Fabulous house for our family weekend. Plenty of room & good facilities. Only drawback was finding car parking for 2 cars on a busy residential street late at night.

I am writing about my recent experience in Adrian house. I never had such awful experience. Firstly the house was wrongly advertised with false description about the house. It was terraced house on narrow street with no parking facilities. Even on the street can’t get any parking after 5 pm. First day I had to park on main road walking 20 min away.
The house on four stories not friendly at all for OEP and children. Very narrow entrance, congested small rooms stuffed with lots of unnecessary things. Narrow stairs it was advertised as having aircon in two rooms but none of them were working faulty. Unfortunately weather was hot and we booked expecting it to be having aircon.
On arrival when I raised these issues to Adrian who rather be helpful but suggested to leave and find alternate accommodation. How can on earth with my 20 months old grandchild to wonder around for alternate accommodation especially on weekend evening. We had no choice to stay with an infant . With this experience I will not even recommend him for my enemy.
I would strongly suggest to ban him to advertised on air B&B.
Communication
We had a problem on the first night with the boiler as one of the tenants before me stole the flexi pipe, however they managed to sort it out the following morning and they were very apologetic about this.

The flat was clean had everything we needed for our stay. It has washing machine which is useful. It’s nice and close to shops and the seafront.

Stayed 2 nights in their 2 bed apartment in Herne Bay last minute. Had everything we needed and was a lovely converted living space. Lovely decore throughout and nice and cosy. We used the huge sofa bed in the living room and it was actually really comfy. There’s also 2 bunk beds and a double bed too

Absolutely awful 😭. It was advertised as newly refurbished, clean plus more!
My partner booked here and had planned the perfect proposal as it was a 40th birthday treat to me! It was absolutely filthy! The bathroom door was very unlevel due to badly fitted Lino! Very dirty in there and and other people hair/body hair on the bath mat!
The wooden headboard was that thick with dust and other people’s dead skin that it had to be scraped off! The bedding was dirty and stained and very stained mattress too! We definitely was not going to sleep in there! The curtains were missing clips and hanging down in places. The kitchen had dirty utensils and cutlery etc! Oven dirty cupboards all dirty, no kicker boards and it was full of out food under there. Parts of the ceiling in lounge was peeling! Sofa has crumbs and stains on! Carpet hadn’t been hoovered! Dried food on the dining table! We had to stay up all night sat at the dining table as that was the cleanest place to be and had to be up all that night up till midday the next day trying to get our money refunded so that we could go and stay somewhere else that night! After hours and hours and hours of constantly asking for a refund they finally agreed to it! We still haven’t had our deposit back either! It was so damp in there and the smell of it was that strong that we had to keep spraying air fresheners that I luckily had in my car anyway! What was meant to be an amazing break away for my 40 and a happy experience for our engagement turned into an awful experience there and when we did book somewhere else, we were soo tired from being awake for well over 24 hours that we just slept at the new place which was such a shame as this place was absolutely amazing!
I have soo many pictures I want to share so that I can try my best to stop anyone making the same mistake we did by booking to stay here!!

Tired flat, good location
The location was great, very central but the flat was very tired. Stained carpets and walls, kitchen missing kick boards, not the cleanest. We would go back to broadstairs but not this flat
Comfortable stay in Broadstairs
The flat was spacious, clean and comfortable. It's less than 10 minutes walk to the beach and there are some interesting restaurants and coffee shops nearby. Access on arrival was easy and Adrian was very helpful throughout. Recommended.
AVOID THIS DANGEROUS PLACE
The property is on the 3rd floor of a very old and crumbling Victorian house that smells of damp from top to bottom. The only way in and out is the stairs and there is no other fire exit or an adequate fire exit plan. There are 2 fire extinguishers on the landings that have no seals and they are dated from 1983.
Also the windows are too low and I spotted my kids sitting on the dinning chairs and I had to rush to close them as they could have fallen out.
There is no dishwasher and all the crockery and cutlery were covered in a layer of grease as they were not washed properly.
The cooker is very old and with rusty rings and dirty oven, all the writing is rubbed off so it’s impossible to use.
The microwave, kettle and toaster are literally on top of each other and there are only 2 sockets in a tiny dark and dingy kitchen.
The bathroom is the Pièce de résistance, how they put a bath tub in there is a miracle, there is a tiny space left to go in and do anything else, there are rings missing from the shower curtain and there is a splash back gaffer taped to the wall. Also you can’t sit back in the toilet as you smash your head against the boiler.
Never in my life have come across anything like it.
The host was fine up to the point I complaint when I first went in, from that point onwards became unresponsive and hostile.
When I mentioned some of the issues and left a similar review, he left a review back saying I was a difficult customer!
Parking
Parking was a problem. We had to park on the Esplanade which was 20 min walk away. Spacious apartment with comfortable beds. Should be noted the living and kitchen are on 1st floor and bedrooms and bathroom up another flight. Looks like an ex council flat the entrance was not inviting.
Three stars
The accommodation was clean, and communication was very clear and easy to follow. The beds were reasonably comfortable, the linen clean and towels available. There are plenty of beds for adults and children.
On the other side of the coin, the backyard is unfenced so difficult to determine where the property boundary ends and the neighbour's property starts - especially for kids! But even if it had a fence, the backyard isn't conducive for kids to play in! Also, whilst there is a washing machine, there isn't a clothesline, (however I believe the owner has now arranged an airing horse).
The property is quite old and needs some maintenance, and dare I say, some modernizing!

Dust and very small kitchen
Where can I start, there was dust as soon as you entered the main hall, the stairs had not been cleaned in a while day one off arriving there was a chip on the stair we stayed a little over a week and same chip was still on stair when we left, the apartment had no freezer so we had to buy meals day by day which got a little expensive since no where to store frozen products, there was dust in bathroom and the kettle wasn't cleanest we boiled water on stove first few days and ended up borrowing a kettle of family for last few not to mention kitchen is small i could touch both walls with arms out and the cooker marking where rubbed out couldn't tell what temperature we were putting items on, r.i p. My garlic bread , the TV kept losing connection sadly and I'm still waiting on my deposit bk it's been 2 weeks ( they say within 7 days of leaving) over all could of been better
