Stay away from Hypotheekshop Rob De Kort

⭐ (1/5) — Worst financial decision of my life

I visited Hypotheekshop Tilburg (owner: Rob de Kort) for mortgage advice. Despite having a strong salary, sufficient overwaarde on my existing property, and meeting all standard eligibility criteria, my mortgage was never approved — and I fully believe it was due to the advisor's unwillingness to help rather than any shortcoming on my end.

The process dragged on for 8 months with no resolution. During that time, instead of working toward a solution, I felt actively obstructed. When I raised concerns, I was met with hostility and even threats of being reported to banks — an intimidation tactic that no professional advisor should ever use against a client.

The financial impact has been devastating. Because the mortgage was stalled and ultimately rejected, I had to wait four years before I could proceed. In that time, interest rates went from roughly 2% to 4%. On a €650K mortgage locked in for 20 years, that 2% difference translates to approximately €3,000 extra per month. That is the real cost of this man's incompetence.

A word of caution to expats and English-speaking clients: communication was a significant issue. When language barriers arose, rather than accommodating or finding a solution, it seemed to become a point of friction that made things worse. If you are not a native Dutch speaker, I would strongly recommend looking elsewhere.

I have never written a review before, but the financial and emotional damage caused by this experience is something I cannot stay silent about. Please do your research and choose a different advisor.

Stay far away from Hypotheekshop Tilburg.

Great service, mortgage arranged quickly

We received our mortgage really quickly, millions of our questions have been answered very quickly. The team is very professional, even when I was rude (blaming them for my own mistake...), they have always remaint polite and helpful. Buying first house was a really stressful journey and I am very happy with our advisor Bert, doing his best to make this stressful journey possible.

I had thIncompetent and Unresponsive: A Nightmare Experiencee unfortunate experience of…

I had the unfortunate experience of dealing with de hypotheekshop(neu vennep), and it was nothing short of a complete disaster. I would strongly advise anyone considering their services to think twice, as my encounter with them left me utterly dissatisfied and facing financial repercussions. Here are the two main reasons why my experience was a nightmare:

False Promises and Higher Mortgage Rates: When I initially approached de hypotheekshop for a mortgage, they assured me they could secure a specific rate that seemed appealing. Unfortunately, this turned out to be nothing more than an empty promise. Not only did they fail to secure the mortgage we had signed for, but they also somehow managed to push us into a higher-rate mortgage instead. This blatant incompetence and lack of integrity not only cost me financially but also eroded any trust I had in their ability to fulfill their commitments.

Tax Form Errors and Non-Responsiveness: As if the mortgage debacle wasn't enough, I also entrusted them to handle my income tax filing. Regrettably, they proved themselves to be equally negligent in this area. They made a critical error while filling out my income tax form, potentially subjecting me to penalties and audits. When I immediately reached out to them for a correction, I was met with absolute silence. Despite multiple emails seeking assistance, they never bothered to respond. This level of unprofessionalism and disregard for their clients' concerns is simply unacceptable.

In conclusion, my experience with them was deeply disappointing and frustrating. They not only failed to deliver on their promises but also displayed a shocking lack of accountability when confronted with their mistakes. I strongly caution anyone considering their services to avoid them at all costs. It's clear that their incompetence and unresponsiveness could lead to significant financial and legal troubles for their clients. Seek out a more reliable and reputable company instead to ensure you don't have to endure the same ordeal I did.

Nothing

Made the initial appointment in Amsterdam for an orientation. They were very interested in photocopying all my personal documents. They sent another email asking for more person information. They sent me information about an app that I could install on my phone, and with my digid could connect to all the government websites with personal data, scrape it into a single file and send it to them. Then nothing.

Unresponsive via email. They asked for some days and times when an appointment might be possible, but after I sent these they didn't respond. They seem completely uninterested in providing any service, only collecting personal data.

Don't trust them with your data, and if you're reading this because you're in the same situation as me, be sure to send them a GDPR request to delete everything you've given them.
