The estate NO keeps sending moaning letters about nothing but doesn't respond to issues effecting the whole estate. For example recent camera installation by the scam private parking enforcement - no letter to the residents about how it is going to work - absolutely nothing!!
Now many residents have been getting parking charges for their car they park in the garage they rent from Hyde - the landlord of the estate!!
Carers are getting parking charges for visiting residents they look after. Community transport are refusing to drive onto the estate.
Even couriers are hesitant to drive into the estate. Complete shambles. Although we've become accustomed to that sort of thing...
And any money raised ISN'T even going to be reinvested in our dilapidated estate..!

⭐☆☆☆☆ | New build, same old problems — unresolved issues and poor management
Resident since 2023 | New build property
I moved into this brand-new Hyde Housing property in 2023. Six months later, issues began that still have not been properly fixed, despite countless reports and promises.
1. Severe and ongoing pipe noise
Around 6 months after moving in, loud, constant noise started coming from the water pipes. It sounds like vibration, humming, and banging that travels through the walls and floors. I have reported this more than 10 times — and I am not alone: multiple neighbours have complained about the exact same issue. Yet to this day, no proper diagnosis or permanent fix has been carried out. This is a new build; such defects should not be ignored for years.
2. Communal doors — loud banging and tampering
The main entrance doors are supposed to have soft-close mechanisms, but instead they slam shut with a loud, heavy bang every single time. I have repeatedly asked maintenance to adjust them. Each time they do, the settings are soon changed back, and the slamming returns. It is clear the doors are being tampered with — yet Hyde has put no measures in place to stop this or secure the adjustments.
This noise is unbearable: it disrupts sleep, causes stress, and for me personally, triggers my asthma and affects my breathing. It is not just an inconvenience — it impacts my health and right to quiet enjoyment of my home.
I expect far better from a housing association managing a new build. Issues reported repeatedly should be investigated properly, fixed for good, and protected from being altered again. Right now, it feels like complaints are logged but not acted on.
I urge Hyde to:
✅ Carry out a full inspection of the pipework to find and resolve the noise
✅ Fit proper, secure soft-close mechanisms or locks on the doors so they cannot be tampered with
✅ Take responsibility for these defects and provide clear timescales
Until then, I cannot recommend Hyde services or First Port there managing agent team

My experience with this joke of a company is getting more and more awful by the day.
In the span of 2 years they raised my service charge, which I consider more of a donation since no bloody service has ever been provided - from 17 to 172 pounds for no reason whatsoever. Since apparently this isn't enough, last month they charged 240 pounds with no explanation.
So far I've contacted them 5 times and no one bothered to refund my money.

I am writing this out of pure desperation and anger. For the last four months, my family has been forced to live in a severe, hazardous mouse and vermin infestation managed by Hyde Housing. Despite constant complaints, they send contractors who do the bare minimum, and now mice are actively crawling inside my children's beds.My daughter is autistic, vulnerable, and has no sense of danger. She recently handled mouse droppings and has now been rushed to an out-of-hours medical clinic with a severe high temperature, a fungal/urinary infection, and continuous vomiting. Doctors are highly concerned about dangerous rodent-borne illnesses like Leptospirosis.Worse, this is the second time Hyde's neglect has put her in the hospital. Weeks ago, their pest control contractors emptied our storage into the bedroom to find mouse holes and left the dangerous mess behind. Because of this hazard, my autistic daughter dropped a heavy piece of luggage on herself and was hospitalised because she couldn't move her arm.Hyde has formally rejected letters from our doctor requesting basic safety adjustments under the Equality Act. They refused to install safety locks on the kitchen doors and lower cabinets to protect her from sharp knives and washing chemicals. They also refused to soundproof the windows for her severe sensory sensitivities.Hyde Housing is failing their legal safeguarding duties under the Children Act. They are actively forcing a disabled child to live in a life-threatening, disease-ridden environment. They ignore formal complaints, ignore medical evidence, and ignore the safety of children. Absolute disgrace.

Not a Hyde tenant (thank goodness) but that also makes it impossible to contact them as there are no phone options if you aren't a customer, no emails are replied to even if you include the word "complaint" in it several times, and a reply to this same issue on another review site for the reply "call us on..." When this is explicitly the number that is for customers only and the recorded preamble says they are only dealing with emergencies.
Oh, and you can't visit the office, about ten minutes away from me in Peterborough, because that's by appointment only, which is impossible to make.
Meanwhile the landscaping that I'm sure their tenants are paying to maintain in their service charge goes month after month untouched with thorny brambles encroaching through, over and under the fence into my garden.
An absolute comedy situation but I've more sympathy for some of the similar uncaring attitudes they exhibit to actual tenants of theirs among these reviews.
Hyde - if you reply, please include a method to make contact - a phone number I CAN use, or an email address that WILL reply (or reply to the emails I've already sent). Don't, please, say call the customer number or use the email addresses on your website.
