Our office hours 9 to 5, you can call our emergency number. Their emergency number is just like dead mail box and no solution.
Charging premium £££ and providing zero service. Left our whole building without water and but they are like next to impossible.
Very simple solution is put the new pump that hardly take 1-2 hour. But they are best at putting engineer and electricians for multiple visits so they can charge £££ and earn the money.

We are out of water and after so many try finally able to connect on call. And the lady says it's not covered by our department and they just doing computer entries and we are out of water. The only simple thing is just to reset pump button but unfortunately they only can do.

AVOID LIVING CITY
It is impossible to get them to reply to you. They are a shadowy organisation who will only reach out to you if they are trying to get money from you.
I was impacted by a fire that started above my flat back in August 2024. I've been displaced since then and I am not scoped to be able to move back for the next year. There was a in-person meeting with the London Fire Brigade (LFB) on the 20th September 2024. The LFB had invited the Bromley MP Peter Fortune and the "responsible person" from Living City and Moat who they had spoken to over the phone. The meeting was also open to residents who could attend. Peter Fortune turned up, all of the LFB turned up but no one else from Living City, Moat, Avison Young or LandSec. It was a spit in the face (but unfortunately unsurprising) to us residents who attended the meeting. The LFB continued to contact them during the meeting but it was confirmed that they had "mislead" (or lied) that they would be attending the meeting.
It's unsurprising to me as whenever I've tried to contact them about something quite serious, I haven't had a reply. Sometimes I'll get a reply if its easy, like when I've had to make claims for insurance following the fire, however thats a rare occurrence as nearly all of the issues they contribute to or need to fix are not easy. So instead of dealing with them, they ignore them entirely.
The most recent example is that I am challenging the service charges. As I'm not able to live at the property that was damaged by the fire, my argument is that it would be unreasonable to charge me service provisions and under the law I there should not have to pay them. However, Living City have declined any response to me or to Moat who are acting on my behalf. It's now been over a month since I challenged the charges and Moat are still collecting money for Living City for services that I will not benefit from for the next year.
The way they conduct customer services is leading them to do things that are potentially unlawful, such as not replying to challenges to service charges promptly, which according to the Landlords and Tenants Act 1985/1987 must be responded to within a month.
All this being said, the reason it's not a one star review is because their insurance team who have reimbursed me for the temporary accommodation costs have been prompt.
If Living City see this, please reply to me or Moat so we can get the Service Charges issue resolved.

The worst service you will ever receive. They rip you off with higher and higher service charges every year and do nothing in return. I have written to all the Directors of LivingCity and not one response which speaks volumes.
£12,500 was added extra on top of our service charge for 5 residents to complete gutter roof repairs in a Grade 2 Listed building in West Didsbury. Our personal service charge for this year is just under 6K. No concierge, lifts or anything fancy and they keep increasing it. The buildings gutters are in disrepair causing major water ingress damage inside the building. A full repair was meant to be completed this year 2024, using the extra funds we are already paying. Now they are saying;
“The works required fall outside the scope of their management agreement in place at the development, and have not received specific instruction about the level of involvement regarding the proposed work to date.”
Utter lies, deceit and deception, they agreed repairs in writing in the service charge demand for 2024 and in emails. They even confirmed repairs would take place 2024 in the annual AGM. They take your money and do nothing in return. The board of directors of the development are just as bad by not having proper meetings with LC to approve the repairs to go ahead, the board are also complicit by letting this company get away with such dishonesty and poor management by the property manager at LC he lies in emails and has total mismanagement of the development.
Accounts are always delayed by months and shocking to understand, this way they get away with ripping you off. I have challenged them numerous times on their accounting. We are heading to the Tribunal courts to fight this. Their service is shocking do not use them as managing agents.
You will regret it and your service charges will double within year or two and if you need repairs they will totally fob you off and lie to you in emails. They continually go round in circles in emails so they don’t have to do any work. You call up and they say we will look into it and nothing gets done.
They have such poor communication skills, they don’t care about what they are managing and maintaining just increase and increase charges. I know that I’m not the only one on the development that feels this way. More people need to stand up to companies like this that do nothing but just take your money.

They don't respond to emails and when do majority are patronising.
Still waiting for an emergency light bulb after reporting as broken on the 1st January this year. Still waiting.. I asked how often the building checks were to identify problems like this. Every six months ! so not been done this year then.
Health and Safety charge on statement though.
Landscaping( very posh wording for a quick mow and trim) charge for a little bit of mowed grass and a few hedges trimmed. Ridiculous amount. £2000 for the few months they come each year.

incapable building management
Very low efficiency in responding to emails despite a couple of emails have been sent by myself and my estate agent.
Trespass of homeless and other resident occupying communal space with large item have been reported to the management team but no response from the team.
Very similar to the previous comment for this company, which one of the lifts has been out of order for few months. There was even one instance which both lifts were down. There were other residents with strollers who could not get into the lift from time to time as it was already fully occupied when only one lift is available.
Appalling service!

Living City - more like Living Sh****
Living City often leaves my building with no hot water (even in the middle of winter). The sewage system is so bad it makes the ground floor smell like sewage, and their customer service is so terrible I wonder if they take pride in being unhelpful and rude. The “emergency line” will leave you on hold for at least 30 minutes *every single time*.
All in all: Zero communication, charges through the roof, genuinely the worst management company I’ve ever had the misfortune of dealing with. If your building is managed by them you’re better off moving!

Being moved forward. We cannot exit mortgages. They cannot get heating and hot water bills out. They cancel meetings without notice. They are slow to respond and generally not a good choice to partner with. Actively looking to make complaints to the ombudsman after having given them repeated chances.
Incompetent. aka Living City.
Terrible communication, constantly cancelling meetings with leaseholders to discuss problems, increasing costs YOY (without any justification of calculations), whilst service quality reduces. Building has cladding issues which is already approved for Government funding but no updates or work for same begun. Generally just feels like a brass plate company for the freeholder company to hide behind. Do not ever use them, or if you are leaseholders, group together and get rid of them as the manager by complaining to the Ombudsman.

Services charges have been out of control now for years, with no empathy from Living City or their cohorts ‘elected’ directors.
Professionalism is extremely poor, communication non existent and a complete lack of sympathy for the plight of the residents.
The site manager at Victoria Mill, is about as bad as you can get. Emails and phone calls are never responded to.
Paul Atkins is as allusive as his staff.

If I could leave a minus star rating I would. Without a doubt the worst company I have ever had to deal with. Avoid like the plague. The service charges we pay are excessive and are double what we would expect to pay for sub-standard and incompetent property management. There has been an ongoing issue with heating and hot water bills, which has been going on for two years and they still haven't resolved. They continuously make excuses, delay responses, never see anything through and ignore requests. They should be ashamed of the services they provide.

Since Livingcity took over the management of the property they have increased the charge by over 50%, and what do we get for this extortionate increase...a worse service.
The building was once an icon in the area, not anymore...it's now more like a run down ghetto of a place.
It doesn't matter how ofter you speak with the building manager or director they just fob you off with excuses.
The inside of the building is infested with pigeons and there is pigeon excrement all over the inside of the building which has not been cleaned...the majority has been piling up for over 3 years!
The main entrance to the building is now a disgrace where they won't even keep it looking nice...just a pot of paint would make a difference but they can't even be bothered with that.
The walkways on every level within the property have not been cleaned since the take over of the building by Livingcity.
The latest one is they have split the service charge and building insurance in to 2 separate payments, presumably to make it look as though they have reduced the charges when in actual fact they have increased the costs yet again.
In addition they do not abide by their own Complaints procedure.
Also, either they do not pass messages to the CEO (Paul Atkins) or the CEO is sticking his head in the sand and refuses to engage with leaseholders.
If you have the opportunity...OPPOSE ANY INVOLVEMENT of Livingcity...believe me, there are far more reputable companies out there and you will be significantly worse of (financially and building upkeep) with Livingcity.

Professional scam
I live in a development managed my living city. They have increased the service charge by 30% per year since I moved in, without improving any services. As someone has already said, they are professional scam and fraudulent company.
Mickey Mouse property management
Where do I start with this Mickey Mouse company…… the fact that they increase the service charge every year by a percentage they tell you only for it to be far more when you get the bill (over 40% increase within the last 2 years alone), the fact that a simple maintenance job takes months to be fixed, emails/phone calls which are constantly ignored. I advise anyone that has living city as a property management to run away immediately and look at buying other properties. Utterly disgraceful behaviour zero professionalism. If I could leave 0 star rating I would sadly that option isn’t available. Only positive side is the concierge Namory who was here before they arrived.
Worst property management company ever
Worst property management company ever! Extremely dishonest, and unprofessional, takes ages for simple maintenance request to be repaired, the building is new but looks awful and unkept due to poor maintenance/ management. Water leaks and molding hole in the ceiling, water and heating often doesn't work and there are always unexplained charge increases. Staff are extremly incompetent and rude with an exception of Namoray, seemingly the only brains in that building.
I sustained an injury due to a broken stair noseing, reported the defect to Ray in management and it took months for it to be repaired. Managment failed to write an insident report and later denied there was ever a maintenance issue stating "maintenance issues are repaired in a matter of days." Complete Lie. Meanwhile, there has been a whole in the lobby ceiling for ages and it took months for broken tiles to be repaired in the lift.
I have lived here 2 years and have never been able to use one of the showers because the water is either completely hot or completely cold and often smells of sewage. The closet door in the bedroom is also defective and often doesnt open. The heating in my apartment didn't work for a full year with city management lying about the issue despite an electric technician evaluating and diagnosing the issue.
I have requested maintenance repairs for all of the above the day I moved in and a number of times after and I am still waiting for someone to rectify the issues. It literally took a year for someone to insall the spice rack in the cupboard. Ahem, supply the shelf for the spice cupboard. We had to installed it ourselves. I honestly don't know what city management is being paid for. The company is seemingly ran by crooks.

An absolute disgrace. Poor service, poor management, and outrageous increases to service charge for absolutely nothing to show. My service charge has almost doubled since living city have been in charge and the most recent 30% increase is an insult, especially when we pay for a disgraceful service. They should be ashamed. Robbing people of money!
