Avoid Mahne & Mahne like the plague

Zero starts!

Avoid using Mahne & Mahne as a landlord or tenant at all costs.

My experience with this company has been a total nightmare; one of the most stressful and financially damaging situations I have ever dealt with.

I have rented out my property since 2010 without any issues at all until Mahne & Mahne took over from the Letting Agent I was using.

As a landlord living abroad, I paid Mahne & Mahne to fully manage my property, collect rent and ensure both legal compliance and proper tenant care. Instead, I experienced months of negligence, lack of communication, and what appears to be a complete failure to carry out basic letting agent responsibilities.

Key issues included:

* Repeatedly ignoring emails, calls, and WhatsApp messages from me and my tenant
* Failure to provide up-to-date rental statements and accounts despite multiple requests
* Allowing serious rental arrears to build up without proper action or communication
* Failure to properly support or communicate with the tenant, leaving him confused about rent, deposits, and the tenancy process
* Failure to provide legally essential documentation, including Gas Safety Certificates that I had paid for annually
* Discovering that gas safety compliance may not have been maintained despite being charged for it
* Poor record keeping and apparent disregard for legal obligations
* Broken promises about sending documents and updates
* Ignoring requests for documentation from solicitors
* Out right lies about actions they had taken
* Complete lack of professionalism once problems began

The most upsetting part is that both myself (landlord) and tenant were badly let down. The tenant himself appeared confused, unsupported, and increasingly distressed because the agency had not explained basic tenancy processes or managed the situation responsibly.

This situation has caused enormous financial loss, legal costs, stress, and time away from my children while trying to resolve matters in the UK.

I genuinely believe this company should not be managing rental properties. Entrusting them with your home or tenancy could leave you exposed legally, financially, and emotionally.

I'm now in a situation where I am owed £4800 in rent arrears and my tenant won't move out because he is so upset with Mahne & Mahne's lack of management of the property.

If you are considering using Mahne & Mahne, I strongly recommend choosing a professional, regulated, and responsive agent instead.

Horrific incompetence

Is it possible to give zero stars?! This company is scary. They will not provide information requested as regards building fire compliance. They have total disregard to health and safety issues. It is shocking that they have not been shut down already. All they do is collect money but never complete their legal obligations. Zero transparency they literally never reply to phone calls or emails. Please can the regulator do their job and close Mahne and Mahne down.

AVOID - deeply concerning.

Horrific customer service - I was locked out at 12:30am because they changed the key code and didn't tell the residents what the new code was. As a woman alone, this was terrifying.

Visible neglect to the building with a rat invested bin room, flies everywhere and poor garden / communal area maintenance.

Avoid avoid avoid.

AVOID - Extremely Poor Management – Unacceptable Standards and Service

Our experience with this property management company has been consistently disappointing and deeply frustrating. The condition of the property has deteriorated significantly under their oversight. The bin store is infested with rats, and there is a persistent issue with flies and insects throughout the communal areas — all of which pose serious health risks and demonstrate a complete lack of proper sanitation or care.

Communal spaces and gardens are left unmaintained. Despite claiming to have an in-house gardening “team”, it is quite obvious they employ one individual called “Jonathan” who works on his own, and is used across their portfolio of properties hence the level of service gets minimal upkeep, if any, with no regular maintenance schedule. The property is visibly neglected.

Financially, the situation is equally troubling. We’ve identified inflated contractor charges, excessive service fees, and questionable brokerage fees for insurance policies — including documents with incorrect property addresses. When concerns were raised, only then were some charges reduced or refunded, suggesting we would not have received any resolution had we not challenged them.

Communication is consistently poor. It is difficult to get through to anyone in an emergency, and when you do, you’re often met with unhelpful or rude responses. Email queries frequently go unanswered, and basic requests are ignored or delayed for several weeks, before getting an AI response.

What’s most concerning is the lack of transparency and accountability. Routine maintenance that should be covered is instead treated as an “extra” cost, with fees added on without proper explanation or approval.

In short, they are completely unprofessional, dishonest, and incapable of managing property properly. If you value your time, money, and sanity, stay far away from this company at all costs!!
