So helpful and professional

Throughout the entire buying process we were assisted by Olivia. She was patient, especially when buying the Manchester flat. She was understanding and helpful and her response times were over and above our expectations.
Would recommend Knight Knox and if you are lucky enough to buy via Olivia the process will be smooth.

Social housing purchase

Purchased a social housing unit last year and so far is been great. Rent been paid on time and no issues. Henry was great dealing with and the whole process was easy.

A great experience and result

Everything was great. This is my second time purchasing through Knights Knox and I would definitely recommend them.
Henry Oliver was helpful and thorough with facts and all communication. Michelle was always contactable and she couldn't have assisted better during the process. Awful, sold me a disaster

I was sold an investment which turned out to be a disaster. There was clearly very little due diligence done by Knight Knox. I have lost over £85,000. They often claim things are ‘unprecedented’ but this is not the case since this is not the first time one of their ‘assured’ schemes has gone wrong. I have been caught with another and I know of at least two more! They should not sell such deals. They drop you like a stone as soon as things go wrong. AVOID.

We appreciate the comments that you have made and can assure you this is not the outcome that we would have wanted for our clients, and certainly not one that we could have anticipated.

For the benefit of anyone reading this review, we would like to assure you that, as always, we carried out full due diligence on this investment before presenting it to our clients. The site had been operating successfully prior to us taking it on board, with another agent selling it for at least three years with no issues.

We are always here to address any issues our clients may have with their investments, however as the situation you are referring to is subject to a legal process, our hands have been tied as to the amount of information we could and can still provide about the situation.

Invested £85,000 which was my life…

Invested £85,000 which was my life savings, was really nervous about doing this. Was told this was a fabulous investment and there was nothing to worry about, trusted this company ! Invested in a 2 bed lodge on a plot, lovely glossy brochure, turns out I never owned the lodge or the plot, within 6 months lost all the money , I own nothing and it’s with the police in fraud, not once has knight Knox head office contacted me “STEER CLEAR”

We fully appreciate how upsetting this is and we can assure you that this is not a situation we would want our clients to find themselves in.

You completed your purchase of a holiday lodge in June 2023 and we contacted you in August 2023 to see how things were going. Our office then liaised with you and the seller in October 2023 to clarify when your quarterly rental payment was due and you were made aware of the response.

In July 2024 we were made aware that the seller had contacted all buyers directly to advise that the quarterly rental payments would be late. The seller did not communicate this to our office and this only came to our attention when clients contacted Knight Knox directly.

The seller reiterated the same information to Knight Knox and then asked that all clients raise any questions directly with them, as opposed to our office.

We continued to follow up with the seller and in August 2024 we were told that a further update would be sent directly to all clients. We were advised that there was an internal dispute between the park owner and construction project manager and that it had become a legal matter.

Throughout September to November 2024 your Property Consultant was in contact with you to discuss your concerns and to offer any assistance were possible.

Knight Knox relied on the seller to provide our office with updates, as such we were unable to address any queries from the clients or send out a blanket response as we needed to establish the situation with the seller.

Unfortunately, as legal proceedings progressed, we were unable to obtain any further details, and as a result we could not comment any further or suggest any advice in this regard.

This is not reflective of our investments as a whole and we are incredibly sorry that you, and other buyers were caught up in this.

Risky unsecured investment marketed as asset backed

Knight Knox marketed a built lodge in a Scottish holiday park. This was advertised as a secure, asset backed investment, with 9% APR and a 5 year buy back. Rental income was due to be paid quarterly over the course of the investment.

The agent assured me stringent due diligence had been undertaken and the developer was of good reputation.

The marketed scheme was, however, vastly different from the reality we investors find ourselves in with the loss of the entire investment being the most likely outcome.

As a consequence investors are now embroiled in costly, time consuming and emotionally draining criminal and civil legal actions.

When the developer went into administration, some 6 month after my investment, I discovered the following discrepancies:

1) The ownership certificate of lodge was “ceremonial”. The investors owned nothing despite the term “asset backed” featuring prominently and repeatedly in Knight Knox marketing material.

My current understanding of Scottish property law is that it prohibits land being split into freehold in the manner that was advertised.

Additionally no deeds have ever been lodged at the Scottish Land Registry. It is not unreasonable to expect that a reputable sales agent, marketing a property investment scheme over a number of years, would have flagged this.

2) To date only around 30 lodges exist on the site despite “completed” lodges being sold to over 100 investors (To be clear not all the lodges were sold by Knight Knox and some lodges were sold to more than one investor).

3) The developer far from being of good reputation had a series of failed investment schemes behind him. In fact he was under a High Court injunction prohibiting him from accepting further investment in this project. This injunction was dated prior to my investment and breaching it is punishable by imprisonment.

4) City of London Trading Standards had investigated the scheme a year prior to my investment due to concerns it was potentially fraudulent.

5) Many of the entities and shell companies involved had failed to comply with basic business norms such as the filing of accounts.

Again it is not unreasonable to expect a diligent and experienced agent would flag the sheer quantity of companies, each with multiple bank accounts or the fact some entities had accounts that were years overdue.

Expert legal council has since advised us this is a common signature of fraud.

6) Knight Knox continued to market the scheme up until June 2024, despite being aware rental payments to current investors had halted as of early 2024. In addition the holding company which owned the land was under administration as of May 2024. Again this should have been flagged.

7) Approx £10 million belonging to investors has disappeared. The land will be sold to cover secured creditors. The unsecured creditors, including all Knight Knox clients, will not be covered by the land sale.

The emotional and financial trauma of personally loosing £114’950 in this fraud was compounded by the lack of response from the agents and directors of Knight Knox.

A group of investors reached out to the directors requesting an urgent meeting. Their email response left me disgusted.

Rather than aid investors they simply stated that we should “direct questions to the developer” Furthermore “please do not keep pressing our Sales Consultant’s for information. This is a senior management issue and they do not have the answers on the subject”

Despite it being a “senior management” issue none of the directors have addressed the investors whose savings were lost based on their recommendation and “expertise”.

They also refuse to clarified what due diligence was actually undertaken or fundamentally why a risky unsecured investment was misrepresented as the asset backed ownership of a lodge plot.

Personally, I find it remarkable that a firm that crows about its “20 years of experience in real estate investment”, did not pick up on the multitude of the red flags as outlined above.

A cursory site visit, Land Registry or Companies House search would have shown this was a risky investment.

My opinion is that Knight Knox’ appetite for generating commission, has completely eclipsed their will to objectively weigh up the risk to investors.

Their PR team will doubtless reply with the same boiler plate platitudes about how “frustrating” it is to loose one’s saving. Or that this was an “unprecedented” situation.

Yet there was ample time to ensure that the developer was indeed fulfilling his obligations.

The fact remains that KK profited from pushing these sales and enabling this fraud. Meanwhile they have comprehensively failed to deliver to their clients, effectively undermining our finacial security.

Does this sound like a firm to trust with your savings?

UK Investment

The sales consultant presented the project and its benefits clearly and answered all our queries to our satisfaction.
The aftersales team followed with us step by step until exchange and completion.
I would recommend Knightknox to my friends and relatives who are interested in making a lucrative investment in the UK.

Steer Clear - Terrible Outcomes for me

I have had a pretty bad experience with every purchase that Knight Know introduced me to.
One went bankrupt after £55K had been invested - with all the investors 100% out of pocket. KK then introduced an insolvency solicitors to the investors who were useless.
Another investment dropped in value from £125K purchase price to £85K a mere 3 years later - so, clearly overpriced initially.
Finally, a third investment that used a conveyancing solicitor recommended by KK - has ended with that firm 'closing down' and £18K of my investments now unaccounted for.

My advice is STEER CLEAR and put any money you have into other saving schemes.

With regards to the Mount Group project. It was a completely unprecedented situation that ourselves and the other agents selling the development found ourselves in and we are incredibly sorry that any of our investors were caught up in the unfortunate situation. We have been trading successfully for 20 years and at the point of selling this investment, and even throughout as it was fully in construction, we had no reason to believe that it would not be completed, as countless others have been before.

Mount Group (the developer) had kept us and the other sales agents in the dark about their situation and we discovered that the site had gone into receivership in January of this year. As soon as we found this out, we engaged the services of a renowned leading UK law firm specialising in these situations and engaged them to act on behalf of all investors to see if there was any recourse available. Once they had been engaged, we informed every investor of the current situation and facilitated the initial meetings. The outcome was of course not the one any of us wanted or anticipated but unfortunately by this stage there was nothing further we could do to assist our investors.

The properties we sell are priced by the developer and are based on the market value in the area at the time. We only decide to market a property to our investors once we are happy that the value of the investment is a genuine reflection of the going market rate. We are sorry to hear that you have not seen the increase that you would desire but this is not an outcome we can control.

With regards to your last comment, it is unfortunate that the solicitors who acted in the exchange of contracts closed. Our office was in contact with you in this matter to provide initial information and to suggest an alternative firm to handle your completion.

We are extremely sorry that you have not had the same positive experience with us that countless other investors have, but this is not reflective of our investments as a whole.

Fantastic experiance

Despite the apartment's completion being delayed by two years due to COVID, the support team was consistently helpful throughout the project. I'm delighted that the project is now complete, and I’ve received confirmation from my solicitors.

When my initial solicitor's firm unexpectedly closed and I missed important communication from them, Naomi stepped in and went above and beyond to resolve the issue. Her proactive support and efforts in locating my case file and coordinating with another solicitor's firm for completion were invaluable. I truly appreciate her dedication and the peace of mind she provided during a stressful time.

I felt that the sales consultant was…

I felt that the sales consultant was not 100% truthful and I was led to believe the project would be completed in a year . We were never advised that no work was started for a year .
Thankfully Suzanne Todd kept me in the loop .
