Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).
Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.
Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.
We are committed to providing a modern, forward-thinking 21st century service. This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. We will challenge ourselves to think differently, embracing the disruptive potential of new technologies and the challenges and opportunities of social change.
We strive for continuous improvement and innovation in all that we do. We will never become complacent and will constantly challenge ourselves to do better and achieve better performance, quality and value for money. We aim to be ‘better than good’ and work hard to provide excellent services we are proud of and our residents deserve.
We aim to provide a consistently excellent service and a great experience for all the people we serve. We seek to engage and empower residents to make choices and exercise control over the services they receive and to devolve decision making to local employees who are closest to the residents whenever practicable and possible. We are committed to acting ethically and openly in all that we do, questioning whether we are ‘doing the right thing’ and being ready to acknowledge and learn from mistakes. Ultimately the success of Housing 21 rests on the satisfaction we provide to our residents.

The facility was lovely, the support fair, but the communication with the head office was generally very poor. Slow and often unclear about own processes with contradictory advice and information around the buying and then selling processes.

I live in a Housing 21 retirement complex at Brigadier Hargreaves Court in Sheffield. Housing 21 have just replaced bathrooms in all of the flats. I can't believe what a high standard my bathroom has been done to. It is absolutely beautiful. Housing 21 are fantastic landlords. They keep the flats and the communal arrears to the highest standard. I would highly recommend them.

Our move was excellent. Our movers did all the hard work. Residents and staff we have met have all been friendly and helpful. We are settling in well. Minor hiccups are a dripping kitchen tap, and bathroom door is missing a handle on the inside and is very difficult to open. The contractors fitting the security system have been friendly despite their frustration with the difficulties with the system.
Overall we think this will have been a good move for us.
We are enjoying the social activities

Housing 21 is managed very well indeed, residents requests are listened to and accommodated within reason. The grounds are really well maintained; and if like me you enjoy gardening….the ground floor flat residents have their own little garden they can potter in. The facilities are all good and the neighbours are too!!

I worked for this company for 17 years, with not one complaint in all that time. This all changed when a new resident moved in and took an instant dislike to me. She made complaint after complaint about me (one being the fact there was a dead fly on the ceiling) and there was no backing whatsoever from Housing21 towards me, although I had done nothing wrong i was expected to change the way i had worked for all those years. I handed my notice in due to the way I had been treated by Housing21. If you're thinking of working for this company, I'd think again. Absolutely no duty of care to employees, AVOID

I really love where I live in Trefor Jones Court. I have a lovely flat and some good neighbours. Our Manager is lovely and very approachable with a good sense of humour and any problems, which are few, are soon dealt with. We’re also kept in the picture by Housing 21 regarding any news and updates.
Having moved from a damp, mouldy place, it was a good move for me moving here.

It truly is a beautiful place to live. I feel my sister is so well looked after by all the staff, they even give new residents a welcome pack . Nothing is too much trouble. The cleaners are wonderful too as is the maintenance team. I can’t fault the place. The bistro is very warm and welcoming also, beautiful gardens. We are genuinely grateful we found bowland view. It’s a fantastic place to live and be looked after in.

Whilst this organisation claims to provide affordable accommodation for the elderly, and I cannot fault the upkeep of its stock of properties, there is one part of its service that I can only refer to as non-existent, and that is its customer service. I have tried the last 5 days to contact the housing manager urgently for one of its properties in Weymouth, Dorset. Despite calling everyday, at different intervals, and leaving messages on voicemail, I have been unable to speak to anyone. I called the head office today, and was promised that my concern would be passed on, and that someone would contact me today - this has not materialised. This is not the first time I have experienced this incompetence when trying to reach court managers. It would seem that H21 provides no cover for telephones in the absence of their managers, and I can only describe this as bad management. Telephones should receive priority. I would not recommend Housing 21 to any prospective resident based upon my own proven experience. In terms of this organisation's recruitment, I have found the process to be bias based, and discriminates against age.

Very happy with my new flat I feel I will be very happy here

Communication during the purchase was excellent and you were patient waiting for the house sale to go through. The only reason for the 4 stars was no initial interview took place after moving in so information was lacking.
