If I could give minus stars I would

If I could give minus stars I would. Refusing to accept community vote that no longer want them as factor. Going back on their word and issuing terms that residents will not get all their float back if contract is terminated. Please DO NOT employ this company.

Rubbish company

Honestly....don't even know where to start. Bills are increasing all the time, lots of inspections of parks etc but no work done, management fees are ridiculous..... unfortunately I can't change the factor on my own but hopefully the community will do something soon and get rid of that company.

Can’t give negative stars but would…

Can’t give negative stars but would love too. This company do nothing but take money from people the “service” they provide is a disgrace yet they have the cheek to take a management fee aswell as fees for substandard or unwanted work. No matter how many times you clear any arrears to £0 and despite paying them monthly every quarterly bill you somehow owe them more money. Recently my estate has been in the process of removing them as factor and at every turn been met with lies and obstacles from them including stating they will be holding onto each households float. This company simply take your money and do nothing for it most people would regard this as theft they call it “property management”. If your moving to an estate and this company is the factor I wouldn’t bother it will save you a fortune.

H and p suck

Awful company ,no choice of quotes just what they tell you ..
The workmanship is crap for the money and fees keep creeping up .Don't reply to emails or just tell you what you want to here

H&P Glasgow

H&P Glasgow are , at the moment factors for my estate in Lindsayfield East Kilbride we the residents had a vote to get rid of them as they are continually increasing prices not doing the work they promised and generally treating residents with contempt
when residents contacted H&P they assured us that if we had over 50% of residents voting them out and gave them 3 months notice they would return the float money back to us and walk away
Now they are trying to move the goalposts and are refusing to honour their previous agreement to resign
They are also refusing to return calls
If anyone is thinking of using H&P please don’t because they don’t honour legal and binding rights

Disgusted.

In a few words, my opinion has always been that H&P are hopelessly incompetent at all management levels, incapable of addressing residents valid concerns and reject any/all opportunity(ies) to respond to criticism of the firm's poor performance & blatant profiteering.

If I could give Zero stars a I would. Dreadful company

If I could give Zero stars a I would. Absolute disgraceful company. We have them factors in our area but decided to vote them out as their practices are not up to standard and the charges are outrageous. The residents voted them out and they are doing everything in their power to stop us and derail the whole process. They said they would resign but are now renaging on this along with a whole host of under handed tactics DO NOT use this company.

HACKING AND PATTERSON do not use

Disgusting company to have as a factor management for any development. Had issues with Taylor Wimpey digging up our streets for the third time in twelve years. Service strips and development left like a bomb site. Absolutely no support from our factor then sent us the riot act as we stopped paying until this street was put back to a living state. The management give no support. Do not answer emails. Talk down to you. Street put back with sand and grass seed. They employ Pender landscapers whom actually were taking the lawnmower over the sand and grass seed !!! Development care has gone downhill since Hacking and Patterson choose to support Taylor Wimpey with destructive works and expect residents still to pay a factor. Please come see Corby Craig Terrace Bilston to see what they have not supported and expect to be paid for nothing. Terrible customer care supported by Taylor wimpey again disgusting customer care. Charge for fake work no proof as several times I have been billed for work not carried out. Do not consider this company as your factor for your development. Wimpey force this in you as they are a cheap deal.

AWFUL COMPANY

One star is one too much for this company. They were imposed on us by the builders over 12 years ago and the service has been awful since the start. Bills are always high. They are forever finding unnecessary work to charge for. The invoices are usually ridiculously expensive and when confronted they merely say that they chose the cheapest quote, but these are from companies chosen by them. Owners have no say. Recently charged approx £3000 for a small gate on a play park. Residents have now decided to get rid of them and H&P are doing everything to make it difficult. They have now added a lot of fees to their site that were never agreed or discussed including a charge of £90 per house to cancel their contract. If you sell your house they charge £150 fee for nothing.

Terrible company to have manage your…

Terrible company to have manage your property needs. Extremely over priced for almost everything and try to hoodwink you in to repairs that don’t need done over ones that should be done. If buying a property do due diligence and hope you don’t have these crooks as a factor.

Terrible service and untrustworthy

If I could give zero stars I would. H&P are the factor for the housing estate where I live. Shambolic,untrustworthy service,mystery bills every quarter Inc overblown charges with one notable example of repairing a 3ft gate in a park which ran into thousands for the residents to pay. Random charges added onto bills, threatening letters for late payments, no information provided on the basis of charges. They have been given notice to terminate being the factor but of course they are going kicking and screaming demanding a 47k fee for cancellation, asking for information on residents and the vote undertaken to get rid of them. DO NOT EMPLOY THIS COMPANY AND IF THEY ARE ASSOCIATED WITH YOUR HOUSE OR COMPANY STAY CLEAR.

Dreadful Company

The communication from this organisation is dreadful. I have been emailing the “team” attached to my development since January 2026 and still I have had no response. This is despite obtaining two quotations from companies, obtaining planning schedules from my Council and numerous chase up emails for a response. I know they like their 7 -10 working days but no response from 29 January 2026.
The teams assigned to your development constantly change and I don’t understand their Mail inboxes, it’s as if you email a team member and if they leave or move the issue you have been emailing about just fritters away.
I had made a formal complaint with one aspect being the communication. If anything since the formal complaint it has got worse.
Communication is a key aspect in the First Tier Tribunal Decisions. This can be accessed via the First Tier Tribunal website. The same issue is apparent in nearly every applicant's complaint, no communication. Have a read it is a public document which really the Tribunal should be looking at the repeat pattern of behaviour and addressing with the above organisation.
All in all I think it is a disgrace that this organisation is allowed to conduct a business with this level of service or lack of it. They do not tender your full development for maintenance, when they do a site visit they act surprised that they were not aware of the development’s full needs. They leave your development in a state of decay with overgrown plants, dead plants, broken fencing, plants on your maintained land that should not be there . Provide expensive quotations for repair when you can source cheaper.All this for a management fee every quarter. This really needs to be highlighted in the public domain for members of parliament to bring about change.

Get there official complaints form and got to Tribunal

Factors are a left over 19th century anomaly still running in 2026 who should be removed to be replaced with professional management services. However one piece of advice when dealing with these shower always ask for an official complaints form and push the complaint when necessary which is most cases through to the First Tier housing tribunal for resolution. This approach certainly gets their attention as the last thing they want to do is to be repeatedly before the First Tear for resolutions.

Appalling company.

Following the purchase of our house we were instructed that H&P would be the factor for our property.

Initially a float was paid and a DD was set up.

I did not have an issue with the company, they seemed to carry out the gardening work within the development and any issues were dealt with.
I do not know what caused such a shift in their management, but it became clear that there was a lack of oversight on the development as a whole.
Charges were regularly sent for work that was not required. Voting for work was pointless, if not enough residents voted the work would go ahead despite there being no votes listed. On one occasion they attempted to remove trees which were not part of the development, so it appears they will carry out work without checking whether it is something that would be covered under the factors remit. This in turn caused numerous charges to homeowners.
Upon questioning why there were separate ‘pods’ for different home builders, I was advised to check my title deeds. I did this and found no evidence that there should have been separate pods. So not only are residents paying a fee for the entire development, they are also paying for their ‘own bit’ over and above the common grounds, despite the pods still being common grounds.

Each time that a question is raised regarding management of the development, residents are simply
Told ‘ it’s in your title deeds’, more often than not it wasn’t and any subsequent enquiries were ignored.

Upon residents making the decision to change factors, the e-mails, which were borderline threatening, started to be sent by the company.
All questions regarding what was required were either ignored or met with the standard line of ‘check your title deeds’.

Upon finally confirming how we as residents could change factors, misinformation was continually sent by the company to scare/bully residents in to changing their minds and stance.

At a meeting with the company, they stated that if we managed to secure the required amount of votes that they would resign as our factors. Upon gaining this required amount, the company denied making this statement and again attempted to scare/bully residents by claiming that the residents would need to pay in excess of 40k if the vote was to remove them.

For a company to be treating their customers like this is truly abhorrent.
The underhanded tactics they are using is disgraceful and I would use extreme caution should you ever wish to appoint this company as factors.

I am a resident who has been a customer of good standing for over 13 years. I’m am appalled at the content of the e-mails which have been sent to residents, of which the contents are clearly written to scare.

Bunch of Crooks

Dishonest billing and management. My estate are currently trying to remove them as factors as we are fed up being ripped off and despite a majority vote they are using every dirty trick in the book to put up roadblocks.

Dishonest billing

Dishonest billing. Prices constantly increase only to line their own pockets. This company exists because people haven;t yet risen up and demanded that factors be regulated like any other industry.

One small example - for leaving my flat I was charged £150. What service did they provide me for that cost? They changed my name to the new tenant's in their records. Daylight robbery
