeded to debit you twice in a particular month.

It's really sad because the property I'm in is actually nice and well located, at least for me. But their customer service feels like someone, or a group of people, are actually trying their best to see the business fail.

On day one, my room mates told me about how terrible they were. Today, I found myself telling the same to a lady I found in the doorway with heavy who was supposed to move in today, but had not been contacted with any details regarding where to pick up her keys.

Totally unfriendly

Totally unfriendly. You sign a bible-thick lease which basically does not give you any right and protect them from everything beside atomic war. Like they can end your contract "for important reasons" but you can't even if you have terminal cancer.
Flat was OK but overlooking a VERY busy road. Forget the idea of opening your window. You may also forget seeing your deposit coming back to you. It's been 6 months, I'm still waiting. Never again !

never go through habyt

never go through habyt, you will always find better
overpriced rooms, it is so expensive compared to the normal price of the city
at least if the service was nice it could be worth it but not at all.
i lost my keys once and they told me i could get them back within one week, i was in my home country during that time and when i came back and went to get my keys i was told my code was the wrong one. i had nowhere to sleep for one night and habyt never answered me.
when i left, i was obligated to pay until the end of the month, but then they also asked me to leave my room 10 days before the end of the month, telling me they would charge me 90€ per night if i had to stay, even tho my contract was ending at the end of the month wtf
i also had to wait and push them to get my deposit back.
its really frustrating to pay that much money for a shitty room and terrible service

Avoid Habyt!

So far the experience is horrible.

I arrive to the room and it was dirty (like, it still had stuff from the previous person, the towels that are in the welcome kit had a really weird smell, I found glass on the floor, etc).

I'm in a room that has a sewage problem in the bathroom and I've been complaining since I've moved (more than 6 months ago). I've been opening countless tickets that they simply close or ignore. During this months, people came two my room twice but after the visit (I was not home at the time) nothing was said to me and worth nothing was done...
During summer, the issue was bearable because I could leave the windows opened (room and living room) but I'm afraid that from now on, it will be impossible to use the bathroom.

Once the apartment was without water. We opened tickets to ask for help (all the people leaving at the flat at the moment opened a different ticket) and they didn't take an action. We we're without water for more than 2 days and on the 3rd day water issue was fixed because we had to take an action (we, people leaving at the flat).

If you happen to be in a flat with issues, have in mind that you will have to take action. Don't wait for Habyt.

Apart from that, the people I've met were really great :)

Okay for temporary stays, but impossible to fix problems

The houses exist, and ours (Klüberstraße 8 in Frankfurt) is actually quite nice. However, they are normally given in rather poor conditions (when there is a new tenant, they only tell the previous one to clean the room/ house, but do not send any professional service). They mention cleaning is included, but cleaning ladies literally spend 5-10 minutes in the house so their cleaning is useless unfortunately in spite of them being nice people.
However, the worst is that it is impossible to get in touch with them whenever there is an issue: you have to open a ticket, first reply is an automated email and then you have to wait for someone to respond.
In our case we have a major safety issue in the house, for which they sent a fake / clueless technician to fix it who did not speak neither German nor English, and required a translator. He said he would have come back the following Monday and never showed up. Since then all silence from Habyt in spite of probably 20 emails on our side. Again this is a problem putting us and our belongings at risk, and they have not addressed it in two months. We are going to involve a lawyer.

UPDATE March 2026: Habyt tried to mark my review, like probably many others, as non-genuine, but unfortunately it is.

Our safety issue was solved ~ 1yr after we flagged it.

There have been a few improvements on Habyt´s side, like cleaning, which is only done once a month but much better than before.
However, any kind of maintenance issue still takes ages to be solved (if it is solved at all). Habyt is only renting most apartments, so it´s a blaming game between them and the landlord on who should fix things, which sometimes leads to them not being fixed at all.
They are now discussing charging tenants for washing machine usage, which would be okay if they were actually well-maintained, but now only three out of four work and the fourth one has been broken for around a year (and these are shared across 3 buildings).
One problem we have had recently is a break-in in one of the buildings, and unauthorized people in the premises (mainly homeless people sleeping in the basement), which neither Habyt nor the landlord took any action to prevent.

If you have somewhere else to go, I would do so, if not Klüberstraße 6-10 could be a temporary solution for a nice apartment but with bad (or no) support from Habyt.

Really bad service, refused to help on crucial matters

Had a terrible experience with them, basically all taxes regarding the apartment came into my name (they are annual) and when I moved out, habyt refused to help me come in contact with the current tenants to get in touch with them regarding the issue. Basically I was paying for their taxes at that point and they refused to be any help on the matter.
Moreover, it took them 2.5 months to get my security deposit back, and I had to specially request for that.
Their refusal to help on situations like those makes their service pretty bad, would not recommend them.

Long but honest review - worth reading

I rented a room in Berlin for four months. The apartment and room were exactly as shown in the pictures, and I did receive my deposit back at the end of my stay, (although it took two full months for the refund to process, which I found unnecessary).

However, there were several issues upon my arrival. The room was quite dirty, and I had to clean everything myself. Additionally, the curtains were broken, a leftover issue from the previous tenant, and they hadn’t been fixed before I moved in (I’m not sure what happened to the previous tenant’s deposit in this case). It took them two months, numerous emails and reminders, and multiple inspections from different staff to measure and order the correct curtains before the problem got fixed, and never had a price reduction. The same delays occurred with the fridge and the toilet. The fridge had been an ongoing issue for previous tenants, but it was never repaired during their stay, and it was fixed during mine just because I was emailing them literally everyday (also in this case, several inspections and reminders were necessary).

Also, the rental price included a cleaning service, but the cleaning lady did not do a thorough job, so I ended up cleaning my spaces (and often common spaces) myself.

Their communication and response times were also very slow, taking days for them to reply and address requests. I understand that they likely have a small team managing multiple properties in different cities, so this isn’t necessarily an issue with the local staff but rather with their top management.

I also encountered problems with payments each month. For some reason, their system wouldn't accept Mastercards, and despite multiple attempts, they never fixed the issue. No one could explain the problem, and each month it was a hassle, except for one support person who was rarely available.

On a positive note, when I requested extra bed sheets and towels, they were provided for free. I’m not sure if this was out of kindness or because it was part of the contract but they weren’t available when I first arrived.

In conclusion, my experience wasn’t entirely bad, but the company is poorly organized, very slow to act, and lacking in communication. Additionally, the room was overpriced, especially given the services they promised but failed to deliver. I won’t be renting from them again and wouldn’t recommend.

Stay away

Stay away! Habyt took all of my 1250 EUR deposit and the apartment was infested with mice, and rats. Additionally, there were several unsolved leaks which caused mold to grow on the ceiling. When I looked at my mattress there were several cigarette stains. The worst thing, however, was that my deposit was taken away and not given back, as the Habyt team fabricated non-existent damages and attributed them to me.

Scam

Scam! You will book for a set period and then when you want to move out they’ll tell you you didn’t let them know and have to pay further 2 months rent.

Disgusting room condition, not as per their pictures
The building was dangerous and unhealthy, in the majority of the floors the apartment were overcrowded living, out of any human condition
