Stay away from Hypotheekshop Rob De Kort

I visited Hypotheekshop Tilburg (owner: Rob de Kort) for mortgage advice. Despite having a strong salary, sufficient overwaarde on my existing property, and meeting all standard eligibility criteria, my mortgage was never approved — and I fully believe it was due to the advisor's unwillingness to help rather than any shortcoming on my end.
The process dragged on for 8 months with no resolution. During that time, instead of working toward a solution, I felt actively obstructed. When I raised concerns, I was met with hostility and even threats of being reported to banks — an intimidation tactic that no professional advisor should ever use against a client.
The financial impact has been devastating. Because the mortgage was stalled and ultimately rejected, I had to wait four years before I could proceed. In that time, interest rates went from roughly 2% to 4%. On a €650K mortgage locked in for 20 years, that 2% difference translates to approximately €3,000 extra per month. That is the real cost of this man's incompetence.
A word of caution to expats and English-speaking clients: communication was a significant issue. When language barriers arose, rather than accommodating or finding a solution, it seemed to become a point of friction that made things worse. If you are not a native Dutch speaker, I would strongly recommend looking elsewhere.
I have never written a review before, but the financial and emotional damage caused by this experience is something I cannot stay silent about. Please do your research and choose a different advisor.
