Joe Starkey is an excellent block…

Joe Starkey is an excellent block manager. Accessible,hard working and fair minded, he's been an excellent intermediary between owners and provided full support in getting repairs attended to.

AVOID THESE SCAMMERS

If I could give zero stars, I would. This company has completely failed in their duty of care and basic property management. Our building has fallen into shocking disrepair.

The communal areas and gardens are neglected to the point of embarrassment. They pretend to have an in-house gardening team, but in reality, it's a skeleton operation at best — and it shows. Grass left uncut, hedges overgrown, and no regular maintenance whatsoever.

Worse still, they consistently inflate contractor and maintenance costs. We've uncovered invalid insurance documents with incorrect addresses, and been slapped with extortionate brokerage fees. It’s clear they are either grossly incompetent or willfully negligent.

Communication is a joke. Phone calls go unanswered during emergencies, and when you do get through, you're met with rudeness and indifference from a dismissive receptionist. Emails are ignored, concerns are brushed off, and any actual response comes only after persistent pressure — or worse, only when legal or financial repercussions are implied.

Fees are regularly overcharged, with hidden charges for “extra maintenance” that should be standard. Only after we pushed back did they issue partial refunds — which tells you everything you need to know. If we hadn't spoken up, we would have been silently fleeced.

This company is a textbook case of how not to run property management. They operate with no transparency, no accountability, and no respect for residents.

Avoid them like the plague. You’ll regret ever signing a contract.

Make it NOT Happen

MIH (“Make It Happen”) felt more like “Make Nothing Happen” during our time with them. In my view, their service amounted to:
• Questionable accuracy. They repeatedly provided information that, on checking, turned out to be wrong or out of date. Or didn’t respond at all.
• Opaque money flows. MIH acknowledged receiving commissions that weren’t itemised in our service charge statements, to puff up their annual fees, particularly around insurance; to me that lacks basic transparency, among other things.
• Responsibility dodge ball. Whenever faults or delays cropped up, the response was to shift blame to contractors or “the process,” rather than owning the fix, or attempting to resolve it.
• Fire safety limbo. Throughout our tenure, and so far as I’m aware, no meaningful progress was made on the contractual fire compliance tasks we kept flagging, few or no actions from our FRA reports were enacted, with no response as to why, even the most basic and important block requirements.
• Slow, costly follow ups. Months old queries from contractors and leaseholders are still unanswered, which has already driven up repair costs and building damage.
• Persistent unresolved issues. Several key defects logged early on remain open today.

Leadership style (my impression)
Matthew Sparrowhawk and Sarah Fisher appear to run a dated, paperwork light operation, stuck in old ways of working, that prioritises fee income over proactive property management.

If you’re happy to pay a managing agent mainly to collect service charge for a small, trouble free block, MIH might suit you fine. If you expect prompt communication, transparent costs or active compliance management, my strong recommendation is to look elsewhere, then actually make that happen.

(All of the above is my honest opinion, based on contemporaneous records that I’m prepared to share privately with any interested party.)

They done the job to my…

They done the job to my satisfaction.Terry made sure the work that was done to his high standard.
A few snags I found out afterwards that I managed to do.Overall happy with the work.

Run and find a different agent!

OMG - avoid this company at all costs! They are completely and utterly inefficient and unable to solve the most simple of problems. They need micromanaging every step of the way and in the end you feel like it would be easier to do it yourself. Really, RUN!!!! Go find an agent that is at least half competent.

responsive, experienced and dedicated

The business model in general is not easy - for an annual fee that would not buy you much anywhere else in the London service market (e.g. legal fees, doctors, cosmetics ...), they constantly have to manage repair emergencies in the middle of diverging interests and altercations amongst leaseholders and board directors etc. There is and always will be staff turn-over which is unpleasant but, in my experience, MIH managed to soften the impact with extra dedication. They are experienced and very reponsive.

Incompetent

Incompetent, lazy and arrogant managing agents with very bad manners and lazy staff.
The owner, a former incompetent agent herself, doesn’t even bother getting involved to resolve residents’ complaints.
The agents grossly violate GDPR, lie through their teeth to the residents of properties they manage and ignore the raised concerns. They take the liberty of spending service charges fees without consulting the residents, imposing useless additional services they, not the residents, want. At the same time, the agents consistently fail to deliver services they have collected money for. They also fail to report how they have spent the money for the undelivered services.
Stay away from them at all costs. Worst of the worst
ignoring the resident complaints, they only listen to the Residential Directors, who are not competent themselves and harassing their resident.

They do not do any repairs,, the most important for them is the Residential Directors who appointed them without consulting any of the Leaseholders.
Horrible, they know nothing and they do not care, they break all the company management rules.

Stay away from them and sack them immediately, if you can.

Such promise and then really disappointing

It all began well in Jun 2022 when we switched to MIH. We enjoyed 18months of good service from the Property Manager and then she left. It took MIH a month to tell us, they had no back up and the replacement also soon left. We then discovered they had no way of following up and their inhouse records were useles. We lost six months of service and the communication was awful. I think its a case of small company taking on more than it can manage. Deeply frustrating not to mention expensive and risky. STEER CLEAR of these guys.

Terrible, more in description

Small history on how responsible they are!

We informed MIH about a leak.
They instructed us to get it fixed and provide invoices and offers from other places.
They confirmed and instructed us to proceed with the renovation.
We completed the renovation and provided all necessary documents.
They obtained our payment information to process the payment.
When the process dragged on, I escalated the issue and suddenly they claim that the property manager made a mistake and now the landlord has to pay. I consider this nonsense and I am not concerned. It is unacceptable and highly irresponsible of MIH. Meanwhile, the flat's owner has already sold the property.

And MIH? NOTHING, the who thing has happened over a year ago and we are still chasing up and no re-action. Property manager and owner has changed meanwhile, so everything is reset! Lets see what they new group do.

Difficult to work in an environment…

Difficult to work in an environment setup as it is. High staff turnover. Dated setup which makes things harder to do.
Simple changes like franking machine for post, staff that assist with insurance claims and property transfer queries will save staff so much time
Concerns with compliance
Needs to have IT systems in place to automate tasks. Professional qualifications should be a must for anyone undertaking or managing properties or decisions
